LAYOUT: Level 1: Living area, dining area, kitchen, king bed room, common bathroom with standing shower. Level 2: King master bedroom and en suite bathroom with shower-tub combination, Queen master bedroom and en suite bathroom with shower, Queen common bedroom, Bunk bedroom (Twin over full with trundle), Full bathroom with shower-tub combination. MUST-KNOWS BEFORE YOU BOOK: \- If you have a credit card with travel insurance, use it to book. Otherwise, we strongly recommend purchasing travel insurance for peace of mind. \- The primary guest must be at least 21 years old. \- No pets allowed. A $300 fine will be charged per pet. \- The driveway accommodates up to 4 vehicles. 13 additional parking spaces are available at the community pools on a first-come, first-served basis. For parking longer than 7 consecutive days, please contact the Host for a permit. \- No commercial vehicles, automobile, truck, boat, trailer, house trailer, mobile home, camper, etc. is allowed. \- Guests over 12 must wear armbands at the pools and beach pavilion. Armbands are available for purchase at the beach pavilion for $30/week per house, regardless of the number of guests. \- The community pool next to the property is heated until around Easter. The second pool (3 min walk from the property) is heated for Spring Break. \- A free tram to and from the beach runs daily from mid-May to mid-August, from 9 am to 4:30 pm. It picks up and drops off guests walking to the beach or waiting on the roadside, as long as there is available space. \- Our cleaner usually replaces the BBQ grill's propane tank when it runs out, but may not if on a tight schedule. If it runs out during your stay, please help by swapping the tank at a nearby store, and we’ll reimburse you. \- Due to local weather and natural conditions, pests and bugs may occasionally appear inside or outside, despite regular pest control and cleaning. This is beyond our control and not a cleanliness issue, so it’s not grounds for a refund. \- You must inspect the home on arrival and report any cleaning issues that same day. All other issues must be reported immediately when they occur. We do not issue refunds for issues reported after check‑out or for incidents that occurred days earlier but were not reported promptly. IMPORTANT HOUSE RULES: \- No tent allowed on the beach. \- No smoking/drug/event/party/loud music allowed. Quiet hours 9pm - 6am. \- No weapon allowed at the property. Do not leave your weapon behind. You will be entirely responsible for any injury or death caused by your weapon. \- Street parking, parking on grass or protruding into the street are PROHIBITED. Guests are responsible to pay fines if parking rules are violated. \- Trash MUST be bagged and put inside the closed bins, which must be kept in the side yard at all times. Unbagged trash will NOT be picked up. Guests will be responsible for a $80 charge by cleaner to remove loose trash from the bins and bag it. \- Use in-sink garbage disposal for small food remnants only. \- Do not put liquid dish soap in dish washer. \- Remove sand from clothing/towel before washing/drying. \- Do not wash white bedding and white towels with colored fabric. \- Extra fee will be charged for stubborn or unremovable linen stains or any item damaged or removed from the premise. RENTAL CONTRACT By booking this house, Guest acknowledges and agrees to the following terms: 1\. RESERVATION AND PAYMENT: Reservation is confirmed once Hosts receive 50% of the rental total, and a photo ID. 2\. NATURAL DISASTERS & WEATHER: Refunds are not provided for hurricanes, storms, wildfires, or other weather events, unless a mandatory evacuation order is issued. Guests are advised to purchase travel insurance. 3\. MAXIMUM OCCUPANCY: The maximum occupancy is 14 persons. Non-compliance may result in eviction. Florida Law 509.161 applies. 4\. DELAYING OR HOLDING OVER: Guests must compensate Hosts for any loss of income, reputation, or goodwill caused by failure to vacate on time or violation of house rules. 5\. CLEANING & REPAIRS: Guests are responsible for disposing of trash, cleaning dishes, and maintaining the property. Additional cleaning fees may apply for extra cleaning required after departure. 6\. TRASH PICK-UP: Trash is picked up on Tue, Thu, and Sat. Trash must be bagged, placed in locked bins, and stored in the side yard. Unbagged trash will NOT be picked up. Guests will be responsible for a $80 charge by cleaner to remove loose trash from the bins and bag it. 7\. ACCIDENTAL DAMAGE: Guests are responsible for all damages to the property, whether accidental or due to negligence. 8\. CONDITION OF PROPERTY: The Host has, to the best of their ability, given an accurate description of the property and its condition. Issues such as malfunctioning amenities or insects are not grounds for refunds. 9\. ASSUMPTION OF RISK: Guests agree to hold the Host harmless from injury or property damage arising from negligence or omission. 10\. CHILD PROOFING: The property is not childproof, and Guests accept the associated risks. 11\. MISSING ITEMS: Guests will be charged for missing items not returned after notification. 12\. PERSONAL PROPERTY: The Host is not responsible for lost, stolen, or missing property. 13\. PARTIES: This is not a party house. Any special occasions or additional guests must be disclosed and approved by the Host. Adults cannot rent property on behalf of underage guests, no exception. 14\. NON-SMOKING: Smoking inside is prohibited. Evidence of smoking will result in cleanup fees. 15\. POOL RULES: Pool hours are 9am to 10pm. Children must be supervised by adults. Babies are not permitted in the pool at any time without swim diapers. No diving/running/smoking/glass/animals allowed. No food/beverage in the pool and wet deck. Only bottled water allowed on wet deck. No float in the pool. Valid ID required for alcohol on the pool premises. 16\. SUBLETTING: Subletting or assigning the lease without written consent is prohibited. 17\. ENTRY OF PREMISES: Guests must allow Host or property management access for repairs or inspections with reasonable notice. 18\. ATTORNEYS FEE/DEFAULT: In the event of legal action, the prevailing party is entitled to attorney's fees, up to $500. 19\. DISCLAIMER: The Host is not responsible for personal injuries from wet surfaces, weather conditions, or unforeseen circumstances. The house was well equipped with everything necessary for a perfect stay and more. It was so cozy and inviting. We also thoroughly enjoyed the neighborhood. Tennis court right behind the property, 2 pools, and neighborhood has golf cart shuttles that will take you directly to the beach! Gated neighborhood close to all destin has to offer. It was clean, spacious, so nicely decorated and it provided everything we needed while we were there. There were three families, 13 of us total, who stayed with plenty of room. It was so nice to have the pool across the street and the beach access was beautiful. The neighborhood is very nice and so well maintained. It is new, sparkling clean, well-stocked, and tastefully furnished and decorated. We had everything we needed for our stay. There is a pool and a tennis court right next to the house.
