Newly painted with a cathedral ceiling and refinished floors, this is a refreshing alternative to condos and inns, with the bonus of very reasonable weekly and 3 night minimum rates. Provincetown is so convenient from here, you can ride your bike into town, or take the Flex bus and leave your car! Steps from a private beach, with 2BR, this cottage is a great fit for a family getaway, and it's pet friendly, so you can bring your furry friend, as well! The Space: This cottage feels airy and spacious from cathedral ceilings and natural light, and the open living/dining area provides a great spot to begin your day before heading out to enjoy the beach! The flat screen TV is perfect for unwinding with a movie in the evening after a long day of outdoor fun. Two bedrooms provide ample sleeping space, one of which features a queen bed while the other offers two twins. The cottage also features an efficient full kitchen, cable TV, wireless internet and A/C. All guests are encouraged to enjoy the private patio with a gas grill, park-like grounds, and private beach! Guest Access: Guests will be given access code The Neighborhood: Directly on a private beach, 3 miles east of Provincetown center. Hike the dunes, take in a whale-watch, visit the galleries of PTown, 18 holes at Truro's Highland Links Golf Course or stroll the village of Wellfleet searching for the perfect spot to slurp a dozen oysters. Getting Around: Easily drivable, bikeable, and conveniently located on the Provincetown shuttle route, which can take you to town every 30 minutes. Other Things to Note: • Linens: to ensure an affordable stay for guests, this property is offered without linens. Please plan on brining your own sheets, blankets, towels, etc. to ensure your comfort. • Pets: Pets are permitted with prior approval and payment of the pet fee(s). Please inform us promptly upon booking about the type, age, and name(s) of pet(s). Pet fee is $50 per pet per night. • There is a $25 fee for any lost or unreturned keys. • Smoking: all Lexvest properties are smoke-free. To respect the homeowner and other guests, smoking is strictly prohibited inside all buildings and within 50 yards of buildings and/or outdoor amenities. If you smoke, we reserve the right to charge a $1,000 smoke remediation fee. • Parties + Gatherings: due to local community rules and guidelines set by the owner, parties and gatherings with guests in excess of the maximum guest count are prohibited at this property. We cannot accommodate weddings, or any events with outdoor music, catering, excessive alcohol, etc. Any party or gathering is grounds for immediate termination of your stay and removal from the property with no refund. • Drones and fireworks are prohibited on property. • Cleaning: the property is professionally cleaned prior to your arrival. For longer stays, we require professional cleaning by our housekeepers every 2 weeks; guests can arrange and pay for this cleaning with the manager. Regardless of the length of stay, we reserve the right to assess fines for excessive cleaning, trash removal, and property damage. • Rental Agreement: to ensure a safe and comfortable stay, the owners of this property require that all guests sign a Rental Agreement that clearly sets forth the terms and conditions of your stay. We send the Rental Agreement with your booking confirmation and we require your signature within 24 hours; we reserve the right to cancel your booking with a 15% cancellation fee if we do not receive a signed agreement. • Guest Count: please reserve the property for the actual number of guests in your party; no additional guests are permitted without host approval. Guests may not sublet the property. • No refunds: while we make every effort to ensure that the property and all amenities are available to guests during their stay, we make no guarantees and we do not refund guests for unavailable amenities; utility outages; weather, etc. We advise guests to exercise caution in inclement weather. Guests bear all responsibility for their safety and ability to access the property. • Damage Waiver: to protect the property and its contents, we require guests to purchase an accidental damage waiver with $59 of coverage. Please report any damage immediately to us to avoid charges or responsibility for damage. Guests are responsible for any intentional damage, removal of items from the property, and any damage not covered by the Damage Waiver. • This property requires a security deposit of $300, which will be held on check-in date and automatically released 1 day after checkout, provided no damage is found and all house rules are followed. • Early Check-in / Late Check-out: during the busy summer season, it can be difficult to accommodate early check-in or late check-out. If you are interested in arriving early or departing late, please contact us in advice. If we are able to assist, we reserve the right to charge a small fee, which helps us recoup the cost of rescheduling cleaners. We urge guests to pay close attention when enjoying nature, weather can change quickly and wild animals can be surprising. Because temperatures in the mountains can fluctuate widely, even in the height of summer, we recommend packing sweaters and light, cold-weather gear just in case. Depending on the activities you plan, we recommend packing hiking, running, swimming, horseback riding, and/or running gear. We also recommend that guests consider spraying clothes with Permethrin when walking outside, to help avoid ticks. In winter we recommend guests pack several layers of warm clothing and ensure that their vehicles are ready for potential snowfall. When we opened the door there was a pile of wet towels on the floor No paper towels, no soap, barely any toilet paper Wi-Fi not working with no instructions We called the property manager who told us that she would go out and buy some paper towels. She didn’t return for another 24 hours. She also didn’t know what to do about the Wi-Fi but with her help we finally figured it out - again 24 hours after arriving. The lack of Wi-Fi,m meant we couldn’t setup our baby monitor. House was comfortable otherwise Location absolutely beautiful The property manager is very nice. Clearly trying. He is quite the big boy (95lbs) and I was excited to find a place that would allow me to bring him. This property was absolutely beautiful. Plus it was right next to be the beach!
