Welcome to this 2-bedroom, 1-bath, 1-story, 900 sq. ft. home right on the sand in Newport Beach with no boardwalk in front of it. This is the lower level unit in a 2-unit complex. (Both units can be rented simultaneously - please see NB-420AB or contact our Reservations Team for details.) This compound sleeps 9 comfortably in beds. SLP13354 TOT 10% 3 Night Minimum


This home sports a beachside patio - accessible from the great room - with a gas barbecue, a comfortable seating cluster, a fire pit, and an outside dining table for 4-6. A comfortable, beach chic decorated living room has a wall-mounted TV and a large seating cluster from which to enjoy it and the ever-present view.


There is a dining area for 4-6 and a modern kitchen that has all the amenities and appliances so all you need do is add the food and the camaraderie and have fun.


There are 2 bedrooms - one with a queen bed and a 2nd bedroom with 3 twin beds, so this home sleeps 5 in beds. There is 1 shared modern bath with a shower/tub combination. All bed and bathrooms are furnished with a generous supply of premiere linens to ensure you are comfortable at all times.


Again, if you need more space you can also rent NB-420B (above) which has 1 queen bed and 2 additional twin beds so 4 can sleep comfortably in this rear unit.


Additional amenities include WIFI and cable, beach towels, beach chairs and umbrellas, and a washer and dryer in the garage. A basic supply of paper and soap products are also included.


There is one car garage parking for this unit, and this unit parks on the left. The garage is from the 1960s, so it's neither tiny nor huge.


This simple, but very adequate home, will make a great home base to return to after your day’s adventures. And you may very likely create some memories that will last a life time.

Newport Beach is a coveted vacation location along the Southern California coastline. It, and the surrounding Balboa peninsula have a huge variety of land and sea-based activities for you to enjoy.


Here you are about half-way between greater Los Angeles and San Diego areas, so it easy to take a day trip to enjoy the many world-class attractions in this area.

This home is located in a quiet neighborhood and is only suitable for quieter groups. Our rental agreement includes a no tolerance policy regarding excessive noise, occupancy and/or parties. Main bed was not good, too soft and folded inwards. The house needs to upgrade desk fans or install bedroom fans. The house gets really hot due to no open windows to allow breeze from the ocean. They should think about installing a security screen door on the two doors to allow them to stay open for the breeze

Waterfront DREAMS

We had a wonderful stay at this VRBO! The home was spotless, beautifully furnished, and had everything we needed for a comfortable and relaxing getaway. The location was perfect—peaceful and private, yet close enough to explore the surrounding area with ease. The host was incredibly responsive and made the check-in process seamless. One of our favorite parts was relaxing on the patio and enjoying the serene views—such a great way to start and end each day. We’d absolutely stay here again and highly recommend it to anyone looking for a high-quality, well-maintained vacation rental!

Doesn't live up to the pictures

I was pretty disappointed in this house. The pictures made it seem amazing. Many of the cushions and pillows are different than the pictures. There is also not as many chairs and sand activities that they show. Everything was dirty and not taken care of. Its obvious they dont care about the disrepair of it. They just want to make money from renting it. The bathtub curtain is too short, water goes everywhere. The tub had no drain plug, so no bath for my kids. It was also disgusting around every sink and drain in the place. There is a crazy amount of rust that has onviously been neglected for a long time. Very dangerous when it is all over the house. The pillows had stains. The carpet had stains. The dressers are very old and drawers don't open nicely. The beds had sheets that felt lik sandpaper and my kids even complained about them. The fridge is obviously being surfaced cleaned. The ice trays had frozen ice with stuff in it??? Like dirt or food. The light on the microwave doesnt work. Old school coffee maker. No dish soap in the kitchen. Very small windows in the 2 bedrooms and bathroom that open. Otherwise, no air flow. Was the view great? Sure. Would I stay here again? No.

So so, 4 small windows that open in the house, 1 each bedroom,1 bathroom 1 small one in living room. Only one fan to cool off in the house. Brought all my food to bbq, omg that bbq on the patio was filth, and wound not light, disgusting, had to go buy a small bbq just to make lunch and dinner

Great location

Overall everything was great about this house. Location was perfect. The bed set up was good, especially if you are a family traveling with children since there are 3 twin beds in bedroom #2. The only complaint we had was that the firepit outside did not work. This was hugely disappointing. They did send a maintenance person out but all he did was confirm that it wasn’t working. So, we had no firepit to use when sitting outside and it was pretty chilly when we were there. This was one reason we picked this house, thinking it would be fun to sit outside at night. Instead we ended up staying indoors. Hopefully they fix or replace it. Be aware that the house next door is RIGHT next to the bedroom window. We wanted to open the window at night but there was a huge group staying next to us and they were walking in and out the door that was directly in front of the window. We pretty much had to keep it closed all week. Lots of parties going on around us but it was to be expected since it was Spring Break.

There is nothing like waking up with a view of the ocean!

This property was pretty much as described in the listing. The location was great. I was happy to be on the strip of Newport Beach with no boardwalk in front of the house. My kids loved waking up and running right out to the sand to play volleyball. My only complaint was that the fire table was broken and it was unseasonably chilly. I tried to reach out to Vacasa and but I never actually talked to a human being. We were there for 3 days and no one followed up to my text messages. Also, the garage is quite small...if you are renting a car, be mindful that it might not fit if it is bigger than a smaller SUV. Overall it was a great few days, and it was comfortable for me, my husband and our 3 kids (6,7,10).

Perfect if you want to be right in the beach!

This was perfect option for my family. It was easy to take the kids out the beach. The house provided everything needed for a fun time in the sand as well. There was plenty food options and grocery stores so you could even grill. Only downside was there was no coffee filters provided for older style coffee pot. I would definitely book this rental again! It was a great spot.

Beautiful view and area

Fabulous view, neighborhood and delicious local food! The only problem was with the tenants in the upstairs unit. We made the mistake of not reporting the problem right away and it ended up escalating out of control. We won't make that mistake again, sometimes it doesn't pay to be nice.
