Situated in the tranquil Cala Piccola District, this three-story villa, surrounded by lush trees, offers a serene and picturesque setting. The Villa Cala Piccola boasts a well-maintained terraced garden adorned with vibrant flowers and shady trees, complemented by a terrace, garden furniture, and a barbecue area for outdoor dining. With private access to the stunning sea (rock), you can enjoy stunning views and direct access to the shore. The property comprises the main house and an outbuilding, offering ample space for your holiday rental. Amenities such as Internet WiFi and parking on-premises ensure a comfortable and convenient stay.  
  
Outdoors  
The property boasts a beautiful, well-kept terraced garden with flowers and trees, providing a serene outdoor oasis. Relax on the terrace, furnished with garden furniture, or fire up the barbecue for al fresco dining. The property also offers private access to the sea (rock), allowing you to enjoy the crystal-clear waters of the Argentario coastline. Take advantage of the provided sun umbrella and two deckchairs at the exclusive bathing establishment of Cala Piccola, complete with a bar, snack bar, and free shuttle service (open from June to September).

The villa is located approximately 7 km from the center of Porto Santo Stefano and is conveniently situated in a quiet, sunny position on a slope within a residential area (villas). Please note that a car is recommended, as there is no lift in the property. Additionally, the property may not be suitable for small children, and it is not permitted to organize events on the premises. Just an example, you can enjoy a meal at the nearby Boutique Hotel in Cala Piccola, which features a restaurant open from breakfast to dinner, located approximately 300m from the house.  
  
Distances and Attractions  
The property's prime location in Monte Argentario, Italy, offers easy access to a variety of attractions and amenities. The supermarket is 7 km away, a restaurant is just 250 m from the villa, and a bar is 1.2 km away. The ferry terminal is 7 km away, while the sandy beach "Giannella" is 11 km, and the shingle beach "Cala Piccola" is 1.2 km from the property. For those seeking relaxation, the renowned thermal baths "Saturnia" are 60 km away. Golf enthusiasts can enjoy the 18-hole golf course located 14 km from the villa. Nearby attractions include Orbetello (16 km), Talamone (30 km), Porto Ercole (18 km), Capalbio / Giardino dei Tarocchi (40 km), and the hiking trails of Parco Naturale della Maremma (45 km).

The property is a 5-room semi-detached house spanning 150 square meters across 3 levels. It has been fully renovated in 2021 with comfortable and stylish furnishings. The living room features a panoramic window with a dining table and TV, and an exit leading to the terrace. Additionally, there is another living room area and an open kitchen equipped with an oven, dishwasher, 4 gas rings, toaster, kettle, microwave, and an electric coffee machine, also with access to the terrace. On the lower ground floor, you'll find a double bedroom with a shower, WC, and an exit leading to the terrace via an exterior staircase. There's another double bedroom on this level with a shower, bidet, WC, and an exit to the garden. The upper floor boasts a large double bedroom with an exit to the terrace and a shower, bidet, and WC.  
  
Amenities Included  
The property is equipped with air-conditioning and forced-air heating for your comfort. Outside, there is a large terrace with furniture, a barbecue area, and deck chairs, offering a marvelous view of the sea. Additional amenities include a washing machine, mosquito nets, and a hair dryer. Internet access is available with complimentary WiFi. The property is designed for non-smokers only and does not have a lift, but it does feature a private entrance. Please note that there is no internal connecting door between the separated properties.  
  
Other Information  
The furniture and decor of the property have been personally curated by the owner, with paintings and sculptures from a family-owned Art Gallery adding a unique touch. The lighting has been carefully designed using designer lamps from brands like Flos, Artemide, and Fontana Arte, contrasting with brocantage furniture and natural fabrics. This attention to detail creates a stylish and inviting atmosphere for your vacation. Just an example of the level of care that has gone into creating this exceptional property.
