Cancellations will result in a minimum $45 cancellation fee. Cancellations within 14 days of arrival carry up to a 50% cancellation fee, and cancellations within 2 days of arrival carry up to a 100% cancellation fee. Address says home its on Spanish Valley Drive, but it's actually on Cold Springs Drive. 2\. Hot tub water was not clean and cover was broken. 3\. No information sheet with TV instructions, check-out requirements, and info about housekeeping. 4\. Apparently, there is a housekeeping service that was not advertised. What do they do? We noticed someone was there and did some stuff (moved a freezer shelf and removed weight from hot tub cover we placed to secure it from the wind), but no new towels, no linen service, trash still there, etc. 5\. Needs more and better coffee cup options. Only 2 normal cups. Everything else was tiny. ##### Chris J. It is a spacious home, perfect for a family of four. We spent a lot of time in the house and enjoyed reading by the fireplace, playing games at the dining table, and watching movies in the family room. The hot tub was a major draw for us but unfortunately it was not heating properly and we didn’t get to enjoy it. I emailed the property management company on the first night of our stay and heard back on the second day; they said they’d send maintenance but we never heard anything after that, nor saw maintenance. It was really disappointing, especially for my daughter - she was so excited about the “hot pool.” The house is equipped with most of what we needed to prepare meals, but I would suggest providing more dish towels, and there were no oven mitts. We appreciated the laundry soap and dishwasher tablets that were provided. ##### Andrea H. The location is about 2-3 miles from the heart of Moab, and we were able to drive to downtown in about 5 minutes. We visited Arches, Dead Horse State Park and went skydiving on our way out of town.
