Your premium Orlando area Vacation Villa awaits your arrival! The beautiful gated Solterra Resort is located within 15 to 30 minutes of the many Orlando theme parks,   
golf courses and airport.   
  
This spacious, professionally decorated, quality furnished 3300 square foot, single story, 5 bedroom, 4 full bathroom, pool home is the perfect place to relax between your various vacation outings. Entering your modern vacation home you immediately feel the 12 foot high ceilings, 8 foot tall doors, all tile floors, and the open, light, floor plan design with views the Great room, Dining room, kitchen area, your private pool with a peaceful conservation/nature area view.  
  
INDOOR SOCIAL AREAS:  
Inside the home there are three social areas. The Great room, the Retreat and the Game room.  
The Great Room has new quality furnishings including a 75 inch Sony TV,, Vizio sound bar DOWN FILLED sectional sofa and accent chair. All are very comfortable.  
  
The Retreat is adjacent to the kitchen and is a second living room. It is also quality furnished sectional sofa, 65" flat screen TV, Blu Ray player, and XBOX 360\. The Retreat is the perfect place for reading, relaxing or for the kids to enjoy!  
  
The Game Room is air conditioned with Air Hockey, Foosball table, Ping Pong table, Vizio sound bar and a 45" TV with a Play Station 3.  
  
THE KITCHEN:  
The gourmet kitchen is complete with granite counter tops, breakfast bar and all stainless steel appliances, an electric kettle, Crock Pot and three coffee makers; Keurig pod type coffee maker, a traditional coffee maker, or the luxurious Nespresso machine! All this with views of the Great room, Dining room, Pool area and Breakfast nook.  
  
BEDROOMS:  
Bedroom 1 - Master suite has a private access to the pool/patio. king bed, large walk in closet, safe, 50 inch flat screen TV with Roku, granite double sinks and a double shower.   
Bedroom 2 - Master suite has a king bed, large walk in closet, safe, 43 inch flat screen TV with Roku, granite double sinks and a double shower  
Bedroom 3 - Queen suite with a flat screen TV with Roku and a full bathroom  
Bedroom 4 - Two Twin beds, flat screen TV with Roku, ceiling fan  
Bedroom 5 - Two Twin beds, flat screen TV with Roku, ceiling fan  
The two twin bedrooms share a full size bathroom.

POOL AND PATIO:  
For your our outdoor pleasure the oversized 30X40 foot pool deck/Lanai area looks over the beautiful, green conservation/nature area with no neighbors and ample space for your day time or night time activities. The large 30X15, screened, heated pool has a child protecting security fence. The outdoor area is complete with pool toys, 6 lounge chairs. The extended Lanai has a rattan patio sofa and outdoor dining for six.  
  
OPTIONAL  
\* Energy Charge is $25 per night to heat your pool to 88\*F   
\* A Weber 22 inch charcoal grill is provided free of charge. Gas BBQ grills available for rent at $100 per week, 7 day minimum, includes a full tank of gas.  
\*\* Please advise us 1 week prior to arrival if you would like to rent a grill or have your private pool heated.  
  
THE SOLTERRA RESORT:  
The Solterra Resort is a gated resort community located within a 15-30 minute drive to Disney, Sea World, Universal Studios and many other Orlando attractions. The surrounding areas like Champions Gate and Reunion offer world class golf courses and there are a variety of amateur courses nearby as well.  
On site amenities of the the Private Gated Solterra Resort include:

 HOME RULES  
 ABSOLUTELEY NO SMOKING IN THE HOME OR GAME ROOM   
Rule #1: Enjoy your stay   
Rule #2: Minimum age to rent property is 28 years  
Rule #3: Minimum stay is 4 nights   
Rule #4: Children are not to be at or in the pool without adult supervision.   
Rule #5: Take care of the home as if you have to pay to repair or replace things.  
Rule #6: Parking on the lawn is prohibited and the community will tow your car. See community parking regulations in the blue folder in the home or ask the entrance gate guard for help  
Rule #7: Please keep the pool/patio music at a level where it does not bother your neighbors. The Polk County Sheriff can give you a $500 fine for loud music.  
Rule #8: Be sure the child protecting pool fence is up when you leave for the safety of the next guest.   
Rule # 9: Please lock all doors and windows when you leave.  
Rule#10: Be sure the grills are clean before and after using for the next guest when you leave.  
Rule#11: Keep the temperature between 71\*F and 77\*F  
Rule# 12: There are black wash cloths to use for make-up removal. Please use these, if the white towels are stained or missing there will be a $25 per towel charge.

We recently stayed at this beautiful home and had an absolutely wonderful experience. From the very beginning, Tom was an incredibly kind, patient, responsive, and effective communicator, which set the tone for a great stay. The house itself is immaculate and thoughtfully maintained. It was spotless when we arrived and clearly very well cared for. We were traveling with a 19-month-old, and the amount of baby-friendly resources provided made our stay so much easier — a crib, high chair, playpen, and more were already there and in perfect condition. The layout of the home is truly perfect for a family vacation, especially for multiple generations traveling together. We had our mothers with us, and everyone had their own bedroom and private bathroom, which allowed for both togetherness and privacy. The kids’ rooms were beautifully set up, and our 8-year-old loved having his own cozy space to relax and watch TV. The pool was clean, comfortable, and well maintained. When we had a quick question about the pool heater, we called and were assisted immediately — that kind of responsiveness was really appreciated. Seating throughout the house was plentiful and comfortable, making it easy for everyone to gather or spread out as needed. The kitchen was fully stocked with everything we needed to prepare full family meals, and all appliances were in perfect working order, including the dishwasher and washing machine. The neighborhood itself was beautiful and well kept.

#### Love staying at Tom's Place

This is the best vacation home we have ever stayed at. Wonderful home, great location and Tom is an excellent host. Everything provided in the house was in pristine condition and very clean. Everything was exactly as described in the listing. The pictures don't do the home justice though :) The house is bright and cheerful and the surroundings are beautiful. The pool is to die for and the Solterra Resort is great. Our stay was PERFECT!! I look forward to coming back again!

#### A Week in Review

When you walk into this home you are impressed by the high ceilings, well thought out design and beautifully decorated with enough room for a large family. If you travel by car and able to bring all necessary items like toilet paper, Kleenex, laundry detergent, aluminum foil, Saran Wrap, napkins, paper towels, dishwashing pods, briquettes, lighter fluid, propane etc. . . DON’T FORGET THESE ITEMS. On the other hand if you travel 5+ hours on a plane and you inquire about having someone drop these off you are told “ you can just go to the store and BUY THESE ITEMS”!! Are you kidding me? Never have I ever had to purchase any of these items at any other VRBO. If you plan to use the barbecue you would have to clean it before you can use it! DISGUSTING! Also, plan to “sweat” as there were modifications on the air conditioning unit which didn’t allow us to adjust to our liking. It was a stuffy sweat box.

I stayed at this home with 5 friends. We chose the location so that we would be close to universal studios. The home is very nice. It’s very spacious and had all the amenities we needed, including a full supply of kitchen needs (pans, utensils, etc.). The home owner was very communicative and provided all the information we needed to use the house and check in.

#### Amazingly Clean Home!

This is definitely the cleanest VRBO rental we have ever stayed in! The rental itself was absolutely perfect for us. The layout was ideal and the pool and game room were a hit. Great location! Tom was great to work with. We use VRBO a lot and this was truly one of our best experiences! Would definitely stay here again!

#### Our fabulous vacation in central Florida

One work describes our first impression as we entered the property: "WOW" The house was absolutely pristine and well equipped and the location was wonderful. The private backyard created the perfect setting and the warm, clean pool were a daily hit with the entire family. In a 5-star review system, we would give it a 7! The owner responded immediately to any questions that we had and made certain that our stay was memorable!

This home is gorgeous and clean! Tons of space for everyone. I personally love having laundry available while traveling. It allows us to pack less. The washer and dryer are clean and huge. The resort amenities are great. Our teens used the workout facility, pool, and snack bar. Everyone in my family had a wonderful vacation! Would highly recommend!

#### Amazing Retreat!

My family and I thoroughly enjoyed our stay at Tom’s home. We only wish we could have stayed longer. It was eight of us and there was enough room for us to spread out in this beautiful home. Tom was very helpful and professional from beginning to end. EVERY question I had was answered in a timely fashion. (Even during our stay) The check-in process went smooth. The home was clean, very well kept, or maintained. The kitchen is well stocked, and we appreciated that because we love to cook. The home is also supplied with other essentials (soap, tp, pt, etc) you need to start your vacation, which is very nice. We enjoyed the pool on the days that the weather permitted it. The game room was also a plus for the kids. All the beds are very comfortable. We had a minor issue with the footing of one of the twin beds, and a handle on one of the toilets needed a minor repair, but they were taken care of immediately. The management company was great to work with also. I really thank Tom for allowing my family and I to stay at his beautiful home. We look forward to doing it again but for a longer stay!

#### Lovely home close to Disney!

This house was amazing! It is very well Kept. Clean. The owners actually rent it and are very hands on if you need anything! We were at Disney world in 15 minutes! The pool area is big with lots of relaxing places! The garage is full of fun, ping pong, air hockey and foosball! Would definitely stay here again. The neighborhood was quiet. We did not get to use the Resort facilities because we only had 1 rest day planned and it rained that day but we did enjoy the house that day! They have a fun Mickey room. Lots of extras if you have little ones, stroller, high chair, etc! Highly recommend this home!

#### This was a beautiful property

The owner was fantastic I recommend this property to all, the only draw back was the traffic getting to and from where we wanted to go but the property itself was amazing … the only thing I would recommend there is no cleaning supplies and I like to clean up every night before bed so buy before you go and TP and paper towels also there wasn’t a little tablet and pen to write anything down (I’m a write things down to remember kind of a person and I had to hunt through my stuff for that, we flew so I didn’t pack writing materials) also vacuum wasn’t the greatest (I’m use to cordless) but over all 💯 % recommended 🙌🏽😃

Tom’s place is truly beautiful! While you get a sense of that with the pics, it is even more beautiful in person! The whole experience was great, from check-in to check-out. The house was more than enough for the four of us which meant there was plenty of space for folks to relax and spread out when they wanted. The house looks brand new it’s in such excellent condition and it had everything we needed or would want: plenty of pool and bath towels; three different coffee makers and other updated appliances; pots/pans; washer/dryer; etc. One of the main reasons I chose this house over others in the resort was the size of the pool. Other houses have tiny pools, almost the size of a jacuzzi, however Tom’s pool was the perfect size for us, plus there was so much room on the enclosed patio to grill, enjoy meals and bask in the sun. We enjoyed the personal pool so much that we didn’t even visit the clubhouse. Next time. There are restaurants, grocery stores, etc. within a quick 5-10min drive which was nice and Universal was about 30-40min away. Overall, we had a wonderful time and I would absolutely rent this place again! I highly recommend this place!
