Kona Kottage is a high demand vacation home in the brand new Windsor Island. Relax and enjoy spending time with your family and friends at this wonderful home. The home is professionally decorated and offers 6 bedrooms and 4.5 bathroom, featuring a gaming room in the garage.

On the first floor you have a master suite with a king bed and and ensuite. There is also a half bath downstairs, next to the washer and dryer. On the second floor you will find the rest of the bedrooms. There is another master bedroom upstairs with a king bed and ensuite. Room 3 has twin beds. Room 4 - Marvel theme room, has a bunk bed with one twin and one full bed. Bedroom 5 has one Queen bed. Bedroom 6 has one Queen Bed. For added enjoyment upstairs, a TV was recently added!

When staying in this house, you have access to all the resort amenities! Windsor Island is located in the Davenport area with easy access to Orlando’s theme parks, dining, and shopping. Just 30 miles from Orlando international airport, Windsor Island features resort amenities such as a lazy river, huge pool with slide and tiki bar. You will also find a fitness center, Volleyball court, sundry shop, and video arcade.

Enjoy all that Orlando has to offer such as the theme parks: Walt Disney World, Universal Studios, Sea World, Legoland, Discovery Cove, Aquatica and other attraction such as I-Drive, City Walk ; Disney Springs; Shopping malls such as The Mall at Millenia, The Florida Mall and The Outlet Mall. Sports events include Orlando City soccer and Orlando Magic basketball.

Just over an hour drive away you will find some of Florida’s favorite beaches such as Cocoa Beach, Clearwater Beach, St. Pete Beach, New Smyrna Beach ; Daytona Beach.

WINDSOR ISLAND NOW REQUIRES ALL GUESTS TO BE REGISTERED WITH THE GATE TO OBTAIN ACCESS TO THE COMMUNITY AND EVERY ADULT TO HAVE A VALID ID. Please provide Florida Spirit Vacation Homes with a list of names and drivers who will need to be registered with the gate upon booking.

GUEST RESPONSIBILITIES
♣ Departure time is 10 a.m. Failure to leave at the designated time will result in an automatic $75 late departure charge.
♣ Florida Spirit provides a welcome kit of starter supplies to cover the beginning of your stay; however, guests are responsible for replenishing their own additional paper products during their vacations stay (i.e. paper towels, trash bags, toilet paper).
♣ Prior to departure, all cookware and dishes must be properly washed and put away in cupboards.
♣ Towels in the home are provided by Florida Spirit for your use and enjoyment. If any towels in the home are damaged due to stains stemming from make-up, greasy self-tanners, hair dyes, bodily fluids, etc. You will be charged for the towel damages.
♣ Guests are responsible for picking up and bagging all trash in the home, failure to comply with our trash policy will result in additional charge to your account.
♣ It is the guests’ responsibility to fully read and comprehend the rental agreement and be entirely compliant with all rules, regulations and policies Florida Spirit has outlined in the rental contract.

TERMS AND CONDITIONS
These Terms and Conditions are incorporated into and made a part of the Rental Agreement entered into between GUEST and J2 PROPERTY MANAGEMENT INC. (hereinafter `Florida Spirit`).
1. Nature of Use. Guest is hereby granted a license to use the Premises. Guest acknowledges and agrees that no form of tenancy has been created pursuant to Chapter 83, Florida Statutes through Guest`s use of the Premises.
2. Age Requirement. Guests under the age of 18 unaccompanied by a parent or legal guardian will not be permitted to rent or occupy any vacation rental home from Florida Spirit. Any reservations made under false pretenses will result in loss of advance payments and removal from the premises.
3. Agency of Florida Spirit. Guest acknowledges and agrees that Florida Spirit acts as agent on behalf of the owner of the subject vacation property (the `Premises`) for the purpose of reserving, renting and managing the use of the Premises.
4. Prohibited Uses. Only Guest and persons identified in the Rental Agreement as a Guest party may use or occupy any part of the Premises. Guests may not invite other persons to make use of the Premises or the amenities related to such Premises for any reason whatsoever. Smoking is not permitted in any part of the Premises. Failure to comply with Florida Spirit’s non-smoking policy will result in a $75 charge to the credit card on file. Grills should only be used on the lawn outside of the pool screen, and not inside any other part of the Premises including, without limitation, inside the house, in the garage, or on the pool deck. Guests are solely responsible for using appropriate safety precautions in using grills on the Premises, and shall be liable for all damage resulting from misuse of any grill. Parents are solely responsible for supervising their children on the Premises, including the pool, if applicable. Adult supervision is required at all times when children are using the pool. Renters must be 18 years of age and hold a major credit card (not debit card) in their name.
5. Pets. Guest acknowledges that NO PETS or animals of any nature are permitted on the Premises, unless the reservation and Florida Spirit has expressly authorized such use. Some homes are Pet Friendly (DOGS ONLY, maximum 2) and require a non-refundable Pet Fee of $150.00 and $250 Refundable Pet Deposit that is refunded after departure if there are no damages caused from the pet. If pets or animals are found to be occupying the Premises without authorization, Guest will be subject to all other rights and remedies of Florida Spirit for violation of these Terms and Conditions, and in addition a $500 cleaning fee will be charged to the credit card on file.
6. Check In/Check Out. Check in at the home is after 4:00 p.m. and check out from the home is before 10:00 a.m. Use last four digits of booking number to access your home during your stay dates. Guest may proceed directly to the Premises for check in. Guests are requested to lock the home behind them on day of departure. Failure to depart by 10:00 am may result in a $75.00 charge to the credit card on file.
7. Right to Refuse Occupancy and Removal of Guest. If Guest violates the terms and conditions of occupancy of the Premises, including without limitation, failure to pay rent as agreed with Florida Spirit, failure to check out of the Premises at the time set forth herein (or if such time is extended at Florida Spirit`s sole option, at the time otherwise agreed to by Guest and Florida Spirit in writing), causing damage to the Premises, or engaging in prohibited use of the Premises, and Guest fails to pay for, or vacate the Premises upon written or oral request by Florida Spirit, Guest may be summarily removed with the assistance of a Florida law enforcement officer in compliance with Section 509.141(4), Florida Statutes. In addition, in the case of a large unpaid bill for rental of the Premises where Florida Spirit reasonably determines that such an unpaid bill may not be paid by Guest, Florida Spirit may elect, in addition to all other remedies available to Florida Spirit, to lock Guest out of the Premises until payment arrangements are made in accordance with Section 509.401, Florida Statutes. In the event a guest fails to depart from the home on time at 10:00 am, forcing Florida Spirit not to be able to clean and prepare the home for the next arriving guest that day and having to move that guest to another home, the departing guest agrees to pay damages and cost incurred by Florida Spirit. Florida Spirit reserves the right to refuse service to any guest for any reason, provided, however, that such refusal shall not be based on race, creed, color, sex, physical disability or national origin.
8. Comparable Premises and Force Majeure. Unforeseeable circumstances may arise which make it impossible or impractical for Florida Spirit to provide the anticipated accommodations to Guest. Such circumstances may include, but not be limited to, scheduling problems, equipment failure, as well as a fire or other casualty at the Premises. In such a circumstance, Florida Spirit reserves the right to transfer Guest to another vacation property of reasonably comparable value, determined in the sole discretion of Florida Spirit, whose determination shall be final. In other circumstances such as acts of God, acts of war, acts of terrorism, hurricanes, wind storms, fires or other natural occurrences, said circumstances not being exclusive, it may be impossible or impractical for Florida Spirit to make available reasonable or other alternative accommodations to Guest. In such a circumstance, Florida Spirit shall return 100% of the payments received by Guest.
9. Furnishing and Linens. Furnishings of the Premises are subject to change without notice. Furniture, bedding, utensils or any other property supplied with the Premises must not be taken out or transferred from one property or another. Loss of these items, as well as damage to the property or furnishings in excess of normal wear will be charged to the Guest.

We absolutely loved this property! Having a be an end unit we had nice privacy in the pool and truly enjoyed the hot tub. The property was extremely clean and large and provided everything we needed. The hosts were extremely helpful and made sure everything went smoothly for us. Having access to the waterpark was a great perk for our family. We thoroughly loved our stay!

This house was nice for families. It was nice to have our own pool and nice to head to the club house and use the amenities there. To use the side you do have to be 4ft tall. We asked if he could use it with life jacket, they said no. So my younger son was disappointed. The mini golf was a hit and it was free. They did have daily activities for the kids, which was nice. Our host/vacation rental company always responded quick to any questions we had. Very accommodating. They do have a lot of rule in the community area. This house was nice, we did wish the kitchen had more like Tupperware/storage cont and dishes. The rooms were clean overall, but the carpet could use some cleaning. The pool area was nice and just big enough. There was no pool toys or Floaties.

I would recommend this listing as excellent. The six bedroom, 4/12 baths worked extremely well for us. When we arrived, everyone indicated that the home was exactly what the pictures showed. The clubhouse was very nice. The main pool was very large with multiple depths of water suitable for everyone. Plenty of chairs. Our only complaint was the traffic. Trying to get anywhere was very frustrating. However, having said that, I would definitely recommend this listing.

Overall the place was very nice. It could use a few small improvements such as a grill (we had to buy a small table top grill from walmart to use while there), more pans, kitchen towels, bath mats, upstairs gets hot even with fans on. Refridgerator needs repair, it was not holding temperature. All things that can be fixed easily. Traffic getting into the neighborhood was annoying at times. I had read a reveiw about that and ignored it. Wish i hadn't. Not a deal breaker but something to mention.

Our extended family of 12 had a great time overall at the house! House was in good shape and clean, but lacked adequate towels and some of the basics I've come to expect in VRBO stays.Community pool and facilities were awesome and its very short 20 min drive to Disney. Staff at Windsor Island were also great! Close to a public park, grocery stores, etc.Gave it 4* overall because we had several times where we waited 45 mins to enter the development. There has to be a better way to safely admit vehicles to the property than what we experienced. Not much worse than tired kids trapped in the car only 1/4 mile from the house for almost an hour and a 5 min run to Publix taking 50 mins.

Wonderful stay!

This house was perfect for us. The 2 living rooms allowed for all the dads to watch sports downstairs and all the kids could watch their shows upstairs. The resort pool and club house is amazing as well! We definitely hope to be back!

Amazing Stay!

This was our first time renting a house and we weren’t disappointed. It was easy to check in and the house was immaculate. Great communication with rental staff. Would stay here again in a heartbeat. Close to the clubhouse, pools were great.
