Ski season in October-May How the address is already recognizing the chalet is in an absolute sunny location at 900 meters, with a view takes in the opposite mountains, and to the place Niedernsill. The house is built in a solid wood construction which provides for a unique healthy indoor climate. In the living area there is a large deep sofa that offers the entire family of space for relaxing, watching TV (very large flat screen TV) and games, and a wood stove with a large memory window, which provides for a pleasant warmth, and infrared heaters. The dining area is a cozy corner seat, which can accommodate up to 10 people. Behind it is the subtle equipped open kitchen (Nespresso machine, coffee maker, fondue, raclette ..) with subsequent bar. The 2 main bedrooms are each equipped with a flat screen TV and a double bed and a balcony with a wonderful view. The third Bedroom with its loft bed can accommodate up to 4 people. The lower bed of the bunk bed and the single bed can be put together on request as a double bed. Each bedroom has its own bathroom (the 3\. Bathroom is down) and a sauna is not missing. The 2 extra beds and the baby cot can be placed arbitrarily. In summer, the beautiful terrace and the garden barbeque area. Direct from the chalet, you can start the most beautiful hiking and mountain tours. For ski tourers can be started directly from the chalet or some curves above. Due to the central location of Niedernsill are the most beautiful ski resorts (Zell am See Schmittenhoehe, Kaprun (Kitzsteinhorn), Hollersbach (entry Kitzbuehel, Saalfelden Hinterglemm, lakes (Zeller Lake) or the natural lake in Niedernsill, tennis court and mini golf course in Niedernsill and golf courses quickly. ## Property amenities ### Ski - Dirty dishes were just put in the cubboard and the shower upstairs leaked through the ceiling in the living room. Afterwards we received an invoice to pay extra for electricity. In den Bädern war sogar Handseife vorhanden sowie ausreichend Toilettenpapier. Die Lage ist natürlich auch toll mit einem schönen Ausblick in die gegenüberliegende Bergwelt.Contra: -die Beschreibung über den Zugang zum Haus war leider falsch, so dass wir nach Ankunft erstmal lange den Schlüssel suchen mussten, der nicht am angegebenen Ort lag. Schlussendlich lag er in einem Schlüsseltresor, dessen Code wir allerdings nicht erhalten haben. Gott sei Dank rief der Vermieter zurück, so dass wir nach etwas Wartezeit ins Haus kamen. Es sorgt nur leider für ein doofes Gefühl gleich zu Beginn. - Dann wurde sehr dringend auf die Pflicht zur Mülltrennung hingewiesen. Aber Mülltüten waren nicht vor Ort und entsprechende Behälter in der Garage waren überfüllt. - das Ausstellen der Gästekarten hat auch nicht so funktioniert wie in der Beschreibung dargestellt. Dank der Touristeninformation hat es am Ende geklappt.- Die Küche war bei Ankunft relativ dreckig. Auch die Waschbecken in den Bädern waren nur oberflächlich gereinigt.- Das Haus wurde mal sehr hochwertig gebaut, es fehlt aber an vielen Stellen erkennbar an Pflege und Unterhaltung: Fenster, Terrassentür, Mobiliar draußen, Treppenaufgang draußen - In allen Betten waren einzelne Latten des Lattenrosts an- oder durchgebrochen.Insgesamt war es aber ein schöner Urlaub in einer netten Location. ##### Meike K. Die Unterkunft bietet alles, was man braucht. Wir sind in einer größeren Gruppe (9 Erwachsene Baby) angereist. In den Schlafzimmern und den 3 Bädern war ausreichend Platz. Die Küche sowie der Ess-und Wohnbereich sind perfekt geeignet, um gemeinsam zu kochen und Zeit zu verbringen. Der große Wohnbereich hat uns besonders gut gefallen. Durch den komplett eingezäunten Terassen-/ Gartenbereich konnten wir unseren Hund auch ohne Leine ins Freie lassen. Über eine kurz vor unserer Anreise festgestellte undichte Dusche (dadurch nicht nutzbar) wurden wir sofort informiert und man bot uns die Möglichkeit zu stornieren. Da aber WC und Badewanne sowie die anderen beiden DU/WC in Ordnung waren, gab es für uns keinen Grund dafür. Für unser Auto (Mercedes Vito mit Dachbox war die Garageneinfahrt zu niedrig, es ging aber problemlos vor der Garage abzustellen. Die Kommunikation und Schlüsselübergabe verlief komplikationslos. Die Anfahrtsbeschreibung war sehr exakt. Das Haus liegt oberhalb von Niedernsill in ruhiger sonniger Lage. Zum Skigebiet Kaprun oder Schmitten (Areitexpress, Zell am See) braucht man mit dem Auto ca. 15 Minuten. Die Küchenausstattung ist fantastisch, alles was das Herz begehrt ist in großzügiger Menge vorhanden. Großer Kühlschrank mit Gefrierfach, viele Töpfe in allen Größen, mehrere Pfannen, 2 x Fondue, 1 Raclette, Nespressomaschine, Filterkaffeemaschine, Wasserkocher und Toaster. Die drei Schlafzimmer sind im ersten Stock, ein Schlafzimmer hat direkten Zugang zu einem der Badezimmer. Das "Kinder" Zimmer hat ein Stockbett und sowie ein Einzelbett. Bettwäsche und Handtücher sind vorhanden. Wir haben das komplette Haus mit dem Holzofen geheizt. Anzündholz sowie Holzbriketts wird nach Verbrauch abgerechnet, ebenso der Stromverbrauch. Zählerstand bei An- und Abreise wird auf einem Bogen angegeben. Die Sauna befindet sich im Erdgeschoss mit Dusche, Waschbecken und sep. WC. Von der Sauna aus kann man direkt ins Freie gehen. Sehr angenehm ist der Hauswirtschaftsraum (Waschbecken, Waschmaschine, Wäschetrockner) zum Lagern der Skischuhe (Skischuhtrockner ebenfalls vorhanden) etc. Das Haus ist geschmackvoll eingerichtet, man fühlt sich sehr wohl. Es ist sehr geschmackvoll eingerichtet und wir haben hier wunderbare Tage verbracht. Ein paar Punkte müssen wir leider bemängeln: - im oberen Bad, welches sich im Flur befindet, hat man einen See auf dem Fußboden sobald man geduscht hat. Hier sollten dringend die Dichtungen überprüft werden - wenn man Nachts auf die Toilitte geht, wird zwangsläufig jeder wach weil der Fußboden stark knarrt- also daher weniger geeignet für kleine Kinder die im oberen Bereich schlafen sollten -der Check in hat bei uns leider nicht gut funktioniert, da wir keine Email mit den Infos zur Schlüsselübergabe vorab erhalten haben und somit leider ca. 1 h vor der verschlossenen Türe standen ##### Madeline J. Die Küche ist top ausgestattet, sodass wir uns kulinarisch austoben konnten. Von der Terrasse und den beiden Balkonen aus, hat man einen tollen Blick in die Ortschaft im Tal. Innerhalb von 20 Fahrminuten waren wir im Skigebiet (Schmittenhöhe - Zell am See). Zur Ausstattung gehört auch eine Sauna, welche wir gerne genutzt haben. Die Handtücher, welche für uns Gäste bereit gelegt wurden, waren etwas wenig. Es gab ein kleines Handtuch für Hände und Gesicht, sowie ein mittelgroßes für Duschen UND Sauna. 1 Stern müssen wir leider abziehen, da Heizkosten vor Ort hinzukommen, die vorher nicht ersichtlich waren. Entweder durch das Anschalten der Heizung oder durch die Nutzung des Kaminofens. Außerdem sollte man die Anzahl und Art der Betten bei der Verteilung auf die Gäste beachten: Es sind zwei Schlafzimmer mit je einem Doppelbett, eines davon hat sogar ein separates Bad. Dann gibt es noch ein Schlafzimmer mit einem Hochbett, und einem Einzelbett. Es lassen sich auf den Zimmern weitere Klappbetten verteilen. Das heißt, für Gäste mit mehr als zwei Pärchen, könnte es etwas problematisch werden. Wir würden wieder die Hütte buchen, da sie so schön ist und wir uns sehr wohl gefühlt haben! :) Nur bringen wir mehr Handtücher und weniger Pärchen mit. ##### Amani S. ### 8/10 Good #### Stefan M. Es wäre sinnvoll, einen festen Ansprechpartner vor Ort zu haben, falls sich Fragen ergeben. Wir hätten uns gewünscht, bei 10 Tagen Aufenthalt ein zweites Handtuchset für jeden vorzufinden.
