Large, open plan layout, high vaulted ceilings and two master suites with ensuite baths enables families to relax and unwind in our 'home away from home', just minutes from Walt Disney World. This home has everything you could want to make magical vacation memories, just bring your clothes and enjoy! • Private, screened pool deck perfect for sunning and relaxation • Disney decorated and with a converted garage games room • Spacious open plan layout with 4 large bedrooms and 3.5 bath rooms • Enhanced Cleaning Procedures and Self Check in upon arrival with 24 hour management • Resort Access with Tennis courts, Volley ball, Communal pool & Club house. Conveniently located close to an abundance of shops and restaurants and only minutes’ drive from the magic of Walt Disney World. This spacious family home is beautifully maintained & themed by the owner with an abundance of amenities and a sparkling pool & spa! The large & airy kitchen comes fully equipped with all the necessities to prepare meals and overlooks the kitchen diner and living area. The huge family room is perfect for family gatherings and has views of the private screened pool & spa. The open concept floor plan allows everyone to be together, whether you are hanging out watching TV or cooking up some delicious meals! There is a fully equipped kitchen with modern appliances throughout allowing you the option to cook a full meal at home or visit one of the numerous neighboring restaurants! This home is extremely spacious and has the benefit of a split bedroom floor plan that offers ultimate privacy. There are two master suites with king beds and enclosed baths, located on different sides of the home one with access to the pool deck. There are two additional bedrooms, one queen bedroom and one with bunk beds that share a bathroom with shower and there is an additional ½ bath close to the pool. All four bedrooms and the family room have TV's with access to cable. Wireless internet service is available throughout the home. Local telephone service is also available. The home comes complete with laundry room, washer & drier for use during your stay. Regularly updated by the owner and fully equipped with plenty of linens, towels and all the equipment you would need in your very own vacation ‘home away from home’. The converted garage games room is perfect for family fun and there is a Wii & Basket Ball Game, plenty of books and games for all the family to enjoy! Free use of the pack n play, highchair and stroller, car seats, booster seats! Other things to note Required to sign the rental agreement form. 2\. Check-in to Villa: The official Check-in time is 4:00 pm unless the leasing contract has specified another time. 3\. Check-out of Villa: The official check-out time is 10:00 am unless the leasing Agreement has specified another time in advance with fee. If there is anything damaged or you have anything to report, please call the management firm before you leave. Please be sure to check out on time with all furniture and villa finishing in a tidy and original location 4\. Pool heat is additional fee if available. The pool heater is set up automatically between 9.00am and 9.00pm. But it might take up to 24 hours for the pool to reach the desired temperature depending on the outside conditions. Pool heating temperature in winter/colder months cannot be completely guaranteed. Pool heat is only available for the entire stay and must be requested and paid for at least 24 hours before check in. 5\. BBQ Grill rental is available for additional prices. The grill comes ready to use with a full tank of propane. 6\. Garbage Collection: All Trash must be placed in 13-gallon trash bags, all cardboard should be broken down, please avoid placing liquids inside the bin, do not leave loose trash inside the bin. Trash will be collected according to the community set up. Please use only sealed trash bags and take garbage out to a collection bin near front door to be taken away by local Service. 7.Villa phone service is provided to you with unlimited calls to the United States and Canada. 8.Trailers are not allowed to be parked on the Drive or on the Road however they can be parked outside the clubhouse. This will be a self-catering house. Due to local laws or HOA requirements, guests must be at least 25 years of age to book. Guests under 25 must be accompanied by a parent or legal guardian for the duration of the reservation. By booking this home, you are agreeing to these house rules and agree to hold yourself liable for any personal injuries that may occur during your stay on the property. Each reservation is backed by a property protection plan. This safeguard covers accidental damage during your stay, removing the need for large security deposits and giving you confidence in your booking. We had the pool heated and the grand kids spent all day in it. The swimming pool toys were perfect and the additional pool table in the garage made for additional fun. The clubhouse 4 homes down was an extra bonus. The clubhouse has a nice workout area and the large outdoor pool was great. The clubhouse was very clean and the manager inside was very friendly and helpful. The neighborhood is quiet and neighbors are very friendly. Great place to stay with your family it's about 30 minutes away from SeaWorld in about 40 minutes away from Legoland. House has everything you could need to stay for a week plus very thoughtful amenities and extras tomorrow while you are there. House was very clean master beds were very comfortable. There's a Publix about a mile away in a Walgreens at the end of the street that the house is located on. You've got a beautiful home and decent location. The sheets on the beds weren't great. They kept popping off the sides and would tangle around you. The air conditioning was a major issue as well.. Most days during our trip the Temps were well into the 90s and a couple 100s. Would have been nice to be able to cool off in the AC, if the sign asking not to go below 75 and thermostat not being able to set lower than 71, would have allowed. The hosts have thought of every comfort possible and we loved the space, the pool, the comfortable beds, and the cute Disney touches throughout the home. We would love to stay here again in the future. We have always stayed in a on sight at Disney, and we were worried about having to commute back and forth and if it would take away from the vacation. It didn’t at all! The drive was about 20 to 25 minutes, and that was with some traffic. It was actually nice that we passed some places to eat l, grab good coffee, or buy souvenirs outside of the parks. For Animal Kingdom, Hollywood Studios, and Epcot the parking is close to the entrance and we walked right in. It was quickl. Magic Kingdom you park in a lot and take a tram to the transportation center where you can take either monorail or ferry ride. It took a little bit longer to get into the park but it was a very efficient process and the kids enjoyed the ferry and monorail. We will definitely stick with staying off property again in the future. We loved relaxing at the house. ##### Amanda F. Everything was clean, the beds comfortable and so much space for my family. It was nice getting away from the crowds and having a quiet place to rest and only a short drive to Disney. The home had enough space for all of our big family, the pool was wonderful, we loved having access to the clubhouse pool and swingset, and it was very accessible to get to the Disney parks. First- the price was very reasonable. It was least expensive with the most amenities. The house was very clean and well appointed. My 5 yr. old granddaughter enjoyed the Disney themed bedroom and other sparingly placed Disney items. ( not overwhelming ). It was very convenient to shopping and our host Miki was very pleasant and very responsive : usually within an hour. Overall, definitely worth the price and I would book again. ##### John H. This rental was a good price, and had several amenities we were looking for. House was a good size for a larger group (we had 9 total). There was an issue with some of the set up not being finished by the time we got there, but a quick call to the property manager and we were able to make it right. Overall, would stay again. Really a great week and we were definitely pleased with the area and the ease of travel to the parks every day. ##### Jennifer L. Nice location and neighborhood close to stores and restaurants. About 10 min drive to Disney. There some minor things…remotes not having batteries, some night lights not working, pool lights out for night swimming, and some rafts with holes but nothing that affected our stay! There was another guest's hair on two of the beds on the sheets and on a pot when I went to cook. Not sure if it was from the pot or counter. Same color and texture. The walls are that flat white paint so when u enter it looks like a thousand hands have touched it. Just not a great impression for a first arrival. Wifi didn't work until day 4 of out 6 night trip. Which was such an inconvenience for the adults and kids. Especially since the pool time must end and Disney was on the last end of our trip. So now I have exhausted all my hot spot from my cell phone and on my sleep in day I was awake by the internet guy who needed access to my room. So then there is the Spa.... we had 1 good day where the spa actually worked. Im specially taking about the jets. Management was pretty responsive but we went through a few people before we had it working whenever we turned the timer.... by the time they got it working it was our park times and then the last night... we turned the timer and no jets. ##### Jales W. Very much appreciated the two master suites and queen room. Never used the game room. Everything we needed was there!! Location for the most part is pretty centrally located to anything you need and the parks. Would stay again if the opportunity arises. ##### Cindy V. Some updates are needed, like the washer and dryer, old and inefficient. The only issues were the pool. When we first got there it was green and murky, the pool guy came the following weekend and cleared it up. The second thing was the shower door in the master bath. It was missing a wheel and came off the track. If I hadn't caught it, it would have shattered. The third thing was the property manager. They showed up, unannounced, and demanded to get something out of the garage. on their way out, they slammed the front door and knocked a picture off the wall shattering the glass. it was easily loud enough for them to hear outside but they just kept on going leaving me to clean it up. I Cut my foot on the glass as it went everywhere. Overall a very nice and clean house. Quiet area and only about 15min with traffic to get to Disney. The only thing I would suggest is a different property manager. ##### Tim B.
