We purchased this spacious Panama City Beach vacation rental condo a few years ago so that we could have a home at the beach that we could share with our family and others. We selected Unit 1609 because it is very spacious and offers incredible views of the beach. Our condo is a two bedroom two bath beach residence with a bunk room that sleeps up to 8 comfortably because all the rooms and the living area are quite large. One thing you’ll notice right away is that the balcony views of the world’s most beautiful beaches are spectacular. In the morning, we like to bring our binoculars along when we come so that we can enjoy our morning coffee while we watch the dolphins playing in the gulf. Since we spend time here ourselves, we’ve made this that this condo is decorated for maximum comfort. We wanted to create the feel of a home at the beach. For us and our guests. We’ve even included free beach service from March through October! We hope you’ll have the opportunity to enjoy some of the unique features of this wonderful beach environment: Starting 8/18 until mid October 2025, the resort will be doing stucco work on all balconies, elevator modernization (2 elevators will be shut down while the others are up and running) until 5/18/2026, and during the early and late fall they will be working on the garage, which will have some noise and some partial closing of the garage area. Balconies will be closed in the 07-11 stacks from 9/9-9/18 during weekdays from 9 am to 5 pm. Guests will not have access to the balcony during these hours. The East pool will be closed 10/13-10/31 West pool will be open for guests to use during this time. From the moment we arrived, we were greeted by stunning views of the ocean right from the living room and bedrooms. The property was clean, well-maintained, and equipped with everything we needed for a comfortable and relaxing vacation. Our stay included two adults and five children ages 9-18, they all enjoyed it with plenty of spots to sleep. It included a twin bunk bed, a queen bed, king bed and a pull of sofa sleeper. The location is unbeatable—just steps away from the beach, which made it easy for us to enjoy morning walks, swimming, and sunset views every day. The balcony was our favorite spot to unwind with a cup of coffee in the morning or a glass of wine in the evening. The host was responsive and attentive, providing clear instructions and helpful recommendations for local restaurants and activities that you’ll find in a binder located in the room. Having a well-stocked kitchen, laundry room, fans, etc… made our stay even more enjoyable. The condos have two pools that overlook the ocean and a great little bar/grill that has the most amazing adult drinks! We highly recommend this property to anyone looking for a perfect beach getaway. The only real complaint that I have/ had about it was the cleanliness. When i first walked in I was surprised with how nice the room is but when we started looking closer throughout our stay, we realized that the cleaning service fee is too expensive,considering that the floors/baseboards are filthy. It wasn't from just one bad cleaning, it was leftover from several times . The tub in the master bath was dingy(the wife said it looked like someone had done a spray tan in it) I don't know, but scrubbing bubbles cleaned it up fairly well so no biggie but it still sucked to have to clean while on vacation. The master bath also also had what looked like soda on the baseboard and wall, but the main thing that let us know the cleaning service worker wasn't doing their job was the shards of glass all over the tile floor and on the sink. We found that after my 1 year old granddaughter had been crawling on the floor, (my son and his family stayed on the 19th floor) luckily she wasn't cut but it was still scary nonetheless. The balcony sliding door track looked like it hadn't been cleaned in.. well.. ever. It was very hard to open and close but not a great big deal. I promise that it is a great condo other than those few things. I would absolutely stay again!! The $40 parking was a little steep when we had 5 vehicles(cars&motorcycles for Thunder Beach Week). We loved the resort amenities including the 2 pools and easy beach access with complimentary lounge chairs and umbrella. We were disappointed with the cleanliness of the unit though. It wasn't just terrible, but it seemed obvious that the cleaner rushes through... hairballs in the corners of the bathrooms, smudges on the fridge, super dirty baseboards throughout, floors hadn't been mopped in a while and the couch had what we decided to call "milk stains". We also didn't think that the 1.5 rolls of toilet paper were adequate for a family of 5 staying 4 nights. I would not necessarily recommend AGAINST staying here, just be aware that you'll likely not be welcomed by a meticulously clean unit. ##### Marc N. One of the elevators ended up being out of order and there were long waits sometimes, but not all the time. Plenty of room for my family and my daughters friends who came along for their senior trip. Great views from balcony. On my last day I walked out in the balcony to see someone fishing had caught a shark! At least 3 feet, maybe 4\. So exciting! And we were within walking distance to so many restaurants and attractions that it saved us a lot of gas! Would definitely come back. Only complaint is that they don’t allow vaping anywhere OUTSIDE at the property except at a designated location. They don’t even want you to vape on your balcony. We don’t smoke cigarettes, just vapes, and I was a bit confused by it since it wasn’t allowed outside, but rules are rules. Be sure to bring your own knives/scissors because the knife block is in desperate need of replacing. All appliances that we used worked great (oven, microwave, washer, dryer). We grilled out one night and the gas grills provided in the grilling area worked good and there was plenty of room to spread out what you needed (food, tools, etc). I was afraid being so close to pier park that the beach would be crowded, but the location is great and the beach wasn’t ever overcrowded. Everything was excellent except we had very small, fast moving bugs that looked like ants. I called and left a voicemail with maintenance on Wednesday. He left me a message the next day that said he would forward my message to HOA. I never got a call back. The bugs were mainly in the living room and on the balcony. ##### Debra H.
