The moment you walk in you are transported to a truly special place. Every bit of décor and furnishing is new and was curated to create a perfect blend of style and comfort for your stay. Most everything in and around the home was updated and remodeled. Whether inside or out, the setting and views are truly spectacular. The entire region is filled with wildlife and a beauty that belongs on a postcard. The minutes will turn to hours while you take in the sights and sounds up and down the river. There is a private dock that is accessible through a locked gate that offers space to enjoy countless water related activities. Some of the favorites are paddle boarding, kayaking, fishing, and of course boating. Feel free to launch your boat nearby and moor it on the private dock for easy access. Supplied is one tandem kayak and four life jackets, available in a variety of sizes. Paddle your way up the river to one of the many restaurants or food carts that are accessible from the waters edge. The bedrooms are cozy. The primary bedroom fits a Queen bed, and the other two bedrooms are connected along the same hallway and are fitted with a Queen bed on the far end, and Queen over Queen bunk beds on the interior room. Please look over the floorplan and pictures for the exact setup and configuration. Please note that this home is nestled right along HWY 101\. Because of this, you may hear some traffic noises, mostly when the windows are opened. We have provided ear plugs for your usage if you so happen to need them. \*Please note that the wood stove is not operable\* For those that want to head to the beach for some fun, Manzanita is just over two miles away. A quick five minute drive will take you to the surf and sand along the Pacific Ocean. We won't be surprised if you end up spending most all of your time at the house and on the river as it is without a doubt a magical setting for sure. Please don't hesitate to reach out if you have any questions at all. We truly want you to enjoy your time and make some wonderful memories with your group. That being said, this is not a party or gathering house for groups that can't control their noise levels. We have relationships with all of our neighbors who have our direct contact information. Quiet time is 10:00 pm to 8:00 am. Please stay indoors during this time, keep the windows and doors closed and keep the volume to an enjoyable but reasonable level. If it is loud enough to be heard outside in these conditions, it is too loud for you to remain our guest. This property includes a noise alert monitoring system in order to ensure that neighborhood noise levels are respected. Again, please realize we want every group to enjoy their time, laugh, have fun and make memories. These devices are only to ensure noise levels don't reach a threshold that bothers our neighbors. Also, please note there is no electronic video surveillance monitoring the interior of the house. PET FRIENDLY: \*\*There is a $100 pet fee per pet with a maximum of $300 (3 pets). Although we are pet-friendly please note your pet must not be left unattended at the house without you present, even if in a crate/kennel. This property was gorgeous and very clean. It sits right on the river as stated and has a beautiful view. However, this was the loudest place I've stayed. It's about 2 feet from highway 101 and the speed limit is 55 mph. I slept poorly as the place shook when semis would drive by. In addition, the parking is poor. It's also bumped up against the highway and getting in and out of the parking spot is difficult due to traffic. I'm glad I didn't take my dog as there is no place for a dog to use the bathroom and it's unsafe to walk alongside the highway until it slows down about a block ahead. This property was obviously furnished by a professional. But the view and deck are what make it so special. My husband fished the Nehalem River for 20 yrs and is now confined to a wheelchair so the deck was great. Parking is limited in front of house so you need to have guests park across the highway where there is a lot of space. Be sure to get "both" codes before arriving. ##### Sue R. However, the property is right on HWY 101 so traffic noise was pretty much constant. We also had the misfortune to have two sets of very noisy neighbors in the vacation rental right next to us. After three nights of very little sleep we contacted the rental agency and they took care of the problem - so don't be as patient as us if you have the same issue! Be prepared for very small bedrooms - luggage was kept in the main room as the bedrooms were mainly the beds. ##### Judy M. Check In instructions were easy and explained everything we needed to know. The house is right on the 101 so there is A LOT of traffic going by. The house is well stocked and was clean. Our problem came the 2nd night when we had Ants turn up on my daughters beds and then all over the floor in the separate bedroom. Our girls slept on the couch and we were leaving the next morning so we let the owners know and they replied quickly to let us know they would send someone. So it was good the first night but took a turn for the worst the second night ##### R M.
