With ocean front views and restaurants and boutiques all within walking distance of this home, this is an ideal spot for a family vacation. The home has 4 rooms, 3 bathrooms, and an ocean front deck and living area. SLP#12812 The Space: This middle unit of a 3 story triplex is perfect for your next beach get away. With ocean front views and restaurants and boutiques all within walking distance of this home, this is an ideal spot for a family vacation. The unit has 4 bedrooms and 3 bathrooms. The master bedroom has a queen bed with an en suite bathroom. Two of the bedrooms have 2 twin beds and the last bedroom has a queen bed and another en suite bathroom. There is also a back living area with a small kitchenette with a sink and mini fridge as well as a pull out sofa bed. The fully equipped kitchen with beautiful ocean views has all the amenities including a dishwasher and plenty of cabinet and counter space for storing and preparing food. The living area has a comfy couch and a flat screen TV. The open living area of the kitchen and living room have a dining table to seat the whole crew as well as a smaller table on the deck and a BBQ for outdoor meals. There are 2 tandem parking spots to the left of the garage. One underneath the stairwell carport and the other behind on the driveway labeled #2\. There is a shared coin op washer and dryer access in the garage. Balboa Village is just a block away. Here you can peruse the shops, restaurants, bars, and the Fun Zone. Take in the views off of the Balboa Pier, rent a bike or a kayak, or go whale watching or deep sea fishing from the many boats that leave the Balboa harbor daily. The Neighborhood: Balboa Village is a quaint, small beach town consisting of only 3 small blocks adjacent to the Balboa Pier. Here you can peruse the shops, restaurants, bars, and famous Balboa FUN Zone. Take in the views off of the Balboa Pier, rent a bike or a kayak, or go whale watching or deep sea fishing from the many boats that leave the Balboa Pavilion daily. We truly enjoyed biking along the boardwalk every day and taking relaxing walks to Balboa Village — the setting really made our stay special.The house offers plenty of space, which was great for our group, although it could benefit from some refreshing updates.We stayed at another property just a few doors down earlier this year, and they provided thoughtful extras like beach towels and beach chairs, which made a big difference and were very much appreciated. In comparison, this house offers very limited additional amenities.Our main concern was the washer and dryer operating on a coin system. One of the reasons we choose vacation homes is for the convenience, especially for longer stays. We stayed for nine nights, and having to find and use quarters for laundry felt inconvenient and somewhat discouraging. It wasn’t about the cost — it was more about the added hassle during what’s meant to be a relaxing vacation.Overall, the location is truly wonderful, but a few updates and added conveniences would greatly improve the guest experience. ##### Jenny M. My only complaint was I asked that the outside grill be checked as we were bbq on Thanksgiving Eve. Well not only was the grill dirty, but only one side worked. Cooking for a group took a lot longer than expected. But we survived. The bathroom shower door in the double bedroom, fell on my granddaughter. Came off the slide thing. My husband put it back on, but didn’t let anyone use it after that. The other shower doors were hard to slide. We kept them open. Sort of a safety issue. But overall it was good stay. The fridge was extremely noisy and kept us up till 2:30am one night. Under the fridge was disgusting. We had to clean drawer liners in a bedroom. There were ants all over the kitchen floor. The furniture was dated as was most of the apartment. Lights did not work. The bathroom fan did not work. The sliding patio doors did not move easilly. The door handle was broken off and the door threshold had not been cleaned in years. Water came through the bottom of one of the windows and into an electrical outlet and onto the floor. The small apartment front door threshold is rotten. Some lamps were rusty. The listing had been creatively done and the photos were deceiving. The beach access was amazing, and it was a short walk to some cute little shops. We traveled with our kids, 4 of them adults and the house had enough space to spread out. Never felt we were in each others way. We enjoyed the large dining table and large comfortable sofa. The beds were comfortable. Lots of water pressure and hot water. Excellent location with walkability to activities. Great views, close to many restaurants and bars. The place was nice. I would suggest getting rid of the furniture that was worn and torn. It would have changed my opinion if it wasn’t there, it was not needed. Plenty or room in all of the bedrooms and plenty of seating throughout the house and on the balcony. ##### Dennis B.
