Located just steps away from vibrant Main Street, you'll enjoy seamless access to the best dining, shopping, and entertainment in the area, all while being nestled in a serene, private oasis. Upon entering the Empire Manor, you'll be captivated by the warm, inviting atmosphere, characterized by cozy remodeled mountain living. The spacious, open-concept living area boasts a cozy wood burning fireplace, perfect for unwinding after a day of exploration. The gourmet kitchen is a chef's dream, featuring top-of-the-line appliances, gleaming countertops, and an inviting breakfast bar. The adjacent dining area provides ample seating for memorable meals with friends and family. Each of the three well-appointed bedrooms promises restful nights in sumptuous surroundings. The master suite features a plush king-size bed, en-suite bathroom with a deep soaking tub, and windows that overlook town. The second bedroom offers a comfortable queen-size bed and an en-suite bathroom, while the third bedroom provides a bunkbed and easy access to a full third bathroom. As a guest at the Hidden Gem, you'll have the convenience of a private garage, in-unit laundry facilities, and complimentary high-speed Wi-Fi throughout the property. You'll also appreciate the added bonus of being just a short stroll from the ski lifts and numerous outdoor activities, making this the ultimate Park City getaway. This exquisite property promises an enchanting stay, where lasting memories are made, and cherished moments are shared. House Rules: 🕓 CHECK-IN / CHECK-OUT Check-in: 4:00 PM | Check-out: 10:00 AM (Mountain Time) Early check-in or late check-out must be requested at least 48 hours in advance and approved in writing. Additional fees apply and are billed in 30-minute increments at $50 per hour. 👤 RESERVATION HOLDER The primary guest must be 21 years or older, present during the stay, and accept responsibility for all guests and actions on the property. A valid government-issued ID may be requested at any time before or during the stay. 🔇 NOISE & OCCUPANCY Quiet hours: 10:00 PM – 7:00 AM (Strictly Enforced) per Summit County law and local HOA rules. No parties, events, or gatherings of any kind. Maximum occupancy is limited to the number listed in your reservation unless otherwise approved in writing, If the number of guests exceeds the reservation count without written approval, a fee of $85 per unauthorized guest per night may be charged to the primary reservation holder, and APRÈS may cancel your reservation with no qualifying refund. 🚭 SMOKING / VAPING Absolutely no smoking, vaping, or cannabis use inside or on property grounds. A minimum $500 fine applies for any odor, evidence, or damage caused by smoking. 🚫 PARKING & VEHICLES Street parking is PROHIBITED, unless otherwise noted. All vehicles must be parked in the garage, driveway, or assigned spaces. Guests are responsible for any towing, HOA fines, or violations related to improper parking. Many neighborhoods are actively monitored by the HOA and private security. 🐾 PETS & SERVICE ANIMALS Pets are only allowed at designated pet-friendly properties and must be approved prior to arrival. Non-service animals: $150 fee per stay of 15 nights or less. Undisclosed pets will incur a $500 violation fee. Service animals MUST be disclosed to host, PRIOR to arrival per ADA requirements; no additional fees apply to qualified service animals. Additional cleaning during your stay may be available for an added fee, or mid-stay cleans based on availability with 48-hour advance notice. Excessive mess left at check-out may result in additional cleaning charges. ♨️ HOT TUB / SPA USE (if applicable) No food, glass, or oils/lotions allowed in hot tubs. Children under 12 must be supervised. Misuse that requires draining, cleaning, filter replacement, or repair will result in a $450 fee (with documentation). Use of hot tubs is at your own risk. Guests waive host liability by choosing to use these amenities. 🔐 SECURITY CAMERAS & SAFETY Exterior security cameras may be present at entrances, driveways, or garages. Cameras are for guest safety, occupancy enforcement, and property protection. There are no cameras inside the home. 🗑️ TRASH & DISPOSAL All trash must be bagged and placed in designated outdoor bins. Bags left outside or on the ground (not in bins) may result in a $85 disposal fee. If bins are full, please notify us during your stay. 📦 MAIL / DELIVERIES Mailbox access is not available. Well stocked kitchen, comfortable beds, clean with exception of master bath. Lots of hair in tub. Good family area with ample space for everyone to sit and visit.
