(Up to 2 pets allowed with $75 fee per pet) The moment you arrive at our property and see the enormous eighty-foot cypress trees with decades-old wild Mustang grapevines hanging from their limbs, and a 100’ footbridge that takes you safely across the seasonal creek to your private tree house, you realize you are in a special place. All treehouses have an attached private deck, an open living room, a dining area, and a kitchen with a loft above. The master suite is located on the first floor of the treehouse. Our Treehouses have AC/heat, Wi-Fi, smart TVs, a bathroom with a walk-in shower, and 2 parking spaces per unit. We are fortunate to be located near a beautiful section of the Guadalupe River on River Road between New Braunfels and Canyon Lake. Though not right on the river, our cabins sit over the seasonal dry creek bed and have 400 feet of river access across River Road with hammocks, picnic tables, fire pits, and chairs for your use. Also, be aware for those guests staying in the lofts upstairs, our cabins are custom built around the trees, to decrease the weight of the structure, we used spiral staircases to the loft, which can be a bit narrow, but it is part of the charm of our treehouse cabins.! \*\*KAYAKS and TUBES ARE NOT included but can be rented at nearby outfitters. After a long day of tubing and river fun, many of our guests enjoy relaxing and barbecuing along the banks of the river, recounting the day’s excitement. Afterward, you can enjoy the nightlife and live music venues nearby or hang out with your family and friends on your private treehouse deck. While all of these activities described above are the main reasons many of our guests come to stay, others come for a quick escape from the city to recharge their batteries and enjoy the relaxing sounds of the croaking frogs or chirping crickets at night as they watch for shooting stars in the starlit sky. Whether you are looking for adventure or relaxation, you will find it here. After the booking is confirmed, a digital Rental Agreement must be sent out and signed before check-in. (Excludes Airbnb Guests) No-Show Policy:-No refunds or rescheduling options for no-shows \*A $95 late check-out fee will be applied to any unit/RV Site reservation that does not check out at 11 am PETS: Pets are only allowed at The River Road Treehouses & Sky Cabins, Rocky Top River Ranch & Black Bear Retreat (with a pet fee).Pet Fees-River Road Treehouses & Sky Cabins = $75 per pet/Max 2- Rocky Top & Black Bear = $40 per pet/Max 2 While linens and bath towels are included in the Unit, daily maid service is not included in the Rental Amount. Non-registered Pet: The charge is $200 per pet & the pet(s) must be removed from the property immediately. b. Broken/Missing Dishes: Up to $100c. Dirty Dishes Left in Unit: $75d. Unit/RV Site left with trash: $75e. Pillow Replacement: $45f. Linen Replacement: Up to $150g. Towel Replacement: $25 each h. There is NO SMOKING in the Unit. Pots & Pans Replacement: Up to $100 QUIET HOURS: Quiet Hours are 11 pm - 7 am Please remember the following guidelines regarding noise: No loud music, loud talking, or excessive noise is permitted after 11:00 p.m. If a tenant violates the quiet hours and a refund needs to be provided to other guests, the tenant will be charged the total amount of the refund. Violators may be asked to leave the property and will not receive any refund. OTHER RULES: a. Fireworks and open flames are prohibited. Outdoor grilling and marshmallow roasting is allowed only in designated pits. b. Please be respectful of the neighboring cabins/Units and guests as well as neighbors and their property. No trespassing on neighboring properties, it is strictly forbidden .c. Air conditioning should not be set lower than 70 degrees to avoid freezing the units. d. Our septic system is sensitive! Do not put paper towels, hygiene items, diapers, grease, chemicals, or other harsh items in the toilets or drains due to septic systems. e. There is NO SMOKING in the Unit. The cottage is so cute and well equipped. The deck was definitely our favorite place to hang out and enjoy meals together. The path to the river was easy to use, and parking at other end was great ( didn't realize we needed to pay for it).my only recommendations would be to clean out or replace the BBQ it was so full of silt that it was difficult to get oxygen to the fire. Also a large pot for pasta, and a serving/mixing bowl would be usefull.I was so pleased with the property, that I am working to set up a trip for my other daughter's graduation in August. ##### Sarah P.
