Updated! Private Beach Service & Bikes Included! The sparkling blue green water of the Gulf beckons from the moment you open the front door. Follow your instincts and head straight to the jaw dropping gorgeous panoramic view from the balcony. Starting 10/20/25 the resort will be doing a balcony project, during this time there will be workers present on select balconies doing work during the hours of 8-5, the work at times can be noisy, also the parking lot will be affected at times as well. In addition to the pictures, please see the 3D Tour located on the “TOUR” tab above. Mistral 22 was completely renovated in 2025\. The new kitchen includes Taj Mahal Quartzite counters and backsplash, new soft close cabinets, a drop-in induction cooktop, new ZLINE stainless appliances, Kohler brushed brass fixtures, 4 bar stools, and is well equipped with everything you need including Henckels cookware and knives, Keurig K-Dou single serve & carafe coffee maker and Ninja blender. The living room includes a large sectional sofa, 65” Samsung smart TV, vaulted ceiling and wall to wall sliding glass door and windows with incredible views of the Gulf. On the balcony is a high-top table and 4 swivel pub arm chairs with panoramic views up and down the beach including an unobstructed western sunset view! The upstairs bedroom includes a Bernhardt Tribeca king size bed, 55” Samsung smart TV, vaulted ceiling with clerestory windows, built-in closet and a new desk & chair (not pictured). The upstairs bathroom includes a Taj Mahal Quartz double vanity, La Marca Calacatta Paonazzo honed porcelain shower, Kohler brushed brass fixtures, and a separate toilet room with pocket door. The downstairs bedroom includes a Bernhardt Sawyer king size bed, a 55” Samsung smart TV and built-in closet. The downstairs bathroom has a Taj Mahal Quartz vanity, Roca Kit-Kat tile shower, Kohler brushed brass fixtures, and a new LG stacked washer and dryer. In the hall there are two bunk beds with removable railing and stairs (pictured with & without). New shiplap and trim were added throughout, as well as new Resolve Coastal Oak floors throughout. The beach in front of Mistral is private and for the exclusive use of Mistral guests. Included in your stay is a complementary beach set-up that includes 2 chairs and an umbrella. To get to the beach simply walk down the stairs and follow the walkway on the first floor around the side of the building and down to the private beach. For your convenience, there are showers and hoses located on the platform near the top of the stairs from the beach. Additional chairs and umbrellas can be arranged for an additional fee. Kayaks and paddle boards are available to rent, and bonfires can also be arranged, all through La Dolce Vita. Also included in your stay are two complementary bikes. The Timpoochee Trail that runs the entire 18-mile length of 30A runs right in front of Mistral. Alys Beach is 1 mile, and Rosemary Beach is 2 miles to the East. Watersound and The Big Chill are 1 mile, Seaside and Watercolor are 6 miles, and Grayton Beach is 8 miles to the West. Publix and Starbucks are located 2 miles away via South Watersound Parkway. Additional bikes can be arranged for an additional fee through La Dolce Vita. Please note: Mistral 22 is on the third floor, and there is no elevator. Only one car is allowed per unit. A parking pass will be provided at check-in. No pets. No parties. No smoking or vaping. You must be at least 25 years of age to rent this property. It was our first time to the area and we weren't sure what to expect. The condo was comfortable and not too small. All 6 of us fit well. My kids slept on the pull out couch, the top bunk bed was a little small for my 11 year old. The bathrooms were very nice and luxurious. We cooked many meals in the kitchen and it had everything I needed. The neighborhood was quiet and I felt very safe. The beach was beautiful and not crowded. Be prepared to climb lots of stairs. This was kind of a plus, it was like getting in a mini work out, going from the beach up to the 3rd level. Our parents had no issues, the stairs are solid, just a lot of them. There are many delicious restaurants and cafe's with in 10 minutes and Publix was nearby too. We would definitely stay again and would recommend it to family and friends. ##### Vanessa H. The private beach for the condo only is fabulous. Beach is never crowded. Even on a holiday. I was extremely pleased with the price. The condo is exactly as the pictures shows. It would be nice if the patio furniture was bar top height as you could enjoy the view much better. I took one of the bar stools from indoors to the patio and enjoyed the view immensely. For the most part, we enjoyed our stay at this condo. The only problem I had was the downstairs bed and the sofa in the living room are not comfortable at all. After climbing all the steps from the beach and then to the condo - it would have been better to relax if the furniture was more comfortable. The downstairs bed squeaked when you made the slightest move and the mattress was not comfortable at all. The lighting in the downstairs bedroom was not bright at all either. That expectation was ton of stairs,a slanted deck, and next to building was a public beach access. We went up and down everyday without issue, we spent a ton of time on the sloped deck, beach service attendant helped manage the beach area keeping kids and tents off to the side. The unit had great ceiling fans, beds were great, shower/water pressure was perfect, washer/dryer were brand new. We enjoyed our stay! ##### Christopher B. Had some check in issues with the door code not working and then when I went to get beach service I was told this unit did not have it (stated it clearly on listing. The office got the code working and even after calling and being told this unit didn’t have beach service, they attendant took care of the customer. The major issue I had was with the balcony!!! The slant is so bad I was afraid to walk and sit on it. The biggest part of the beach for me is being able to sit out in the mornings and at night on the balcony. This year I could not. The view was great from the doorway though. This really was a downer. The condo is nice though and set up well. The spiral staircase to the master loft is a bit tight but the master was great. Especially the bathroom. Fix the balcony and you will have a top spot! ##### Travis S. Great size for 2-4 people. Only down side is the complex doesn’t have elevators so hauling luggage up to the top wasn’t fun. ##### Ronda V. Neither of the door codes worked and the customer no service that answered the phone was zero help. Need to have people that speak clear English on the other end of the phone. My husband finally was able to contact the property management for a new code but we stood in front of the door for over 30 minutes with out luggage in the heat. ##### Shannon S. Four adults and two kids were a perfect fit. We biked every day and found a bunch of fantastic restaurants and shops within biking distance. Beach was amazing and plenty of things to do when the weather didn’t cooperate. Would love to stay here again. ##### Kurtis B. Kitchen is well stocked with all appliances and the bathrooms are incredible. Master suit is great, looks like one out of a magazine. Guest bedroom and bathroom are very nice as well. Unit also has a new washer and dryer. Would stay here again! ##### William G. We have traveled for over 10 years and stayed in many properties along 30A. From homes to condos, this was the best condo yet. Great access to the beach, clean property, bathrooms are beautiful, they maximized the space of the condo, and the management were very response and helpful.
