Near one of Newport's best surfing beaches and just steps to sand. The Space: This terrific 2 bedroom, 1 bath upper apartment of a duplex has upgraded flooring, kitchen and bathrooms. Near one of Newport's best surfing beaches and just steps to the sand. The perfect beach house for a family vacation. Only 4 houses from the sand. It has been professionally decorated and fully furnished with everything you need for your home away from home. Entering the front Dutch door, you step into the living room with vaulted ceilings, living area and a flat screen TV. Heading toward the front of the property, you will find a sliding door leading to a patio with a bbq, table, chairs and umbrella. Stepping back in the property there is a quaint dining table just off of the all-white, newly remodeled kitchen. Stacked laundry unit is just off the living room, a convenience not always found in beach homes. 2 bedrooms each with queen beds and 1 full bathroom in the hall way. No sleeper sofa. 1 parking spot in a shared garage with the front lower unit. The garage is very small and tight. COMPACT CARS ONLY, larger cars will have to find street parking. Only 2 small cars will fit and even then it will be a tight fit. Additional free parking be found on the surrounding neighborhood streets but can be challenging sometimes at the beach. The week of your check in date, guest will receive a guest portal email to download our phone app or go online to view all the property information The Neighborhood: Balboa Peninsula. 4 houses from the sand Getting Around: Bike path starts at 36th st Other Things to Note: \-This is an upper unit above the garage. You must climb a flight of stairs to access unit. Unit itself is all one level. \-You get 1 parking spot in a shared garage with front lower unit. It's a very small and tight garage. Only 2 small cars will fit and even then it will be tight. Additional free parking be found on the surrounding neighborhood streets if your car does not fit. Parking is sometimes a challenge at the beach. Some reviews were written before the remodel in 2019 \-10 pm noise curfew ordinance Strictly enforced by Newport Beach Police \-Must be 26 or older to book \-Must provide your email and be able to access our company online portal for house info. \-No parties or gatherings. \-We try our best to keep updated on remodels/construction happening around our vacation units. However, construction can pop up anytime in the City of Newport Beach without notice. N.B.V.P is not responsible and will not issue refunds due to neighboring construction. However, our overall experience was quite unpleasant due to the fact that the guaranteed parking spot was unavailable for the first 1.5days of our stay, there was only one roll of toilet paper in both bathrooms, there were no paper towels on the holder, and there was a bag of dirty linens left in the living room from the previous renters. May 18, 2022 #### Beach House Close to the Sand Rating Details: The property manager was somewhat unhelpful. The vacation rental was very clean. I was very happy with the location. I was somewhat dissatisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: First, the positive features of the home: it was convenient, close to the sand, clean, queen beds in each room, close to food, bike rentals, etc. Overall, the description on the website was accurate. However, there were several things that were disappointing. First, the property sleeps 8\. The kitchen lacks many basic items you would expect when feeding a family of 8, such as: no pot holders, no dish towels, no sponge, no large frying pan (2 small ones), no salad or mixing bowls, the cookie sheet was too big so the oven door wouldn't close with the cookie sheet inside. Also,the ice maker was broken (4 ice trays were provided), there were NO additional kitchen trash bags other than the 1 that was inside the trash can when we arrived! Before our vacation, I called NBVP 3 times and emailed once, to ask about the contents of the kitchen. My email was not answered and when I called to follow up, the property mgr. said she didn't get it. I was told she would call me back with an answer to my questions, but she never did. Finally, on my 3rd try, I was told that they didn't know what was included in the kitchen. It's up to each property owner. There was no list of included items. :( Finally, the maintenance man came twice, in the middle of our stay, while we were home, to measure and install a screen door. The rental company should disclose no SUV for the garage space. Or perhaps charge for one space. The only way 2 cars can fit in this space is if the car is size of a Prius or similar size.The ceilings are thin so you can hear the above unit even walking around if you are not a heavy sleeper pack ear plugs.
