Patumnak Soi 5 is a street with many bars and restaurants. It's therefore very noisy, which can be heard in the rooms. We're not particularly demanding, but the construction work on the first floor at such an early hour was too much. No one responded to our messages. This hotel guesthouse opened just 3 months ago, so everything is new, well equipped, in good operating order. The owner is French, his wife Thai who speaks excellent English, so communications is good..and the owners are alway on site and available. The price and location are excellent, so the value is exceptional. The smaller beach at the end of Soi 4 is much nicer than the nearest beach, more atmospheric, better atmosphere. Overall even though described as a "guesthouse" the rooms are as good as most 3 1/2 establishments. The owner even helped me to move with my luggage to my next hotel which was only about 600 meters away by using their private car to transport my luggage. Big restaurant on ground floor always very busy and you have to literally walk between the tables to get into the hotel. Just ridiculous. Shower head was broken. AC control for temperature did not work so had to get up and turn off the AC at night it got so cold in the room. Toilet seat was broken so it move around once you sat down. Bed was hard. Luckily I was able to move to the 1st. floor within a few days. Unfortunately they could not supply a hotplate in my room so I could make my own espressos. Watch out for mosquitoes! The free water was a nice addition. It's just the other side of the mountain from the pier and Walking Street and we found it convenient enough to walk . The street has plenty of conveniences , the beach is just at the end of the street but you are away from all the noise , traffic and pollution of Pattaya . We were very happy with our stay here .
