This beautiful spacious home is conveniently located in Old Town Park City on Empire. Home has private parking and can accommodate up to 10 people (including kids). Limit of 8 adults over 18. No exceptions. Please respect this limit when booking rental. Our home is a two block walk to Main Street, the Park City Mountain Base, and the Town Lift. (@ 0.30 miles in either direction). The property is on Empire Ave near 10th street. It is also close to the Library, which is a Sundance Venue and stop for the free city bus. The house has four generously sized bedrooms and four bathrooms. Three of the bedrooms have their own full private bath. The fourth bunk-bed bedroom shares its full bath with the main living space. Bunk-bed room also has a cute platform double bed. A queen size Aerobed blowup bed is also available for that room. The home's windows are well placed throughout the house offering natural lighting throughout to compliment the modern light fixtures. The house has radiant floor heat and a 7 person hot-tub purchased in 2023. The driveway and sidewalk have a working snow melt system and inside the garage we have a brand new spacious boot and glove dryer. The driveway and garage can hold a total of four cars (two inside, two out). Extra large SUV rentals will not fit inside garage. On the lowest floor, there are two master bedrooms with king beds. One master has a small sitting area in room as well. That master also has a fireplace, Jacuzzi spa tub, and large walk in shower. Each of these rooms have large closets. Each of these rooms have a heated mattress pad that keeps the bed nice and cozy on cold nights. The third bedroom on its own level is also large with a king bed, its own bathroom (shower /tub combo) and a fold out sofa (purchased in 2023); This room has a spare computer monitor, printer and office chair to work comfortably. Closet space is ample. Another bedroom (on the highest floor) has a bunk bed set, and a full size platform bed. A queen blowup bed could also be used on that floor as there is enough space. That bedroom uses the fourth bathroom in the house that has a toilet, sink and stand up shower. In addition, we can offer guests a high quality pack and play, high chair, and booster seat (for eating). The home is lightly rented a few times a year. It was remodeled a few years ago. The kitchen area is spectacular. We will have an abundance of useful kitchen items beyond the basics including a slow cooker, large sized rice cooker, full sized toaster oven, Cuisinart, indoor and outdoor grill and waffle maker. Guests love our kitchen including a well stocked pantry. The main dining area can seat 10 comfortably across three adjacent spaces. There is a main dining area (shown in the photos) which easily seats 6. There is seating for 3 at the kitchen island and the breakfast table by the front door can seat 4-6. We have a great property manager who can help with many of your private needs on a separately negotiated basis (groceries upon arrival, extra cleanings etc). NOTE: WE WILL NOT ACCEPT RENTALS WITH MORE THAN 8 ADULTS. UP TO 10 PEOPLE WILL BE CONSIDERED IF THE REMAINING 2 GUESTS ARE UNDER 18. PLEASE DO NOT BOOK THIS HOME IF YOUR PARTY IS ABOVE THESE NUMBERS. The modern kitchen has all the appliances you need, the pantry more well stocked than any VRBO I've been in, multiple tables for handling large parties, big TVs in both the living room and the bedrooms, a great split-level layout, fast wifi, ski boot heaters... I could go on, but suffice to say it's all strongly positive. Even better, though, are the host and property managers. The host sent invaluable tips before the visit: not just where to get good food and where to store our skis at the mountain, but even detailed suggestions for our ski days: suggestions for where to ski, how to explore the mountains, and more. My entire group felt well prepared and supported before the trip, and this continued throughout the visit whenever we had a question. There was an issue with the city electricity during our visit (having nothing to do with the house), and both the host and property manager were on top of it, including an after hours visit to the house to understand what was happening and give us support and visibility into the city's repairs out on the street. In short, the property was perfect and the support we received from the host and the property manager was astounding. If we ever come back to the area, I can't imagine wanting to stay anywhere else. ##### Bill P. Gave us lots of advise on what to do, where to rent, which restaurants to eat at, how to get the best deals, etc. Felt very comfortable renting from her. Even before we got to the place, we were in touch. She even checked in while we were there. The house was great. It was very clean. Very spacious for our 2 families. Walking distance from the slopes as advertised. We did have a challenge with a slow drain. Spoke with the property manager and it was fixed the very next morning! The house is in great shape and was very clean on arrival. The kitchen is well above average as advertised and is equipped with everything you need. All the bedrooms and bathrooms are spacious with good bedding including two bedrooms that have heated mattress pads, good for chilly nights. This house has such a cozy feeling yet is very spacious. We also found the home super convenient, perfectly centered between the shops in town and the PCMR base. Dealing with the hosts Anna and JIm and their property manager were a breeze. We had one minor unexpected bad luck issue due to extreme cold weather during our stay. The home owners when alerted were immediately on top of the issue and within 24 hours the problem was fixed. We would highly recommend this home to others looking to stay close to BOTH base and town. You can see the ski resort parking lot from their home. The owners are absolutely wonderful hosts! They are very welcoming and helpful and throughout the process will make sure you have an exceptional experience. We will definitely enjoy staying here again in the future! ##### Kathleen D. We rented 1024 Empire and LOVED it. The location is perfect - in the heart of Old Town a few blocks from the town lift. At the end of the ski day you can get about 1 block away from a residential access run - then it's a downhill walk to the house. The coordination with the owner was flawless. We especially liked the keypad door lock that had our own code activated prior to arrival - this made our 'check-in' painless. The house is gorgeous - with multiple bedrooms on different levels of the house. The master suite on the lowest level has a large bathroom, enormous walk-in closet, etc. Having stayed in several homes in the Old Town area, this property provided unusually panoramic views of the surrounding mountains/town. The double garage and wide driveway is also unusual for this area of town where homes tend to have single, cramped garage spaces. One small thing that was unexpectedly popular was the boot dryer located in the garage - a nice touch - that could handle about 10 pairs of boots. Two families of four spent an extended Presidents Day Weekend at Anna and Jim's beautiful home! The house is laid out perfectly and allowed generous space for everyone to hang out and also enjoy some quiet time, if they wanted to. Three king sized beds and a bunk room, all with the most comfortable beds ever! We all slept great! Anna was so easy to work with and provided all the information we needed to make the most of our stay. The house had all the comforts of home and everything was in great shape. There were also garbage bags, ziplocs, tin foil, laundry pods, etc. there so we didn't have to buy every single thing for our day-to-day living needs. And although we didn't have time to use the waffle maker and slow cooker, it's pretty rare to find that stuff at a rental. Being able to walk to both the lift at the base of the mountain and also to main street in a matter of minutes made it so much easier for us too. We couldn't have found a better house in a better location and look forward to coming back again soon! You can tell they really take pride in their home and want you to enjoy it as much as they do. ##### Erin R. My husband, daughter, son-in-law, and I all thoroughly enjoyed our stay from December 26, 2015 to January 2, 2016. The home is very conveniently located for those who ski (everyone else in my family) and those who don't (me). The skiers walked to the slopes, while I walked to Main Street (and beyond). The home is immaculate and modern (i.e., up-to-date) and ideal for multi-generational families (or multiple families). The main living area is wonderful for gathering (and family meals), while the several levels afford privacy (and quiet, for families with children). My daughter and I both love to cook, and the kitchen is the best equipped one we've ever rented, complete with a food processor, slow cooker, and even a crepe maker. What we found truly remarkable is how warm the property was even during record breaking cold (below zero) temperatures, at least in part because the floors are heated. The master also has a dual control heated mattress pad which I loved so much that I have ordered one. Most important to us, this is a true vrbo - we dealt directly with owners Anna and Jim - who could not have been more accommodating, responsive, or generous. (Unlike other properties we have rented, where we fumbled around for days or had to call the property manager, there is a "how to" manual which covers and explains everything.) My family and I have been coming to Park City almost annually since the late 1990's, and we all agree, this is our lodging of choice.
