Aloha Sunrise is a high demand vacation home in the brand new Windsor Island. Relax and enjoy spending time with your family and friends at this wonderful home. The home is professionally decorated and offers 5 bedrooms and 4 bathroom, featuring a private pool. On the first floor you have a ensuite with a 1 queen bed. On the second floor you will find the rest of the bedrooms. There is a master bedroom upstairs with a king bed and ensuite. Room 3 has king bed. Room 4 - Mickey theme room, has two twin beds. Bedroom 5 has two twin beds with Harry Potter theme. For added enjoyment upstairs you will find a loft with a TV. When staying in this house, you have access to all the resort amenities! Windsor Island is located in the Davenport area with easy access to Orlando’s theme parks, dining, and shopping. Just 30 miles from Orlando International Airport, Windsor Island features resort amenities such as a lazy river, huge pool with slide and tiki bar. If any towels in the home are damaged due to stains stemming from make-up, greasy self-tanners, hair dyes, bodily fluids, etc. You will be charged for the towel damages. ♣ Guests are responsible for picking up and bagging all trash in the home, failure to comply with our trash policy will result in additional charge to your account. ♣ It is the guests’ responsibility to fully read and comprehend the rental agreement and be entirely compliant with all rules, regulations and policies Florida Spirit has outlined in the rental contract. TERMS AND CONDITIONS These Terms and Conditions are incorporated into and made a part of the Rental Agreement entered into between GUEST and J2 PROPERTY MANAGEMENT INC. (hereinafter \`Florida Spirit\`). 1\. Nature of Use. Guest is hereby granted a license to use the Premises. Guest acknowledges and agrees that no form of tenancy has been created pursuant to Chapter 83, Florida Statutes through Guest\`s use of the Premises. 2\. Age Requirement. Guests under the age of 18 unaccompanied by a parent or legal guardian will not be permitted to rent or occupy any vacation rental home from Florida Spirit. Any reservations made under false pretenses will result in loss of advance payments and removal from the premises. 3\. Agency of Florida Spirit. Guest acknowledges and agrees that Florida Spirit acts as agent on behalf of the owner of the subject vacation property (the \`Premises\`) for the purpose of reserving, renting and managing the use of the Premises. 4\. Prohibited Uses. Only Guest and persons identified in the Rental Agreement as a Guest party may use or occupy any part of the Premises. Guests may not invite other persons to make use of the Premises or the amenities related to such Premises for any reason whatsoever. Smoking is not permitted in any part of the Premises. Failure to comply with Florida Spirit’s non-smoking policy will result in a $75 charge to the credit card on file. Grills should only be used on the lawn outside of the pool screen, and not inside any other part of the Premises including, without limitation, inside the house, in the garage, or on the pool deck. Guests are solely responsible for using appropriate safety precautions in using grills on the Premises, and shall be liable for all damage resulting from misuse of any grill. Parents are solely responsible for supervising their children on the Premises, including the pool, if applicable. Adult supervision is required at all times when children are using the pool. Renters must be 18 years of age and hold a major credit card (not debit card) in their name. 5\. Pets. Guest acknowledges that NO PETS or animals of any nature are permitted on the Premises, unless the reservation and Florida Spirit has expressly authorized such use. Some homes are Pet Friendly (DOGS ONLY, maximum 2) and require a non-refundable Pet Fee of $150.00 and $250 Refundable Pet Deposit that is refunded after departure if there are no damages caused from the pet. If pets or animals are found to be occupying the Premises without authorization, Guest will be subject to all other rights and remedies of Florida Spirit for violation of these Terms and Conditions, and in addition a $500 cleaning fee will be charged to the credit card on file. 6\. Check In/Check Out. Check in at the home is after 4:00 p.m. and check out from the home is before 10:00 a.m. Use last four digits of booking number to access your home during your stay dates. Guest may proceed directly to the Premises for check in. Guests are requested to lock the home behind them on day of departure. Failure to depart by 10:00 am may result in a $75.00 charge to the credit card on file. 7\. Right to Refuse Occupancy and Removal of Guest. If Guest violates the terms and conditions of occupancy of the Premises, including without limitation, failure to pay rent as agreed with Florida Spirit, failure to check out of the Premises at the time set forth herein (or if such time is extended at Florida Spirit\`s sole option, at the time otherwise agreed to by Guest and Florida Spirit in writing), causing damage to the Premises, or engaging in prohibited use of the Premises, and Guest fails to pay for, or vacate the Premises upon written or oral request by Florida Spirit, Guest may be summarily removed with the assistance of a Florida law enforcement officer in compliance with Section 509.141(4), Florida Statutes. In addition, in the case of a large unpaid bill for rental of the Premises where Florida Spirit reasonably determines that such an unpaid bill may not be paid by Guest, Florida Spirit may elect, in addition to all other remedies available to Florida Spirit, to lock Guest out of the Premises until payment arrangements are made in accordance with Section 509.401, Florida Statutes. In the event a guest fails to depart from the home on time at 10:00 am, forcing Florida Spirit not to be able to clean and prepare the home for the next arriving guest that day and having to move that guest to another home, the departing guest agrees to pay damages and cost incurred by Florida Spirit. Florida Spirit reserves the right to refuse service to any guest for any reason, provided, however, that such refusal shall not be based on race, creed, color, sex, physical disability or national origin. 8\. Comparable Premises and Force Majeure. Unforeseeable circumstances may arise which make it impossible or impractical for Florida Spirit to provide the anticipated accommodations to Guest. Such circumstances may include, but not be limited to, scheduling problems, equipment failure, as well as a fire or other casualty at the Premises. In such a circumstance, Florida Spirit reserves the right to transfer Guest to another vacation property of reasonably comparable value, determined in the sole discretion of Florida Spirit, whose determination shall be final. In other circumstances such as acts of God, acts of war, acts of terrorism, hurricanes, wind storms, fires or other natural occurrences, said circumstances not being exclusive, it may be impossible or impractical for Florida Spirit to make available reasonable or other alternative accommodations to Guest. In such a circumstance, Florida Spirit shall return 100% of the payments received by Guest. 9\. Furnishing and Linens. Furnishings of the Premises are subject to change without notice. Furniture, bedding, utensils or any other property supplied with the Premises must not be taken out or transferred from one property or another. Loss of these items, as well as damage to the property or furnishings in excess of normal wear will be charged to the Guest. The management group were quick to respond when we wanted to add an extra day to our stay and politely accommodated us. The kids loved the pool and how close it was to walk over to the resort clubhouse to use the water slides and lazy river. The travel to the disney and universal parks do take alittle longer to get to even though its a 10-12 mile drive, ends up being about 30 to 45 minute drive. Neighborhood is nice and mostly quiet. No BBQ grill which was a disappointment unless you want to rent one. All in all, house is great. ##### Angela B. It’s always quiet at night and we love the big pool and lazy river. The house itself was the perfect size and decorated so cutely. The kids loved playing on the Xbox in the gaming loft and the pool was great but cold from the rain so be sure if you want pool heat to ask at the beginning during booking because you can’t add it after you get there. The only thing that took a while was to get a response after check in when you had a question but even so would definitely recommend. Also a small suggestion to add a rug at the front entry, it’s very slick when your shoes are wet from rain. ##### Amber M. We had other family staying in another home in the Resort, and the house they stayed in provided them with cribs and highchairs at no additonal cost. Aloha Sunrise did not provide these things so I would recommend that families take this into account when booking. I also was surprised that a outdoor grill was not included with the rental. We went to the resort pool many times which is a quick walk down the road. Kitchen had a variety of cooking utensils which was great. Limited garbage bags -2 (with very strict garbage rules), no dish cloth (you MUST wash your dishes before leaving), one dishwasher puck provided only, not enough for your stay. The property location was very convenient to Disney. We did have a small issue when we arrived, but it was resolved within 10 minutes or so. We went in April and it was 75 to 80 everyday, but id recommend getting the pool heated. The resort was very nice and the kids had a blast, food was a bit pricey and they were a bit stingy on the alcohol. You cant bring your own. I would definitely stay at this location again. We had an overall pleasant stay at this property. It’s about 25–30 minutes from the Disney parks, and conveniently located near a Publix, restaurants, and various stores. The Windsor Island Resort requires check-in at the front gate, and there were frequent backups getting into the community, which could be frustrating.The clubhouse amenities were nice and well-maintained, though there was a noticeable marijuana smell lingering at times, which felt off-putting. We also experienced a few neighborhood house parties that went late into the night—something to be aware of if you’re traveling with kids (a sound machine helped).The home met our basic needs and was comfortable overall. Just be sure to bring extra essentials like toilet paper, paper towels, and trash bags, as the initial supply was limited. Reviewer Comments: Villa booking with Florida Spirit Vacation Homes was great from start to finish. Home was new, great condition and as described. Bedrooms were all lovely and fresh and clean. Property was clean and well maintained, no issues. No outside bin at villa whilst we were there however this wasn’t a problem as bins/bin bags seemed to get uplifted daily which was great.Welcome pack with essentials such as washing up liquid, soap powder, dishwasher sachets etc. to get you started was good.Also resort amenities were great and within few minutes walking distance to villa.Villa was in great location(US27) lots of amenities near the villa. Publix , food places, etc. Pool was west facing ( I believe) and as we stayed in January the villa and pool area were cool and shady in morning until about lunchtime and sun went down about 5/ 5.30pm. In hindsight we would’ve preferred a south facing villa that had sun all day at this time of year however it didn’t stop us enjoying the villa as we had afternoon sun and a heated pool and also lovely resort area with lazy river etc to enjoy too. Another thing is that we only had 2 adults and one child staying and were comfortable however as villa is a 5 bedroom not sure how suitable the living area and seating especially outdoors at pool area would be for bigger groups. Pool area and seating seems quite small for size of home, 2 sun loungers, small metal table suitable for 2 and small padded lounge set for 2\. X box games area upstairs was really good for kids.Gated access was great, no issues there and getting in and out of resort was always quick and easy.
