Every unit at Tiki on the Guadalupe shares a unique river front and common area. On the river a custom stone patio with concrete bulkhead fronts the length of our property. Complete with lounging chairs and stairs descending into the river, this frontage is unlike any other on the river. \*this listing is only for Tiki Lodge #2 (sleeps a MAX occupancy of 16 guests) Just above the patio is a two-tier common area that includes: a fire pit, grilling area, outdoor flat screen television, hammock chairs, outdoor speakers, outdoor patio furniture, and much more. \--- On the DAY OF your check-in, you will receive your CHECK-IN DETAILS via email shortly before 4 pm (3:55 pm), to gain access directly into the property (no need to go anywhere additional to check-in). Wifi and cell reception are limited/NOT guaranteed out on River Road- due to the area! Service may go in and out! We stock the property with all basic kitchen utensils (dishes, glassware, flatware, pots, and pans). Our cleaning company provides a starter pack of toilet paper (2 rolls per restroom), paper towels (2 rolls in the kitchen), sponge (1), trash bags (3), dishwasher tablets (3), bar soap (1 per restroom), make-up wipes (2 per restroom), hand soap in the restrooms, and dish soap in the kitchen. We supply enough bath towels for the maximum occupancy of the unit, and half the guest count for hand towels and wash cloths. There is a washer and dryer in the unit for you to use at your convenience! We recommend for guests to bring any food, toiletries, and beach towels they may need during their stay! The cleaning fee covers the cost for cleaning to come in, and flip the unit for the next arrival, especially during the summer when we have a four-hour turnover time. While the cost may seem high to some, this includes the starter pack of supplies in the unit, washing all of the linens and towels, and completely cleaning and sanitizing the unit for the next guests arrival. This is why we kindly ask you to remove all trash, run the dishwasher, and just put the linens and towels in a pile. If these items are not completed, it then causes the cleaning crew to spend extra time doing these tasks, which we have to charge the guest for. By the guests completing these tasks, and not leaving the unit excessively dirty, we are able to get cleaning in and out during the four hour turnover, and this is also how we are able to accommodate early check-ins! While this may not always be the case (sometimes we may have 20-40 turnovers in one day), we strive to accommodate guests and their schedules within reason, to allow you to have an enjoyable stay! With any excessively dirty unit (vomit, stained sheets, stained towels, confetti/glitter, etc), we will have to charge the guest the additional cleaning. This happens very rarely, we just ask you be respectful of the property, as if it were your own home :). No smoking No pets No parties or events. Additional rules \-Renting party must be 23 or older (all members of the group must be 23yrs of age or older, unless there's a parent/guardian present during the entirety of the stay). \-Must sign Rental Agreement prior to receiving check-in details- please let us know if you'd like a copy before booking (we can't attach) \-If booked on the same day or weekend, please call After-Hours # provided, as we can access our phone quicker than AirBNB \-No day visitors (16 guests-max occupancy- occupancy includes children) \-Bracelets are given for the max occupancy of the unit. These are to be worn to use the amenities on property. \-Max parking- 4 cars (in designated spots, towing will be enforced by a 3rd party company which unfortunately we have no control over- please use parking permits provided upon arrival) \-For stays over 28 days- max 1 guest per bedroom \-Monthly reservations during our popular winter months (January, February, and March) MUST be booked from the 1st to the 1st. \-Remaining off-season monthly stays must be booked for a FULL month (i.e. 1st to the 1st, 6th to the 6th, 27th to the 27th, etc) I give permission to the property manager to use a third-party to screen my identity and check criminal databases to confirm my reservation. Only 2 things that were negative (and they are not that bad) don’t plan on having wifi or service (cuts in and out) you can walk up to office and get service if you absolutely need to BUT it kept the teenagers off their phones. And the septic will sometimes smell up the place, owner does warn of that but if you just outside for a little while, it gets better really quick. BUT!!! Everything else is AWESOME!!! Easy access to river, just walk down steps into river, perfect spot, I was able to sit back and watch the kids 8 & 11 paddle around on kayaks and not worry, we drove up river about 5 miles, paid to park, and floated down river and got out at the house, so convenient! Across from the property was big hill, dad and kids actually went exploring and saw wild goats and a baby goat!! House was very spacious, plenty of room for everybody, when I booked I was hesitant about the “common area” but it was great, plenty of room for everyone, this is a great place to stay and we would love to come again!! It was cozy and comfortable for everyone. The fire pit was a hit each night. The large island in the kitchen was the gathering place. The only thing that could have been amazing is a double oven just because we had so many sides to cook but it worked out and a bigger TV in the living room would have been great. The river was amazing right down the walk way!!! Perfect level for kids to play and not worry too much about depth since the deepest part during out stay was 3ft. House was well equipped and slept our family wonderfully. The floors could have been cleaner. Found an area around a futon that previous guest must have spilled something. Wifi and cell service was non-existent so that is great for bonding time, not awesome if you need to connect to anyone outside of the Tiki Village. My group had a great time. I would pay attention to the sleeping situation. It has 3 beds and 5 futons. We were a group of 13 men, men that don't share futons with other men. So plan accordingly. The entire area is great and right on the river which is very convenient. The only downside was that the Wi-Fi did not work at all and there was absolutely no service the only way you can get Wi-Fi is to walk to the business center which is about a good minute walk nothing too bad but it does not reach the house at all. There was also a sulfur smell at times but nothing too bad and it would go away after a while overall the stay was great and the house was very clean it has everything you need. we took our own tubes and drove to the Gilligan's Island for a $20 parking fee and $3 per person fee to ride our tubes down to the house which was about a good 3-hour ride. ##### Melanie V.
