ABOUT COWLITZ MANOR HOUSE

The Cowlitz River flows from glacial snowcap of Mount Rainier, and over the eons has helped create a lush, beautiful river valley that has drawn travelers for generations. Along its banks near its Rainier headwaters sits Cowlitz Manor House, a modern masterpiece of a luxury vacation home.

Built in 2017, no expense was spared to make this home the perfect base for the skiers, hikers, hunters and fishermen that the Rainier wilderness draws year round. You could call this home a cabin but with its expansive interior and views, it certainly deserves to be called a Manor House.

By sharing a waterfront park with its neighbors, the home can boast a firepit, log seats and horseshoes as well as access to the river itself, just across the street from the front door and the two car garage.

In the garage (aka the game room) you'll find a ping pong table, a foosball table, a TV, a card table, and a couple of couches to relax on, one of which folds out to be a sleeper sofa. The doors can be thrown open to create a lovely indoor/outdoor recreation area with easy access to the riverfront.

The home's interior is just as full featured as its exterior: The main room located on the second floor is an open concept kitchen-dining-living room, and spans the length of the property from the large window looking out over the front deck to the river, to the back deck looking up at majestic Butter Butte, an offshoot of Rainier itself. This beautiful room also boasts a sleeper sofa.

In addition to the two sleeper sofas, there are two bedrooms, one on the main level with a king-sized bed. And the second is accessed via the garage (aka the game room) and includes a full-over-queen bunk bed and ensuite bathroom.

Both decks have comfortable chairs and couches from which to enjoy the views and the front one offers both propane grill and firepit.

Speaking of food, the kitchen is a chef's dream come true. A knotted wood sliding barn door opens up to a walk in pantry (which you can stock on the way in at the grocery store in Packwood), the granite counter tops and gas stove give cooks the space they need to prepare a truly grand spread, and a four stool island/breakfast bar is the perfect place to serve it.

If it's a cold winters night, the cabin of course has heat (and a fireplace surrounded by cozy couches and topped by a large flatscreen TV), but the hot tub below the back deck is the place to go to really get warm and relaxed after a day on the White Pass slopes or hiking the many winding trails of Rainier National Park. And should you happen to be there on one of the 90 degree days that Packwood can experience in the summer, the manor is kept perfectly cooled by a heat pump system, not a common feature in the Pacific Northwest.

Up to two dogs are welcome with our standard per dog, per night fee.

Packwood is just a few minutes from Mt. Rainier's Steven's Canyon entrance, where you can hike the trails, enjoy the scenic views or look for wildlife.

The town offers some exciting fun, as well, whether you're looking to relax or just escape the city life and soak up the quaintness of a small town.

Here, you can enjoy flea markets and a variety of shows, ranging from automobiles to arts & crafts. During the colder months, Packwood has a Christmas festival plus a winter carnival, both of which attract everyone who wants to indulge in a little holiday-spirited fun.

We know that booking a rental property home for your vacation can be unfamiliar territory for some, while others know their way around it. We are available to assist you every day of the year if you have any questions or concerns before, during or after your visit to our home. We have on-site property management available 24/7 for anything concerning that may arise.

MANAGED: This managed property needs good guest behavior and adherence to instructions, rules, terms, conditions, and requires online registration, accidental damage protection, and electronic signature before final booking confirmation, or you may cancel before proceeding at that time. Phones open 9am to 7pm every day. IF dogs area allowed, there is a quantity and weight limit, with a per-day, per-dog fee. For security, there may be outwardly facing security cameras, capable of constant recording depending on staffing. There may be interior decibel meters to report excessive noise. To allow enough time for full cleaning, check-In time is 5pm and Check-Out is 11am. Bookings over 29 days are with Prospera Property Management.

Overall it was a satisfactory stay. Beds were very comfortable, area was quiet, view and proximity to Packwood was great. I do think it should be clarified that the second bedroom is in a room off the garage with concrete floors. Therefore a deadbolt door and full floor is between you and second bedroom. Something parents of young children may want to consider. The kitchen was missing a colander and baking pan. We made pasta and had no easy way to drain the water. We purchased a loaf pan at the local store and left it there for future use. Additionally the bathroom towels could be updated. They were old and bleach stained. We had internet or tv speaker issues on and off at night. While watching tv the sound would just stop and then come back a few minutes later. Check in was smooth. Communication with property manager was satisfactory.

We had a wonderful stay at Cowlitz Manor. The location and view along the River was absolutely beautiful. We did have an issue at check-in to find that the place had not been cleaned after the lasts guests (which was not ideal the day before our wedding) but the property management company was responsive and went above and beyond to personally come out to clean the property themselves and were wonderful at communicating with us. After that initial issue everything else was wonderful and we wish we could have stayed longer. Great location, nice amenities, and the perfect home base for exploring Mount Rainier. Thank you for helping to ensure that the property was pristine for our stay.

FILTHY HOUSE! UNSANITARY. DISGUSTING.Extremely disappointed..we’ve never left a bad review before…several attempts to resolve this privately were ignored.Even with their very late check-in time of 5pm, the house clearly hadn’t been cleaned. Everything messy/dirty and in disarray. Dust, dirt, dog hair, crumbs, human hair and grime in the bathroom, trash unemptied, still-wet spilled milk on a table, random trash everywhere—used Kleenex, used floss stick, food wrappers, pizza box, someone’s pipe, old shoes. TV soundbar was dislodged, fridge way too warm, freezer would not freeze, no paper towels or dishwasher tablets. Outdoor areas equally neglected: broken screen door “repaired” with scotch tape,. The master bed had hard, sticky clumps under a pillow. Mop, vacuum and cleaning spray left out as if for us to clean up, which is what we ultimately had to do.On the second day, our daughter woke with a bug stuck to her scalp…later found dead bugs in the bathroom...that was when we left—2 days early.VRBO pictures are very misleading..they show 3 bed setups (king, queen, bunk), but there’s no queen. More to say but limited to 1500 characters! We reported everything immediately, received a small refund (less than one night), and were told to call “customer service”..never responded after multiple attempts. The management guy told us, “just write a bad review.”Owners: we tried to resolve this privately! Your home was not clean, not as pictured...lack of support was unacceptable.

Beautiful home and Stunning setting!

Cowlitz Manor was what we hoped for - perfect for our family of 4. The house is as beautiful in person as it is in the photos. The beds were incredibly comfortable! Being on the Cowlitz river and being to cross the road and walk up to it as well as the view from the gigantic balcony and outdoor couches made for a soothing stay. The drive to the town of Packwood was super easy too as was our hike to Lake Packwood (highly recommend). The accessibility to Mt. Rainier Park (we visited Sunrise and Paraduse) were easy drives too. In short, highly recommend!

Clean and great communication

There was a little confusion about the sleeping arrangements, but we were able to make it work for our crew. There are 2 bedrooms, one with a king bed and one with a double on double bunk bed. Plus 2 couches that pull out. The property was clean and the communication was exceptional. The hot tub wasn’t getting hot and it was a little murky so we contacted the hosts and they had someone out very quickly to check it out for us. All in all, it was an amazing place. Very quiet and serene. The kids absolutely loved the game room and board games and fire pits.

We came to the property for a long Memorial Day weekend. The house was clean and looked just like the photos described. The views was perfect and this too was as described. The beds were comfy and we had a great time on site. We needed to reach out to management on our checkout for a concern, which was handled quickly and professionally. The one suggestion would be an outdoor seating and eating area. The backyard had a fire pit…but no where to sit near it. The upper floor outside areas had some chairs on one side and a sofa on the other. Being able to enjoy the outdoor areas for dining or the fire pit would be a great addition.

Beautiful location!

The VRBO listed as sleeps 8 but it was not clear where the extra bed would be. Turns out after some looking around it's a pull-out couch. I rented thinking it would have more privacy for sleeping 8, it does not. Also only 4 people can sit by dinner table, other seating is barstools.

Amazing Location

Beautiful views. Fun, accessible neighborhood. House is beautiful. Note that second bedroom is off the garage. Very far from primary. Enough that a toddler like ours might not be comfortable in there alone, or parents for that matter. Other than that the house met or exceeded expectations.

excellent stay but...

This was the perfect house. My wife and I met my brother and sister in law here for a shared vacation. The house was clean the layout perfect for us. The only single detractor would be the oven. Stove was awesome the oven however didn't cook right. the temperature was way off. What takes 30 minutes to cook at home took 55 minutes here. You can work with it if you know. Location was great for us, went to Mnt Rainier and Mnt ST Helena. Short enjoyable drives. The view over the Cowlitz was great.

Peaceful Stay in Packwood

We enjoyed our stay. Communication with the host was difficult as no one responded on VRBO when I reached out about checking in a couple hours early. There was a lot of paperwork to sign and have sent which came with several phone numbers. We called all the phone numbers and got no answer during normal working hours. Then around back of the property itself was another number we called and finally reached someone. We were then charged a $50 fee for wanting to enter a couple hours early which is honestly ridiculous. It would have been understandable to charge us that fee if we had known that ahead of time instead of telling us after not responding to all of our previous messages, and then us having to find their posted number on the property. And they offered no apologies for not responding. The check in time being 5pm is also quite late so they should be more flexible. I would prefer to stay somewhere managed by an individual than an unreachable property management company.

Great location, fantastic views!

The house was very clean, stocked with enough supplies and decorated well. Was right next to the river on one side and other side of the house had nice mountain view. A hot tub and two balconies with propane gas fireplaces was really nice. We checked in late, called the number to check in after office hours, but they called us back within couple of minutes and were able to get in the house just fine. The only thing to let others know would be to be aware that the main living room, kitchen and master bedroom are on the second floor, so anyone with bad knees may want to take this into consideration.

Pros: Beautiful view,Great Location,Comfortable and clean house Cons: Hot Tub Upon 5pm checkin I found the hot tub cover half way off and the temperature set at 81 degrees. Guest services told me that’s normal and would take 3-5 hours to heat up. I increased the temperature but it was not a comfortable temperature by 10pm. We weren’t able to use the hot tub the first night. Not ideal. Poor customer service from Packwood Property Management My credit card was charged $22 without any notification 5 days after departure. I called Guest Services and they said it was for a cleaning fee which didn’t make any sense since I paid that up front. I emailed Packwood Property Management and they responded with an invoice for a missing Spa towel. I did not take a Spa towel… When I called the person who emailed me the invoice to ask for refund for the towel I didn’t take, she said she couldn’t help me and told me to leave a voice mail and someone might get back to me. My wife and I both left voice mails without response. I still have not received a refund for a Spa towel I did not take…
