Wow...Large 1800 square foot three bedroom, three and half bath townhome, rooftop patio, great views, one house from the ocean/beach!! No street to cross to reach beach!! Each bedroom has its own full bathroom with granite tile! Master has king size top of line Simmons full memory foam mattress, dual sinks, separate tub (with pillow) and shower.

This is perfect for a small family or even three adult couples looking for something a lot nicer than the standard beat-up, beach rentals in Newport. There's nothing wrong with those rentals, but if you want a classy place to stay at the beach, keep reading and check out the many photos.

Our upstairs townhouse is located conveniently between both Piers on the Peninsula; this is a quieter location than being right on the boardwalk, or if you were staying near the Piers, but your only steps away from it all when you want it. Then you can return 'home' to your quiet and convenient location. If you're looking for a beach rental 'party house' this is NOT the place to stay. We want to rent our luxurious home to mature adults who will respect the home and be considerate to all our neighbors.

The home has living room with fireplace, dining room with large Restoration Hardware dining room table and cloth chairs that seat six people. Kitchen with stainless steel appliances, granite countertops. Home is fully carpeted. There is a 50-inch high-definition Smart TV in the living room with Direct TV and DVR service. The Master bedroom and the two other Guest bedrooms each have high-definition Smart TVs so you can log into your favorite TV apps. We offer free Wireless Internet.

There's a small deck off the kitchen with mosaic table and two chairs, another small deck off the master bedroom with mosaic table and two chairs and sit-down ocean views, and a HUGE roof-top deck with built-in grill, refrigerator, sink with hot and cold water and great views!!

Each guestroom has a full private bath and is furnished with upscale quality hotel sheets and towels, hotel style toiletries, hair dryer, two bathrobes, iron, ironing board, fan, luggage rack and welcome chocolates. The master bedroom has an Eastern King with a top of the line Simmons mattress with memory foam and each of the other guest rooms has a queen size bed.

Once you step upstairs to the rooftop deck, you might never come back downstairs. Views of the Ocean and Bay, Catalina Island, Newport Pier, Newport Coast, Newport Bay, the mountains...they're all in view from the huge rooftop deck. We guarantee that next to being on the beach, this is where you'll be spending most of your time!

We have SIX beach bikes available for guests use (New Bikes purchased in September 2022!). There is also a full-size washer and dryer for your use. We have beach chairs, sand toys, and beach umbrellas for your use. There is also an outdoor shower with hot and cold water.

Garage can fit ONE average sized car. **Please note that large SUVs (Suburban's, Tahoe's, etc.) will NOT fit in the narrow garage. ** There is plenty of free parking on the street (W. Balboa Blvd). No smoking in the house, but with three decks there's plenty of outdoor space for your use. Between the months of September through May, we allow a minimum of 2 and 3 day rentals along with weekly rentals beginning and ending any time during a week. During the months of June, July and August all summer rentals are in increments of 7-days, and we rent from Saturday to Saturday only.
