We have it all, comforts of home, and much much more! Large and sunny apartment featuring a private rooftop terrace with your very own hot tub on the terrace. Fast Wifi, professionally cleaned, lots of space. If the reservation is cancelled and qualifies for a refund according to the cancellation policy, a 3.5% payment processing fee will be deducted from the refunded amount. We want you to have a great time during your stay! While rules aren’t fun, they help ensure comfort for everyone. Most guests are wonderful, so enjoy the apartment and relax! SPA CLEAN & SAFE RULES The hot tub is designated for responsible use. All children must be supervised by an adult. \- No food or drinks in the hot tub. No glass, cans or other debris in the hot tub. Nothing added to the water. There is an extra cleaning fee if we have to drain the water or replace filters because of foreign substances. \- Hot tub cover must be replaced on top after use, immediately. Use at your own risk and use responsibly. There are tutorials and tips easily found on Youtube to be informed about best practice. ✦ Spa & Winter Season Notice: Our rooftop spa is an amazing find, but because it’s fully outdoors, winter temperatures can affect how well it heats—especially during the coldest months when it’s near or below freezing. During these seasons, the spa is ideal for longer stays, as it may not reach full temperature for 1-night reservations. Feel free to use it anytime, however note that fall, winter, and spring rates are discounted since hot-tub performance can’t be guaranteed in colder seasons. 🚭 NO SMOKING Smoking is prohibited indoors. Outdoor smoking only, please step away from doors and windows. A cleaning fee of $450-900 will apply for any indoor smoking. NO NOISE COMPLAINTS Parties are not permitted. Montreal has world class bars and clubs for this, right next-door!. The apartment is designed with big groups in mind but there cannot be screaming, yelling, loud music that would bother neighbors. Unauthorized parties will result in a Losing your reservation, refunds, and additional cleaning fees. IF YOU ARE PLANNING A BIG PARTY let me know—I know hosts with property for this purpose. Please respect the neighborhood and observe quiet hours. NUMBER OF GUESTS All people coming to the property, including visitors not sleeping here, must be included in your reservation’s Number of Guests. NO ANIMALS No animals are allowed due to a personal critical health reason. This rule is non-negotiable. Feel free to ask for more details if needed. CLEANLINESS The cleaning fee covers standard cleaning of regular use of the apartment. Please avoid food and drinks in bedrooms, remove shoes at the door, and dispose of trash properly. DAMAGES Please treat the property and furnishings with care to ensure the next guest can enjoy them as much as you do. WINDOWS & DOORS Keep windows and doors closed and locked when not in use. On rainy days and in winter, avoid leaving windows open to prevent damage to the property KEYS & SECURITY Lost keys or security items will incur an $85 replacement fee. Emergency assistance for lost items or intoxication-related access issues will result in a $150 charge. In rare situations, if required, we have the right to request a photo ID at check-in (this has never happened before) LONG RESERVATIONS & SUPPLIES Basic supplies are provided for the first week. For longer stays, you may need to replenish consumable items. Additional cleaning services are available on request EMERGENCY ACCESS Building management may access the property for emergencies, mandatory inspections, or urgent repairs. I will always notify you beforehand whenever possible. PARKING When using public parking in Montreal, it’s your responsibility to follow local parking regulations. Always check the signs.
