The Oasis at Orange Beach 2804 is a 3 Bedroom, 4 Bathroom condo sleeping 8 guests comfortably, located on the west end of Perdido Beach Boulevard in Orange Beach, Alabama. This property has been selected for inclusion in The 100 Collection™, a global designation awarded to only the top professionally managed vacation rentals based on consistent quality and service. \*\*PLEASE NOTICE- A few maintenance updates and effected areas: The elevator interiors are almost completed and we are on target to finish by the end of the month. The flooring might run over into November. Oct 25-Nov 24 : Indoor Pool - Flooring ; area will be closed to all while we put in new flooring and re-do the coping around the hot tubs/pool. I know there is no great time to close this area down, but the goal is to complete before the holidays and have it ready for our winter guests. Nov. 10-14 : Power will be out in units during the time frame of 12am – 5am while we do some switchgear electrical preventative maintenance. I will send a more detailed list closer to the date so you will know what units on which day. December : Lazy River shut down – palm tree removal / landscaping and other maintenance items will be completed then. A person 25 years or older must be staying at the property for the entire duration of the booking. There will be no refunds issued for anyone booking under false pretenses. CHECK-IN: Check-in is at 4PM. Early check-in is not possible, sorry but no exceptions. CHECK-OUT: Check-out is at 10AM. Check out after 10AM will be charged an additional day. MONTHLY/SNOWBIRD RENTALS: Available from November through February. Call to ask about monthly rates. PARKING PASSES: 2 - The cost of parking passes is set by each Homeowner's Association and is subject to change at any time without notice. U-hauls, trailers, boats, jet skis, buses, etc. are not allowed on property. CANCELLATION POLICY RELAXED: Guests who cancel at least 30 days before check-in shall receive a 100% refund of the amount they have paid. For cancellations between 14 and 30 days before check-in, 50% of the total reservation costs shall be refunded. For cancellations made less than 14 days prior to the beginning date of the reservation, NO REFUNDS will be issued. Refunds shall not be issued for late arrivals, early departures, or inclement weather conditions including hurricanes and named storms. We do offer optional travel insurance which we highly encourage all guests to purchase. WHAT YOU SHOULD BRING: Guests receive a “starter pack” of laundry detergent, dish washing detergent, one trash bag per trash can, and travel-sized shampoo, conditioner, and soap per bathroom. The unit is Gorgeous and has an incredible view. It is equipped with everything you need to enjoy your stay. We wish we had booked longer. It would be a dream come true to wake up to that view every single day. The communication was flawless from start to finish. The artwork in this unit was insanely beautiful custom statement pieces that I wish to add to my home in the near future. We will certainly be back. The only reason I gave this condo 3 stars was because one of the chairs outside was broken and I fell and I'm very pregnant AND we had a lot of issues with the washer not working. After slamming the lid as instructed by the management company, it would sometimes work. Also I will say, staying that high is beautiful but the elevator situation was pretty annoying! The condo was really nice and plenty of room and bathrooms for everyone in my party. The only drawback this weekend was they were cleaning the parking deck and only 3 floors at a time were open to park in so it made parking very difficult. ##### Nathanial H. Very clean and was the perfect space for our needs. The view is amazing. The kitchen is stocked with everything you could need(even a crockpot). There is a bonus ice maker at the bar area which makes it nice for packing a few waters in a small cooler to the beach. We had a small maintenance issue while staying and our text to the property owner was answered immediately and our issue was resolved by a maintenance professional within an hour. Parking is very convenient, plenty of carts for luggage and fast elevators. Pool area was extremely clean and well kept. Walkway to the beach is literally right in front with no long walk. Huge indoor pool and multiple hot tubs. This property has it all! Just bring your beach towels(-: ##### Carrie E. We couldn’t have asked for a cleaner, more beautifully decorated condo!! The kitchen had EVERYTHING we needed! We even made a crock pot meal one day with the crock pot they had there! The location is great! The pools are clean and well kept, and the water slide is ALWAYS a hit for our kids! Our FAVORITE part was watching the sting rays and the sharks early each morning. We had a great stay at 2804! Very nice condo with spacious rooms. The balcony was so neat- we saw sharks and stingrays since we were so high up and the sunsets and sunrises were great!
