Our spacious and accommodating 3 bedroom/2 bath vacation home is the perfect set-up for family groups of all ages to enjoy both nearby bay and beach activities. But best of all is the "front and center" position to gaze at gorgeous Newport Harbor views! Here's what you'll find:

GROUND LEVEL

LIVING/DINING AREA:
 - Large bayview seating area with 4 plush chairs;
 - Round dining/game table for 4
 - Expansive windows overlooking the front garden and Newport Harbor

TV ROOM:
 - Sofa and twin fold-out loveseat
 - Upholstered side chair
 - Streaming cable TV
 - Open to adjacent kitchen

KITCHEN: 
- Breakfast table w/ seating for 4
- Fully stocked with dishes, utensils, cookware, bakeware
- All major appliances; small appliances
- Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)

- Queen bed; ceiling fan

HALLWAY BATHROOM:
- Step-in shower

MUD ROOM:
 - Side entry door to rear patio
 - Counters and storage cabinets (most are owner use only)

EXTRA SLEEPING ACCOMMODATIONS: To fulfill the maximum occupancy, 1 twin trifold floor mat (best suited for children) along with extra linens/pillows are provided. A twin rollaway bed can be rented in lieu of the mat, if desired. Make arrangements with our office in advance to ensure delivery in time for your arrival.

 - Two separate sink/vanity areas

 - Back patio (shared with unit B) with small outdoor table w/ seating; gas BBQ

DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE AIR CONDITIONING. 

PARKING:
One space in garage; accessed from rear alley. Access door into house. General neighborhood street parking when available.

LAUNDRY:
Shared laundry facilities located in garage utility room. Guests must provide their own supplies.

ALSO:
The separate, rear upstairs 1 bedroom/1 bath unit can also be booked simultaneously, when available, to provide additional accommodations. See separate listing or contact our office.

RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons; plus Pack n Play portable cribs, and portable high chairs, jogger strollers, rollaway twin beds, etc. Contact us for more information!

PETS:
Pets considered with approval in writing. 

CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

Great location

This house is in a great location with beautiful views. It rained all week so we didn’t get to take full advantage of the beach. The house is dated and could use some upgrades but the location is the best and it was clean.

Great location

The property is in a fantastic location, and has lots of space for people. The process for this management company is a bit more involved than others (names of all who visit, driver's license security check). The house is extremely outdated although the kitchen appliances are new. The carpets are dirty but the beds are clean. There are no perks like coffee, bikes, boards, or anything.

Beach Getaway

Great beach vacation, the place and location were fabulous! A little confusion getting in, had to call for assistance but he came right away and was so nice! The downstairs bed and bath which I thought would be perfect for my Dad (he uses a walker) had no tv (there is one in the picture) and no step in shower ( I thought the window in the picture was the shower) the shower is not shown and the step was too high for him. But he still had the best time! Would definitely stay there again! Thanks for a great vacation!

DO NOT RECOMEND - Beautiful House but very poor management team

The house is beautiful and well located but prepare to have a hard time with the company managing the property: 1- The announce say pet friendly so I came with my dog, the manager told me "we saw on the camera there is a dog so we charged your card $100" with no notice. 2- I asked them for a late check out (initially 10am which is way too early for me but I can understand) they told me it's $100 per hour... I asked them if I can pay 2 extra hour and if they can offer 1 they told me that they can offer me $2 of discount. 3- We arrive in the house and we were suprised to see 4 bedrooms (initialy 3) so we were happy to have one more bedroom. The manager called me in the middle of the day telling me that this unit is not for us and they are going to come and move our stuff with the no respect in the discussion. The overall experience has been a nightmare with them which is sad as the house is gorgeous. I DO NOT RECCOMEND YOU TO RENT THIS HOUSE OR THEY WILL FIND A WAY TO CHARGE AND SPY YOU WITHOUT YOUR AGREEMENT.

Large house with character on Balboa Peninsula

Review is for 3 night off-peak period (Feb). You really can't beat the location - has a small beach facing the bay right across the street. Water is calm and a perfect spot to launch a kayak or SUP. The pictures on VRBO are accurate - yes, the house is dated and a bit eclectic, but we found the charm in that. Everything was clean and in working order - zero deferred maintenance items. Other important things that I find important in a short-term rental: Beds - beds were comfortable and ample pillows were provided. Showers - good water pressure, water heated up quickly. Kitchen - was very well stocked. Gas range which I really prefer over electric. Plenty of pots n pans. Property management company was great to deal with / very efficient. Only minor niggles - no laundry detergent, bathrooms were equipped with "does it all" soap (body & hair). Overall nice very large place in a fantastic location.

Great location and views but needs a remodel.

Great location and views. Walking distance to everything. There is plenty of room to park in front of the home normally (summer may be more difficult) or in the garage. The other half of the garage was the owner's storage. Our larger SUV fit fine. The place was clean but definitely could use a remodel. Vinyl plank flooring or tile vs carpet makes more sense in a rental. The carpet around a toilet is pretty yucky these days. Someone was renting the other portion of the house. We did hear them a few times but it wasn't too big of a deal. The little sandy beach-looking area in front is not a beach for playing or hanging out on it seemed to be the spot where folks walked their dogs to use the potty. If you want to play in the sand you just need to go to the beachside plenty of room over there. Lots of places to eat/shop, and ride the ferry within walking distance. You don't need a car if you do not have one. The two bedrooms upstairs (primary and secondary bedroom) share a shower and a nice big sink/counter space. The primary bedroom has nice sliders and a small deck to enjoy the view with its own separate toilet and vanity space. There is a separate bedroom with its own bathroom/shower on the main level.

A million dollar view

Enjoyed the location. The home of course is very very old but it’s comfortable and clean. The stairs going to the second floor are steep and very difficult for senior folks to handle.

A Dream of a Stay

$1M View of Newport Harbor

Just as advertised with a great view and little neighborhood beach right across the street. My family enjoyed the large kitchen and living room spaces and especially the beach setting which is about 40 foot away from the front door. Decor and layout of house is a bit weird, odd, old lady'ish with beach theme signs ?? but who cares. Property management does good job. Only heads up was all the extra fees on top of the nightly rate. Add about 30% for the upcharges...ouch!!

Vintage balboa beach house in perfect location!!

We just left this property and we absolutely loved it!! If you have any appreciation for vintage beach properties, you have to check this one out. We stay in Newport all the time it usually stay on the beach side. Staying on the bay side was a welcome change !! This house was clean, well stocked, very eccentric, and the property was well maintained. Beachview management company was so easy to work with and very helpful. We would definitely stay here again!!
