Enjoy town charm and country serenity in the prime location conveniently located near Newton, Andover, Sparta, and other Sussex County, northwest, NJ locations, including the upcoming Andover NJ Transit rail station. We are right off of Route 206 and close to many amenity locations: 7 mins to Newton town hall & shopping center, Starbucks. 13 mins from Route 80, 15 mins to Lake Mohawk, 8 mins to Wild West City, Perona Farms & other wedding venues. **The Property/Unit:** Our second-floor unit is a comfortable and cozy apartment that includes everything you need for a short or extended stay. It features 3 bedrooms, each with a queen-sized bed, 1 bathroom, a living room, a kitchen, and an eat-in area. Bed linens, towels, shampoo, conditioner, body gel, and other amenities that we provide for our guests. Enjoy modern amenities such as high-speed Wi-Fi, air conditioning, general heating, and a fully equipped kitchen with a stove, essential cookware, and a convenient washing machine. Whether you're exploring local attractions or simply relaxing indoors, our apartment provides an ideal base for your next getaway. The property offers a comfortable and spacious area both inside and out for your relaxation and staycation needs throughout all four seasons. You will find everything you need for enjoyment, relaxation, and entertainment during your stay, including complimentary coffee and a variety of teas. We also have 2 other units available in the property that can be rented simultaneously if you need a larger space for accommodation such as weddings, reunions etc. These are located on the first floor: 1 unit with 1 bed room with a full bathroom and; 1 unit with 2 bedrooms 1 bathroom and a full kitchen. **Wi-Fi and Entertainment:** We offer high-speed Wi-Fi, an Amazon Fire Stick, and smart TV apps, including Amazon Prime, Netflix, and other streaming services. We also provide a variety of board games, card games, puzzles, and outdoor games for your enjoyment. **Property Area:** The backyard features a fire pit with seating and memorable views, perfect for day and night outdoor entertaining. We also have a gas grill, a log grill with wood log seats, folding chairs, and outdoor game activities for your cooking and entertainment needs. The area offers a unique view of the changing seasons and abundant scenery around the property. Please be respectful of other guests, visiting family, or friends in the area. No loud noises or parties are allowed. Please note that we have a Ring doorbell camera and one exterior camera facing the driveway. There are no indoor cameras. **Local Tri-state amenities:** Our home is very close and central to other numerous year round 4 season Touristic/recreational locations and amenities in the Tri-state area such as trailing, hiking, river tubbing, fishing, canoeing, kayaking, zip-lining, archery, paint ball, zoo/Museum visit, snow tubbing, skiing, sledding, bird watching, shopping centers, restaurants, etc. being only 5 mins to 60 mins away depending on location: Newton, NJ, with its country center and shopping areas including Starbucks and Panera Bread, is just 7 minutes away. Sparta, NJ, and the beautiful Lake Mohawk are 7 minutes away. We are 13 minutes from Route 80 and 8 minutes from Perona Farms and other wedding venues. Skylands Stadium about 20 minutes away. Slam Dunk Museum, approximately 15 minutes away. The Newton Theatre which is 5 minutes away. Kittatinny Valley State Park, 15 minutes away. This park offers a range of outdoor activities including hiking, biking, and bird watching, and is known for its diverse ecosystems and scenic views. Delaware River Water Gap for trailing/hiking and water fall viewing (35 mins), Space Farms Zoo and Museum, NJ (24 mins), Mountain creek Resort, NJ (30 mins), Legoland resort, NY (50 mins), and Shawnee Resort, PA (40 mins), Historic Tri-state monument (45 mins), City of Port Jervis, NY (45 mins), Milford, PA (35 mins), High point State Park and monument for panoramic views and trailing views/hiking and lake swimming (35 mins), Point Peter panoramic views at Elks-Brox Memorial Park (45 mins), Sunflower maze Sandyston, NJ (35 mins), etc. For more detailed and specific information, please refer to our guest manual link that we provide in the booking confirmation, and/or our website. Unauthorized and unapproved guests will be considered trespassers and will be charged with a $2000 violation fee and will be reported to the police. Exterior camera video footage will be released and made available to the authorities AND public as evidence if noise, unauthorized guests, and/or a party takes place. **GROUP SIZE AND EXTRA GUEST FEE:** Please keep in mind that groups larger than 4 guests will include an extra guest fee of $35/guest per night after 4 guests in the total booking amount. Please be honest with group size, and number of guests as we have exterior property cameras (outside of the house) to protect and surveillance property. **PET FEE AND SERVICE DOGS:** We are one of the few stay locations that accepts house trained pets. There is a 3 pet maximum allowance and it is $30/per pet, per night fee. For Service dogs please be prepared to show proof of your certification to avoid the pet fee. Therapy dogs are not the same as Federal ADA recognized service dogs. Therapy dogs are still subject to approval and fee payment. Thank you. **PET RULES & VIOLATION FEES** For safety and security purposes, unleashed and loose dogs on the property are strictly prohibited due to having neighbors around and our properties not being fully fenced. Guests that do not comply risk their reservations being cancelled with no refund and will be charged a violation fee per the listing agreement. **FIRE PIT USAGE AND FIRE CONTROL:** There is an abundance of sticks, branches and small logs that can be used for firewood for the fire pit/bonfire, or for the fireplace inside the home but it is preferable guests bring their own firewood in case our firewood might not be usable/available. Please be cautious when using any flame starter, and using the fire pit, as well as the fireplace. Please leave all fire turned off by wetting completely with water and making sure before leaving. **POWER OUTAGE DISCLAIMER:** Power outages unfortunately are out of our control. No refunds or reimbursements of any kind will be issued for any guest that experiences a power outage. **DAMAGE DEPOSIT:** We require a $250 security deposit authorization/hold option through the Airbnb-approved secured platform by the name of Truvi. This will be processed as a temporary hold on your credit card (not a charge), and it will be released after your stay, provided there is no damage. First impressions are everything, I mistakenly booked the rental for an extra day. Called to correct and was met with rudeness. “Per their policy no refunds” I read the policy and no where did it state that. Then to receive another email that I need to spend more money for a guest verification. Day of received a link with check in process that wouldn’t open through the mobile app. Thank god my kid had his iPad! I fully expected to drive up to an apartment building and it was a house. Door locks were very finicky. First bedroom we went into had someone else’s hair on the bedding, cobwebs over the plugs were the vacuums were kept stale water in the dishwasher. That stunk really bad. Random wires along a door frame. Ants crawling all over the bed in the second bedroom. Lesson learned always read the reviews. ##### Jamie J.
