You simply can't beat the location of Costa Verde Cottage in Rosemary Beach. Not only are you a short walk to the town's center and beach accesses, you are located right on East Long Green Park, putting you in the heart of community special events. To enter, you walk through a garden entrance, along a boardwalk. and into the fenced-in courtyard with private pool. Stepping inside, you're greeted with a panel of Audubon-painted coastal birds in the elegant foyer, which also features a wine refrigerator and wet bar for easy access from the pool. four bedrooms are all located on the ground floor, leaving upstairs for lounging – which you'll want to do plenty of thanks to expansive vaulted ceilings and wall-to-wall windows that flood the space with natural light. French doors open to the covered balcony, which offers a birds-eye-view of events like the Rosemary Summer Concert Series or weekly farmer's market.  
  
Pool Heating: Pool and spa heating is offered at an additional cost from October through April. To ensure safe and effective operation, pool heating is only available when weather conditions permit. Heating is not available when outdoor temperatures are consistently below 50°F or above 80°F.  
  
Community Amenities Rosemary Beach creates the feeling of luxury both inside and outside of your home. Your days will consist of leisurely strolls and bike rides through the four streets of the community to one of the most beautiful beaches in the world. Sparkling emerald water and sugar white sand await your family's long lasting beach memories. Guests of all ages will enjoy the various boutique shops and phenomenal dining venues on the popular Rosemary Town Square. When you are ready to explore more of 30A, you can hit the bike paths to visit neighboring communities such as Inlet Beach, Seacrest Beach and Alys Beach.

Parking  
Costa Verde Cottage has designated parking for 2 vehicles in the driveway behind the home on Bourne Lane. Only 1 parking pass for community parking is allowed for this home per HOA.   
  
Parking in the Rosemary Beach community may be challenging. Not all properties have designated parking. Please keep in mind, properties with designated garage access may not accommodate larger vehicles. Permitted on-street parking is available on a first come, first served basis. On-street parking is only permitted if your car is parked in a lined parking space with a valid parking permit/hang tag. Tags are limited to a certain number for each home. Proximity to your property is not guaranteed. Permits/hang tags are not required for vehicles parked in private garages or driveways. The Rosemary Beach Property Owners Association strictly enforces all parking regulations. 30A Cottages will not be liable for any fine or towing expense incurred by any guest staying in, or visiting, your home.   
  
Reservation/Booking Policy  
\*\*\*The cancellation policy and terms of the 30A Cottages & Concierge Vacation Rental Agreement emailed to you at confirmation override any terms and policies from a third-party booking site such as VRBO.com, HomeAway.com, or VacationRentals .com. We are not able to reimburse any additional service fees incurred for online bookings outside of our company website since these fees are charged by a third party. We do not offer 100% refund for cancellation at any time after the booking has been processed. A 5% cancellation fee will be charged to cover credit card and document processing for all cancellations.

\~ Pets Not Allowed (Excluding certified service animals only. If you are bringing a service animal, we ask that you notify us in advance and provide proper documentation so we may coordinate appropriate housekeeping after your departure)

What a fantastic location and home for our weekend getaway! The only negatives were a gas smell, probably produced by the 2 gas lanterns that were not lit on the property, and the pool cleaning schedule was a little off for our stay (he showed up the day we checked out). The space and layout of the home was wonderful. Thank you for the opportunity to enjoy the beautiful beaches and fun town.

#### Left Disappointed

Fifth time staying at this house. Location and layout are hard to beat. Here is my issue with this place. There is a big disconnect between the amount of money you are spending and the level of service that the management company is willing to provide, when it comes to the preparedness of the home. Here is what I mean. Arrived on Saturday to a house whose key pad had gone dead, because it needed a new battery. Thermostat downstairs was beeping because it had a low battery. Pool had multiple limps, leaves, and even a plastic bag in it when we got there. Weeds covered the bottom of the fence line and multiple weeds were coming up through the pool decking. Key card for the beach was broken in two. Let the management company know about it (when I probably should have just put it in the basket and they never would have known about it) and they charged me for it because I did not have a time stamped photo of the broken card. A lot of the towels were torn and frayed. Upstairs balcony doors would not lock. Ice maker was broken. Cabinet doors would not close and unless you were drinking wine you were out of luck as there was only three short glasses and four tall glasses for a house that advertises it can accommodate ten people. Am I saying not to stay here...No, but I want to warn you against setting high expectations. I know management will say "you should have let us know"...procedures should be in place to make sure the property is inspected before we arrive.

#### The BEST in Rosemary!

Having stayed in Rosemary many times, this house is by far our favorite! Beautiful home, great location, large backyard space with private pool plus 4 bikes. It really has it all! The kids loved being next to the large green space in front of the home - the perfect spot for playing sports - while the adults enjoyed morning coffee and people watching from the upstairs porch. Highly recommend Costa Verde!

#### Short walk to beach.

This home is in a wonderful community. Only a 5 minute walk to the beach. The home is wonderful but if you have people who have difficulty with stairs, know that the kitchen and living room are upstairs. Cleanliness could have been better. The beds were not very comfortable….very firm. Some of the outdoor chairs were old and falling apart. Other than that, this was a great home. I would stay here again. Rosemary is my new favorite area in Florida!!

House was beautiful and in the absolute perfect location. You could people watch on the 2nd floor balcony, then you have privacy in a huge back yard which is very unheard of for Rosemary Beach area. There were no carriage houses looking down in your back yard. We will definitely stay here again.

#### Great location with some concerns

Our family spent a week at the Costa Verde home over the winter break. We love Rosemary Beach and have vacationed here several times over the years. This home has a terrific location - we really enjoyed the close proximity to the heart of Rosemary Beach and an easy walk to the beach and shops. We also loved the private pool which was lovely, and we appreciate working with 30A Cottages who are always very responsive to questions and concerns. We love renting from them! However, the home is going through some renovations and we were not aware of this at the time of booking the rental. We arrived to find missing cabinet doors in one of the bathrooms, missing frame to the front door, a random pipe sticking out in the kitchen, rotten wood outside on the walkway, a broken washing machine and sadly a dryer that broke during our stay. 30A Cottages fixed the washing machine on our first day, came out to fix the fans in the bedrooms and dry our clothes. We truly appreciate their assistance! The home also lacked several amenities that we've enjoyed in other homes, such as card games, board games, books, movies, sand toys, lawn toys, etc. We did not allow any of these details to put a damper on our vacation, but think it's important to let future renters know that this house needs some TLC that hopefully the new owners will be able to give.

Beautiful cottage and perfect location. Really enjoyed our stay. The downstairs floors in multiple rooms had sand on them when we arrived. A bit disappointing given the high cleaning fee. Other than that the property had everything we needed for a comfortable stay. Dryer requires long time even on high heat setting.

We loved our stay at this house. The location was perfect for all of our family activities (beach, tennis, Sugar Shak, farmers' market, etc.), and we loved having the pool and grill in the backyard. Property managers (30A Cottages) communicated frequently and kept us informed prior to and during our stay -- easy process and very friendly! We would definitely rent this house again.

We loved our stay at this home. This is our 3 time staying on 30A and this is the only house we said we’d ever rent again. Our kids are 4,8,11 and it’s perfect for them to come back in the afternoon and swim after a Long Beach day. Only change id make is if possible to add an outdoor shower to rinse ourselves off and items off before going inside. We’d rent again ASAP!!

#### Comfortable and spacious

Really enjoyed our get away - had grandparents, ourselves, and two young children. The home was spacious, and we truly could have had another family with us! This was great for us with little kids. The pool was wonderful and we used it everyday, between beach trips. Kitchen is well stocked, we had all utensils to bake and cook, and there is plenty of counter space for groceries and a full sized refrigerator. The walk to the beach is easy. There can be some road noise in the morning hours on 30a, but it wasn't very noticeable/bothersome.
