This beautiful 2 bedroom 2 bathroom downstairs renovated unit has everything you need to enjoy a great beach vacation including air conditioning! You will have plenty of room to relax in the living room with a comfortable couch, big TV and cozy dining area adjacent to the kitchen. The living room couch has a full size pull out bed (memory foam). The kitchen is really nice, spacious and open. There is a lot of room in the kitchen cabinets to store your food. We provide all of the basics cooking equipment so you can easily make the family a meal after a fun day at the beach. Gas range and oven, microwave, big refrigerator, Keurig coffee maker, blender, rice cooker, toaster, etc.. We provide some of the basics (salt & pepper, oil, sugar, etc..) The master bedroom has a king bed with pillow top, walk in closet and en-suite bathroom with shower, large wall mount TV, ceiling fan, and convenient bench to put your shoes on. It's a very comfortable room. This bathroom has a shower, toilet and single sink vanity with plenty of storage for your stuff. The second bedroom has an adorable built in day bed (little shorter than a twin), great for a kiddo that wants to sleep in room with mom and dad or it makes for a great reading spot! This room also has a flat screen TV and ceiling fan. One garage spot is included with the rental of this unit. Parking can be hard in Newport especially in summer and on weekends so having a parking spot is really important. However, there is also free parking in front of the house and a paid parking lot nearby that is free at night which is helpful for guest parking. There is a dedicated washer/dryer for your unit in the garage (no charge) We even provide laundry soap. Everything you need for the beach is included and here on site, including bicycles with locks and helmets, boogie boards, beach chairs, beach towels, surfboards, wetsuits galore and more! Saves you a ton of money and super convenient! West Newport is awesome. Take the bikes to Huntington Beach or the Newport Pier. The Newport Pier is only 2 miles away and Balboa Fun Zone is 4 miles away. Or walk across the street and have breakfast at Cappys, lunch at Eat Chow, or grab a quick snack from the Newport Beach Cafe. The beach is huge on this end of Newport so it doesn't feel crowded and its very relaxing. Lifeguard towers all around and on duty all summer. Also some great surf camps right in our beach backyard - you could walk the kids out in the morning and get some time to yourself! Balboa Island is just across the water from the Balboa Pier and Fun Zone. This is a fun ferry ride via car or bike with the kids! Don't miss the iconic chocolate covered frozen bananas when you go. Please do NOT make a reservation if you are coming to party! It won't work out and you will lose your deposit and get kicked out. By suggestion of the City of Newport Beach we have noise alert equipment and Ring Cameras (outside) to monitor noise levels. There are no visitors permitted to come to the house without prior permission from the host. Host will not issue a refund after stated cancellation due dates for Covid or any other issues. Consider travel insurance. Guest who books the house must be at least 28 years old and must be staying at the house (no booking for under age kids). Please note....this is a downstairs unit. It is possible to hear noise from the upstairs unit. That noise is usually footsteps (depending on the guests at the time). If you are sensitive to noise, please rent an upstairs unit. Most vacation rentals in Newport are duplexes and most downstairs apartments do have some noise transfer. N.B. The house is well stocked with kitchen items and plenty of towels for both showers and the beach. The garage has everything you could need for the beach, including wet suites in a range of sizes, plenty of boards, chairs, and coolers. The neighborhood is quiet and our host was very responsive. This property is perfect for those who want to explore a Southern California beach area. Walkable to a couple of great places for breakfast, plus it's situated next to the beach boardwalk trail, it's easy to get around. Lisa is a wonderful host, extremely quick response, and the house was immaculate. The bikes and beach equipment are a nice bonus! It was a beautifully decorated, clean, well organized, lots of great amenities, well stocked towels and kitchen. The location cannot be beat and the off-street parking was fantastic. It had everything we needed for the beach, including an easy up so we could stay all day and get out of the sun for a bit. New great laundry, bikes, and linens. The neighborhood was really cute and we enjoyed going for walks as a family. The access to the beach was perfect, only one house away! The beach near the rental was better than some I saw lower down on the peninsula. The property is great, and super well equipped with everything you will need. We especially liked the beach equipment including surf boards, wet suits, and body boards. Washing facilities are also very good. There are also bikes to get you too and from the town centre (about 15 minutes ride). We choose this house because of its location in a quieter area of Newport and it did not disappoint. The beach at this end was much less crowded & had lifeguards on duty. There is a market across the street and a few good places to eat nearby. The house was absolutely clean & had everything we needed. The beds were so comfortable! The kids loves all of the toys and bikes in the smaller garage. Our extended family stayed upstairs and they loved it too! The garage was perfect for our midsized SUV (highlander).
