This freshly upgraded downstairs unit of our popular corner duplex is within reach of the best ocean recreation, offering Newport Beach's great waves for the accomplished surfer, yet gentle shorelines for the youngest sandcastle builder. Here's what you'll find:

LIVING/DINING AREA:
- Upholstered sofa set
- Streaming Cable TV
- Sliding glass door opens to expansive front ocean view patio
- Dining table w/ seating for 6

KITCHEN:
- Fully stocked w/ dishes, utensils, cookware, bakeware
- All major appliances; small appliances
- Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)

- Bedroom #1: King bed; TV

EXTRA SLEEPING ARRANGEMENTS:
- To fulfill the maximum occupancy, 2 twin trifold floor mats (best suited for children) along with extra linens/pillows are provided. Twin rollaway beds can be rented in lieu of the mats, if desired. Make arrangements with our office in advance to ensure delivery in time for your arrival.

LOCATION:
Best of all is the close proximity to the hugely popular 40th Street beach: well-known for its great surf and inviting shoreline. A longtime local favorite, there is something for everyone to enjoy here! Every convenience imaginable is within easy walking distance from this home: from the well-stocked Pavilions grocery store and various eateries just a few short blocks away, to the lively yet quaint Newport Pier area; and so many more destinations in between, including banks, a pharmacy, full-size movie theater, restaurants, and shops for all ages to enjoy. Guests can park their cars once and not use them again until departure day!
The beachfront boardwalk, which runs almost a 6-mile length of the peninsula, facilitates a great transportation corridor for pedestrians and bicycles, in addition to the Seashore Dr. bike path. It's the best way to get around town to avoid any parking and traffic hassles, too!

Great spot!

This space was great! Pictures on listing represent the property accurately. You can’t beat the location - close enough to walk to everything but far enough away from the extremely busy areas. We had a few small issues while we were there - iron was broken and no propane in grill, but the issues were resolved very quickly by property management. House is very clean and beds are comfortable. Kitchen supplies could be a bit better, so if you like to cook a lot when you vacation, plan to bring some staples from home. Overall it was a great rental - we stay for the 4th of July every year for the past 10 years and this is one of the cleaner properties.

I would give this property 5 Stars, great location, great patio, but the hot water stopped working and if you have kids you know they need the hot water for showers. The Manager handled it right away, but other than that this stay was nearly perfect.

Close to beach. Management team responded quickly. Home was minimally stocked and in need of repairs and updates. We were there for a month and whenever there were people in the upstairs unit, we heard almost every footstep. The Parking spots were very tight and difficult to get in and out of.

Everything went smoothly for our group of 20! We had the upstairs and downstairs with ages from newborn to 60. Property was great, management was helpful for just a few the questions we had, checkin/checkout was smooth. Great 5 days at Newport, our favorite place!

Great House

The house was great, and the patio is huge and really nice. The three bedrooms were nice and fairly roomy with the exception of the first bedroom although it was far from cramped. The master bathroom toilet and sink are a bit cramped together, but it's not a big deal. We had one minor issue with the living room TV not working, but the management company was extremely responsive and sent someone from their maintenance crew right away to fix it. Parking is fantastic to have, but the instructions are a bit confusing. You get the far left space inside the covered parking area/garage as well as the uncovered spot on the outside of the wall on what looks like the sidewalk. Both parking spots are labeled with the house number so you know that they're yours. I usually parked in the outside spot and had my son get out of the car before I pulled in because it was so tight. Both parking spots are tight so just keep that in mind and don't rent/bring a giant SUV. I could only hear the upstairs people a few times. Unfortunately one of those times was at 6:30 in the morning when they were getting ready to leave. The living room was comfortable. If you sat all the way at the wall of the patio on the side street, you could see where the beach was. Definitely no beach view from the downstairs unit so don't expect that, but the only way to be any closer to the beach would be to rent a house directly on the beach. I would definitely rent this house again. The location is primo.

Great stay!

My family and I enjoyed this place very much. The walk to the beach was nice being that it was right across the street. The kids loved it and we will definitely be visiting out here again. The outdoor patio was a great place to enjoy the outside sunshine and fresh ocean breeze.

Great Location with Good Space

The location is perfect! Easy to walk to beach, restaurants and grocery. The outdoor patio is huge with lots of seating. I liked that it came with lots of beach chairs that were easily accessible. These aren't big negatives..... but a few things to consider when booking. The check-in/check out is off site. You have to drive to the location (not walkable). The house comes with 2 house keys - I didn't know anyone even used house keys anymore! For a rental (especially as a group), would have preferred a key pad for group accessibility. The beds and pillows are clean and nice, but no extra comfort. If you enjoy any frills, would advise to bring your own linens, pillows and towels. There is a listing of chores at check out, clear all garbage (each room has garbage), clean out fridge, all towels in hamper, wash and put away all dishes. As mentioned, these are not negatives to the house - just something to consider when booking. Overall, the house worked out great for our group and would stay here again.

Clogged bathrooms and stinky smells

We were a large extended family (8) that was limited to one (attached) bathroom in the entire trip because the common bathroom kept clogging up. The showers and toilet kept backing up everytime the people in the unit above us used their bathroom. It ruined the entire stay/experience especially for all the ladies in the group. We spent New Year's Day (Jan1st) with the plumber who spent pretty much the entire day (feel sorry for him) trying the fix the bathroom and cleanout the clogged waste externally - which stank up the place. The property is dated so all the doors are creaky and every time someone stepped in or out of the bedrooms, it woke people up. The coffee maker did not work and the fridge was not cleaned. The icemaker was jammed up and had dirty ice. This was a damper to all our New Year Plans and we were really disappointed that we were not compensated for our troubles!
