This 3-bedroom, 3 bath townhome is perfect for a family get-together. Located right on the water with its own sandy backyard This beachfront townhome is the ultimate way to enjoy the beach while sitting on your private beach yard next to your own bon fire ring! Watch dolphins and surfers while you BBQ. This is the sand level unit so you are assured unobstructed ocean views and enjoyment! Slide open the door in the main living area and let the cool beach air flow through the home. You will enjoy relaxed, California-style indoor/outdoor living at this home. Add fabulous views, private deck, WIFI, TV and other amenities to ensure that everyone is comfortable and happy. There are a total of four smart TVs in this home. This beachfront home has 3 bedrooms and 3 bathrooms (sleeps 8). There are two master suites, each with a California-King bed and a private bathroom. The third bedroom has a bunk bed with two twin beds and an additional twin sized bed with a twin trundle. The kitchen comes fully equipped with everything you need for preparing a nice meal at home, including a Keurig coffee maker, plenty of appliances from crockpots, rice makers to a coffee maker, etc. There is also a private deck with patio furniture and a charcoal BBQ for outside entertaining. Note: We always have sand in the back yard for the kids to make sandcastles and dig. Please note this is a vibrant and active beach community. There can and will be noise from a variety of people, neighbors, cars , noise, nearby construction, seawall repair, city workers, gardeners and even noisy crashing waves. Guests using this home must be able to navigate the staircase that leads from the street down to the beach level of this property where the front door is located. There are also 4 interior steps. Sorry, this property is not suitable for those with mobility issues. The single car garage and the single car space are for economy and standard cars . Oversized cars will have to park for free on the street in front of the house. This home does not have direct public beach access due to current sand levels. There can and will be erosion from waves in the back yard from time to time and again, this is beyond our control. For beach and ocean access there is a ramp about 75 feet north. We recommend a fun walk to the big sandy beach up around the pier area as a great place for boogie boarding, swimming and walking on the beach. The city also operates a shuttle that will pick you up at the front door and take you to any beach or restaurant. Oceanside has lots of great new trendy restaurants. Don’t miss the top gun house. This is a NON SMOKING property . 3\. The city is now very strict with vacation rentals and regulates how they may be used. This is a vacation destination and not a party or an event location. Parties, noise and wedding related events of any size are not allowed. No visitors or extra overnights guests where you have invited more people than you indicated on your reservation request form. 4\. Nothing illegal is permitted and grounds for immediate eviction and loss of rents. 5\. This is an enforceable contract between Guest and Owner, and is supported by Owner\`s agreement to allow transient/short term use and enjoyment of the property for vacation purposes in return for the payment agreed upon. This is a short term rental only and explicitly for only the dates specified and for number of people specified. Tenant agrees to vacate property at the end of the short term rental period. 6\. Outside quiet time is 9pm. Please understand this is a quiet residential neighborhood. Parties and events are not allowed. Music and voices should never be so loud that it can be heard at neighboring properties. 7\. Guest shall be responsible for any and all damages arising during their visit, including all damages sustained by their guests or invitees, and tenant shall pay for all repairs and/or replacement required as a result of the damages. These costs may be more than your security deposit so you are encouraged to self-insure. 8\. Guest acknowledges that the house, furnishings, and property are with faults. Accordingly, Guest agrees to take the house and property in an \`as is,\` \`whereas, and with all faults\` condition, and assumes all risk associated with the house, furnishings, and property. Owner makes no assurances regarding any air conditioning, internet, cable, beach, access to public beach, noise from neighbors or construction projects. There are issues that may occur during your stay and we have no control over. 9\. To the fullest extent permitted by law, Guest agrees to indemnify and hold harmless Owner, its representatives, agents, and others working on its behalf (\`Representatives\`) against any claims, demands, suits, losses, damages, including all costs connected, which are or may be asserted or recovered against Owner and Representatives by reason of personal/bodily injury, death, or property damages, including loss of use which arises out of or is in any way connected with this contract. If there were an unexpected situation, emergency or disaster, we have the right to void this contract. If that were to happen, we would offer you a selection of other potential available properties. 10\. You will provide your clothing, food, spices, condiments, cooking oils personal hygiene products, disposable goods, paper/plastic goods. If there is a fire ring or BBQ then you will need charcoal and fire wood. There are nearby stores to purchase all of these items. We do not promise and ice maker so bring a bag of ice just in case. 11\. You are only allowed to have the number of people on property as stated in your email request form. For example, if you declared 8 people on your reservation request ,then only 8 people can be on property at any time. This rule includes visitors not spending the night. 12\. Prior to your 10 am departure on day of check out, please do your dishes and take out all your trash, If there is excessive cleaning and additional fee will be charged. 13\. Pets with prepaid pet fee PER PET. No pets in beds or on furniture or additional fees will apply. Pet must be in kennel if owner leaves the home ant any time, for example the beach or a restaurant. 14\. Terms and conditions: The terms of this rental agreement are: no refunds. There are no refunds, for any reason. Renter further agrees once a payment to retain the home has been made, the terms of this contract specify no refunds. Once Renter arrives at rental property, Renter agrees they must inform Oceanside Beach Rental in writing of any condition that needs repair or does not meet with their expectations. Renter agrees Oceanside Beach Rental has 24 hrs to evaluate complaint and rectify or repair said situation. If repairs and or replacement can -not be made within 24 hrs, renter agrees to a maximum reimbursement and compensation of up to $45 per stay. That amount will be decided by the booking agent. Renter guest further agrees the beach and ocean are an ever changing environment. Renter agrees the amount and appearance of sun, tides, beach sand, beach rock and access to the public beach will and does change daily. Quiet surroundings. direct access to fire pit and beach. TV was hard to operate (needed for news!) Well stocked overall. We had a wonderful stay. Wouldn’t highly recommend to all. It exceeded our expectations. Immaculate, beautiful, well appointed, and stocked. The only 4 star was because when I contacted the manager when Unit A was in our our beach area she directed me to address the issue with them or move to their space. I believe she should have contacted them. Chairs not marked. However signage clear in our unit. Manager pleasant and I resolved issue. ##### Daniel G. We loved the views and the sounds of the ocean. Hanging around the fire pit playing trivia was a lot of fun. We enjoyed many meals and sunsets. Our miniature poodle had fun watching the many squirrels playing in the sand. Overall it was a great location to spend our 20th wedding anniversary. ##### Susan M. There is no access to the beach which I didn’t realize until we got there. There is a sea wall and at high tide the beach below disappears. The house is clean and equipped.
