### RECENTLY RENOVATED, PHOENIX CONDO, GREAT FOR FAMILIES!!!

Phoenix 1095- Welcome to Paradise!  
  
Experience relaxation on your next BEACH vacation at this two (2) Bedroom, two (2) Bathroom, 910 sq. ft. condo unit that is located DIRECTLY on the beach and convenient to many restaurants and shopping.   
  
\*\*PLEASE NOTICE- As a courtesy, we want to inform you of scheduled repairs to 3 areas located on the south side of the building. The focus will be on balcony slab edges. The contractor will mobilize on February 16, weather permitting, to start rigging equipment over the Stack #3 area.  
No unit entry will be required. Work will be performed via a swing stage.  
There will be periods of loud noise from cement chipping guns and grinders, as the contractor removes damaged concrete and completes the required repairs. The contractor expects this repair to be completed by Friday, February 20.  
Please note that following the installation of the swing stage, there will be rigging draped down from the roof with safety lines and an electrical cable hanging on the south side of the building. We expect minimum viewing obstruction to the Gulf. Please be reminded that this type of repair is weather dependent.  
Parking passes are purchased from a link sent via email and must be picked up at the front desk on site. Only 2 (two) parking passes are available for each condo ($55 each.) Not included in reservation cost.  
  
SLEEPING ARRANGEMENTS

Bedroom 2: Queen Bed and Twin Bunk Bed   
Sleeper Sofa in Living Room.   
  
Phoenix 1095 is located at the Phoenix 1 building in Orange Beach, Alabama. This ninth-floor unit was completely renovated in 2018 and is fully upgraded with all the extras you could want on your beach vacation. As you enter the property you immediately see the inviting coastal decor and upgrades. To your immediate left is the guest bedroom with beach themed linens, Queen bed, bunk bed, chest of drawers, and a HDTV. On your right you will find the guest bathroom with granite counter tops, new fixtures, extra storage, and a shower/tub combo.  
  
As you continue on into the unit you will find the upgraded kitchen with all stainless appliances, granite countertops, and lots of cabinetry. To the right is the chic dining area with a round table with seating for four. Just past the dining area is the living area with a sleeper sofa, coffee table, two chairs, a HDTV, and access to the private beach front balcony, which features an outdoor dining table and a chair lounger to enjoy the breeze and waves.   
  
Just off the living area is the master suite. Here you will find a cozy king bed, HDTV, private balcony access, and a private master bath with granite counter tops, new fixtures, and a shower/tub combo.

BEACHBALL PROPERTIES VACATION RENTAL POLICIES:   
  
• RENTAL AGREEMENT: Tenant Vacation Rental Agreement must be electronically signed to secure your reservation. Please read carefully. This is a legally binding document.   
  
• NO SMOKING: All properties are non-smoking.   
  
• AGE RESTRICTION: Must be at least 25 years older to book a BEACHBALL PROPERTIES vacation rental. A person 25 years or older must be staying at the property for the entire duration of the booking. There will be no refunds issued for anyone booking under false pretenses.   
  
• CHECK-IN: Check-in is at 4PM. Early check-in is not possible, sorry but no exceptions.  
  
• CHECK-OUT: Check-out is at 10AM. Check out after 10AM will be charged an additional day.  
  
• MONTHLY/SNOWBIRD RENTALS: Available from November through February. Call to ask about monthly rates.  
  
• PARKING PASSES: Two (2) parking passes max. $55 each not included in reservation cost. The cost of parking passes is set by each Homeowner's Association and is subject to change at any time without notice. U-hauls, trailers, boats, jet skis, buses, etc. are not allowed on property.   
  
• CANCELLATION POLICY RELAXED: Guests who cancel at least 30 days before check-in shall receive a 100% refund of the amount they have paid. For cancellations between 14 and 30 days before check-in, 50% of the total reservation costs shall be refunded. For cancellations made less than 14 days prior to the beginning date of the reservation, NO REFUNDS will be issued. Refunds shall not be issued for late arrivals, early departures, or inclement weather conditions including hurricanes and named storms. We do offer optional travel insurance which we highly encourage all guests to purchase.   
  
• WHAT YOU SHOULD BRING: Guests receive a “starter pack” of laundry detergent, dish washing detergent, one trash bag per trash can, and travel-sized shampoo, conditioner, and soap per bathroom. Starter supplies are not intended to last for the duration of your stay. Linens are furnished but please bring your own beach towels.

The location is great. The beach was wonderful and you are close to grocery stores, shopping and restaurants. The condo was remodeled but the cabinets were pretty old and the kitchen could be stocked better. I pulled some dishes out that were definitely still dirty so I had to clean all the dishes, pots/pans before we used them. Also random but my sister and I were sharing the master bedroom with 4 teen girls in the other room. On our last night at 2am a headboard piece broke and hit my sister on the head, she was fine and we laughed about it later but that could’ve really hurt either one of us if it were heavier. Also know that you have to pay 55 for each parking spot, none are included.

The condo and property were clean. We enjoyed the view of the ocean and the pool. There only issues we had was that it is not handicap friendly. The walk in showers were very helpful. The issues we had were that no handicap bars to use in showers or by the toilets. The toilets were also very low to the ground. Could use the higher standard size toilets. Also there is no bathrooms by the pool that are on ground level. the have a bathroom by the pool but you have to climb a flight of stairs to get to them or go back to your condo by elevator. Could use some updates at this property. A nice addition to this property that had just opened on the second floor of building #1 was the coffee shop.

Beach was beautiful. Great location Phoenix I tower amenities good. Unit was clean but dated - not newly renovated IMO Lots of wear and tear. Cabinets old, not many glassware/cups available Be aware - 170lb weight restriction on bunk beds

#### Wonderful view of the beach

Property was clean and pictures were acurate of the beach view. Check in was easy and had no issues. Parking was close and staff at front desk were friendly. Me and my family wonderfulstay and enjoyed the beach

I did not like the wrist band that had to be worn. It took us three different times to check in at desk. First time she told us just to go on up. Second time she told us to come back later she didn’t open till 9 am. It was like 8:58 am.in mean time the security was calling telling us we needed parking pass onwindshield.

My biggest complaint was there was no keurig. Super old school coffee pot which was frustrating. We felt the property was a tad pricey for the size/ age of it of it. The master bed was very comfortable! Great location. Just a few complaints- otherwise it was great!

#### Great Views & peaceful atmosphere

The 9th floor gave perfect views of the ocean. The room is close to the elevators & the parking situation was nice. The $55 parking fee was steep. The staff was very polite & helpful. Check in was easy & they had great security.

The condo is just as listed. It was really cute and clean. Great communication before, during and after. The location is wonderful. We all really enjoyed our visit and would stay here again.

The location was beautiful and the condo very cute. The guest bedroom bedding had not been cleaned, smelled of urine. I had to wash it 3x to get the smell out. Other than that, we loved it.

Great views, clean rooms and easy access to everything you need. We loved our time at this condo. The views from the balcony were incredible. The condo was a perfect for our family of 5\. There is no oven mitts or baking sheets in the condo so bring your own.

#### Long awaited vacation

First time using Beachball properties and staying at a Phoenix. Love the access to the beach this property offered as well as the views from the balcony. However I feel this property is very overrated for the price I paid. All the incidental charges this company is charging is ridiculous. After paying those I arrive and have to purchase a parking pass for another $55\. Some of the cons….There was sand on the floors throughout the condo. The stainless steel front to the refrigerator looked as if it hadnt been cleaned at all. The dryer is useless. We had to borrow a can opener. There were dishes in the dishwasher upon arrival. The bed in the 2nd bedroom was uncomfortable. Usually when you check out you throw all your bedding in the tub but not here….so that makes me a little scared. The sun lounger on the patio had 2 huge holes in it upon arrival. The positives the master bedroom bed is very comfortable. The view from the balcony. The people. The beach. I have visited Orange Beach many times and stayed in some much nicer condos for much less. Please reevaluate your charges. I will stay at the Phoenix again but would not pay these prices again even for the view. The weather was perfect and the people we met along the way were fabulous. P.s. if you do stay you have to turn the water on in the master shower and then pull down the lever under the spicket to get the shower to work.

#### Excellent, clean condo

It was perfect for a couple days’ getaway with a toddler. The railings made us nervous at first, but when we saw she couldn’t get through them, we just had to watch her to keep her from throwing things off the edge. Everything else was perfect - very clean, plenty of linens and dishes, great splash pad and pool, easy to navigate. Perfect weekend getaway!
