The Grand Beach views provide a backdrop to the living areas and outside balconies where friends and family love to gather & eat & drink together. The master bedroom is a room to fight over, with its own private balcony facing the ocean, outdoor sun beds & armchairs (should you choose to sunbathe or just unwind in privacy) walk-in closet, and a unique, ensuite bathroom with jacuzzi bath and seperate, glasss, walk-in shower. This $3m beachfront home has the most spectacular ocean views you'll ever experience. You won't want to leave! Extremely spacious, open living area, dining area and kitchen, all open plan with large decks throughout. Top of the line granite kitchen counters & Viking appliances. Light oak wood flooring and large windows throughout! Professional size Pool Table and wet bar. For a little separation the rear of the property boasts a 2 bedroom 1.5 bathrooms along with its own living room, dining area and kitchen. 2 large laundry facilities. A beautiful property that is now available to rent year round for a week, a weekend or minimum two nights (discounted) midweek. Please do not contact us to inquire about off-season monthly rentals. This is only a short term rental property. From Mid June to the beginning of September the minimum night stay is 7, Saturday to Saturday rentals only. 5/6 person, Outdoor, hot tub, open year-round, installed November 2025\. 3 level beach house with staircase & elevator, ocean views all around. Spacious, open plan kitchen, living room, dining room and large, ocean front balcony. Pool table, butler pantry, in-law rear apartment with separate living room, kitchen, 2 bedrooms. From mid September through mid June one can rent the property for 2 or more nights. Having spent the last 18 summmers here in Old Orchard Beach we have a lot we can share with you including restaurant recommendations, local sightseeing, shopping excursions, and more. We are more than happy to help you make one of the best short term rental decisions you have ever made! Common questions: We are often asked about the layout of the bedrooms. There are three bedrooms located on the 2nd floor. The master bedroom faces the ocean, bedroom no. 2 is ajacent to the master bedroom and has its own ocean view. It has its own bathroom across the hall, 4-5 feet away! Bedroom no. 3 is located down the hallway, about 40 feet from bedroom no. 2\. It has its' own ensuite bathroom. All bedrooms have King size beds in them. Bedrooms 4 & 5 are located to the rear of the property on the 3rd floor (next to the gaming room). Bedroom 4 is extremely large! It has 2 King size beds while bedroom no. 5 has 1 King size bed. These two bedrooms share one full bathroom. They all come with large closets, many with additional pillows, linens, blankets & cot beds enabling additional guests to sleep comfortably. Finally the main living room has a 2, new, white, leather seats that open up into twin beds. The second living room has a queen size air mattress. Wall-mounted AC units are located throughout the property. They are really only necessary in July & August. We provide our guests with a Weber Grill and a full tank of propane gas. It is located under the carport, near the front door. What is the weather like in Old Orchard Beach, Maine in May, June, July, August & September, October? Typical temperatures are as follows: May: mid 70's June: mid to high 70's July: mid 80's August: low to mid 80's September: mid to high 70's October: mid to high 60's Events on site: Over the years we have hosted weddings, memorial services, graduations & Big birthday celebrations, reunions, & Work / group retreats. Feel free to liaise with us about your desire to host an event at our property. Event fees: 5 -10 day guests on site: $500 11 - 20 day guests on site: $1000 21 - 30 guests: $1500 31 - 40 guests: $2000 41 - 50 guests: $2500 50 is the maximum number of day guests for this property. Is it too cold to enter the sea in the summertime? Absolutley not! beach goers are in the ocean throughout the summer. In mid July 2021 the ocean temperature reached 74 degrees! Can I walk into town from this property? Yes, of course. The downtown area of Old Orchard Beach is only 1/3 mile. One can easily walk along the beach to the pier and up the main street. Or one can walk along West Grand Ave. It too is a nice walk with safe sidewalks on either side of the street. Do you rent in the off-season? fall, winter and early Spring time? Yes. We rent our property year round. Popular off-season dates include Columbus day weekend, Thanksgiving, Christmas, New Years' Eve, Valentine's day, Easter, Memorial Day weekend. I am trying to book for next summer but I cannot locate any available dates why is this? we have opened our calendar to accept new bookings for the summer of 2026\. We accept Saturday to Saturday reservations only from the middle of June through the beginning of September with a 7 night minimum stay. If these dates do not work for you and your guests we recommend considering booking alternative dates in May, June, September or October as Old Orchard Beach is just as beautiful in the late Spring / early summer / late summer & early fall, or booking one of our other beach properties. I wish to have a party at the property with either family or friends with a group of 25 guests or more, is this possible? based on the actual number of guests, and type of party our rates to host such an event start at $500. I am not sure what the final number of guests will be. I understand above 12 guests you charge $50 per person per night. Can I let you know what the final number will be closer to the date of my booking? Yes, absolutely. This is very common. As soon as friends or family members see photos of the beachfront property their busy schedule often times opens up, and they wish to come along. (For everyone's safety and protection of our property we have installed 2 surveillance cameras on the outside of the property only. The first camera is located just to the left of the front door. The second camera points at the rear entrance door and carport. It is attached to the side of the house, 15 yards away. It faces the rear entrance door. These cameras record people as they approach anyone of the two entrances to the house. The camera's range is approximately 100 yards. If you have any concerns about our outdoor surveillance system feel free to message me. If there are any issues on the property, who do I contact and how quickly are you able to resolve these issues? All guests are given my personal cell phone. Should there be any major problem inside the house I ask guests to contact me right away. Very close to Portland for a nice dinner and some drinks. We also went and played some golf at summit in OOB and had a blast. Outdoor grill was perfect and overall we had a great time! I rented this beautiful house for my annual Christmas Eve party. It was more than perfect and there was plenty of room for everyone. This vacation was a long-planned generational week being all together. One-third of our offspring live in TX, another in FL, and only one-third near us in Massachusetts. Staying in a huge house absolutely smack-dab on the beach is quite a luxury. The stretch of the beach itself is far enough away from the boardwalk that it's quiet and amazingly not crowded, given the holiday week. The beach was so clean and refreshing. Our only problem was that the refrigerator/freezer (a top-of-the-line appliance) decided to take its own vacation. It couldn't be solved during the time we were there. Our concern was with the air conditioning. The second floor bedrooms were without air conditioning, excepting the master bedroom. It was difficult to sleep without it as summers are getting hotter, but we managed to rearrange beds. However it wasn’t as advertised. The location is next to a right of way to the beach. and It turned out to be okay after my initial surprise. The photos appeared to be more isolated. Thankfully the house was very quiet inside. A great feature. My family had a wonderful time and I recommend this property with the best beach ever! ##### Susan H. We rented the entire house, which included a rear apartment that connected to the front part of the house and added two bedrooms and a second kitchen and laundry. The combined space was perfect for 11 of us. A charming small elevator was a real bonus for those with some infirmity as well as for hauling luggage and food to the second and third floors. While the pool table kept the teens occupied for much of the time, everyone enjoyed the stunning views and the beach itself. The house is exactly as described and even better than than the photographs. We cooked and baked in the large, open, well equipped kitchen where we could all easily gather. Everything was immaculately clean and we all enjoyed every aspect of the house and it's perfect beachfront location. We felt very lucky to be there. There was one glitch at the very beginning due to an error made by VRBO that resulted in the rear apartment being double booked. Jason quickly resolved the problem by offering the other renters another space, and everything went perfectly from that point forward. I booked this home for my husband’s surprise 50th bday party. Ppl arriving from up to 3 hrs away. We arrived @ our destination @ 4:45pm to find the door ajar and another party had already vacated the property. Safe to say I was in shock & absolutely freaked out knowing I had people arriving to a weekend away th@ I PROMISED TO PROVIDE for them! I was surprising my husband w/ a house on the water, no obstruction in view/pool table/wet bar/separate bedrooms w/ 7 bathrooms-almost 1 per couple Every1 needs and luvs a bathroom especially around strangers you’re just meeting. VRBO & airbb both had this listing & it was double booked. 1 party arrived first. It wasn’t us. I called Jason in absolute panic knowing there was another property needing it. His tone was calm and never changing throughout. He knew this was a terrible mixup. He gave me address of other property th@ slept the same amount of people but entirley different setup. It was just his luck (& ours) that it was vacant. In the end it worked out. House = beautiful & clean but it wasn’t what i paid 4\. Jason was apologetic. He offered a deal I didn’t feel was truly fair in the moments before guests were arriving. He felt It generous enough to refund $500 & allow L8 checkout … I hope he makes amends with the other $300\. We rented this property to gather our immediate family, adult children and grandchildren. We had a tragedy in our family as my oldest son was killed, this made our once close family, split apart. This property was so beautiful and such a happy place to be that my prayers were answered my family began the healing process. The location and the views one could not be unhappy. We had a family gathering with all ages and everyone had a great time. The house is spacious, clean and comfortable. The owner was very responsive when we reached out. We were able to see fireworks from the balcony as we were there during the 4th. It is close enough to walk to the pier area for the arcade/rides and restaurants.
