LOCATION ⭐Summerspell is a quaint complex of 30 condos located on Scenic Highway 98 in Miramar Beach. The six-mile bike and pedestrian path is adjacent to the complex. This astounding location places you just minutes away from numerous nearby restaurants for a taste of delicious seafood cuisine and a multitude of beach-side bars for some evening fun. Pompano Joe's is within walking distance of your front door. Shopping and entertainment enthusiasts will also be particularly ecstatic to find Silver Sands Outlet Mall, amazing Golf courses, and family amusement areas within 15 minutes of the property! DOG FRIENDLY - IMPORTANT INFO BEFORE BRINGING A DOG ⭐ We're happy to welcome up to 1 dog to our condo! Your furry friend must be under 40 lbs, well-behaved, and leashed whenever outside. Please be sure to pick up after all potty breaks. The maximum number of pets allowed is (1) one. A non-refundable pet fee of $150 + tax is required and will be charged AFTER the booking is made (this fee is NOT included in the property rental cost). Our Pet Agreement must be signed after booking, along with submission of up-to-date vaccine records valid through the END of your stay. If you require high-speed internet, we recommend bringing a personal hotspot device. Please remember to bring your streaming service passwords and log out when you leave. PARKING ⭐ Guests are allowed 2 parking passes only, which are first come, not reserved. COMMUNITY POOL & HOT TUB ⭐ The community pool & hot tub is just steps from the back patio! Please review and adhere to the Safety Precautions sign next to the amenity. Use the amenity at your own risk. BBQ GRILL ⭐ The community has BBQ grills provided on the grounds for guest use. Personal grills are not allowed on the balconies. BEACH GEAR ⭐ Typically, you can find beach chairs, toys, and umbrellas at our condo for your enjoyment! This is a leave-one, take-one set up so we aren't able to guarantee what will be available upon arrival. SECURITY ⭐ Security cameras are located throughout the grounds for the safety of homeowners and guests. SMOKING ⭐NO SMOKING on the premises. You will be charged a minimum of $1000 fee for smoking inside the property. If Grilling, please move the grill away from the house siding to prevent damage to the house siding as you will be responsible BOOKING ⭐You must be 25+ to book The person booking and paying for the reservation must be a group member staying at the property. Read, review, and sign OUR rental agreement within 48 hours of booking and before check-in. No events or parties are allowed. CHECK-IN/CHECK OUT ⭐Check-in any time after 4 pm CST. Check-out is any time before 10 am CST. EARLY ARRIVALS ⭐We would love to accommodate early arrivals. However, it is nearly impossible during the busy season due to increased traffic delays and a limited workforce. Therefore, if you have an early flight, please plan to book an extra day so that you may check in before 4 pm. If that isn't an option, one of our favorite public beaches is Pompano Joe's in Miramar Beach. It offers large bathrooms, plenty of parking, and a beachside restaurant. Our PCB properties have many options for public beach access, but our favorite would be Public Beach Access 54-57, right in front of Pier Park! Since we are always on a tight schedule, we ask that all guests depart promptly at 10 am CST. KITCHEN ⭐Fully equipped kitchen with refrigerator, stove, oven, microwave, dishwasher, cookware, bakeware, glasses, mugs, plates, flatware, cooking utensils, coffee maker, and fire extinguisher located under the sink. REFUNDS ⭐Absolutely NO refunds or discounts due to weather, natural disasters, or any other situations beyond our control. The location was perfect and that’s what made the trip. Across the road from the beach and 1/2 a mile from bad ass coffee shop. The rental wasn’t the cleanest and the neighbors sounded like they were coming through the roof. There are better stays with just as good of a location for the $$. ##### Sandy B. This condo was hands down all we anticipated it to be and MORE. The pictures do not do it justice. From the minute we walked in we felt as though we were at home. It was clean, fully stocked with anything and everything you might need and literally right across the street from the beach; a hop, skip and a jump away! I would recommend this property to all my friends and family and if we’re ever back in the area (we typically frequent PCB) we will definitely, without hesitation, stay here again should it be. ##### Rachel M. However, will will have to get a top floor room next time. The people staying above us sounded like a marching band of rhinoceros at all hours. They left and even the next couple checking in did the same thing. Also, there were small windows by the back door, which we were by the road, so anyone could have looked in because there were no blinds or curtains for them. ##### Morgan M. Great location, steps from the beach and the pool. Kitchen was equipped with everything we needed. Space was perfect for 2 people. Our biggest disappointment was the entire time we were there the hot tub was not working...it was ice cold. Several other people who were staying in the complex had contacted maintenance but it was never fixed. The pool was advertised as heated..but water was never warm enough to get in. Apr 24, 2023 Liked: Cleanliness, check-in, communication, location, listing accuracy #### Nice Unit, but The unit was very nice, my only disappointment was the mattress and the pull out sofa are very broken down and should have been replaced a long time ago. I weight 190 lbs and my wife weight is much less than mine, so we are not obese. We had to sleep on the very edge of the mattress to avoid rolling to the center of the bed. When sitting on the sofa to watch TV we needed to sit on pillows to not feel like I was sitting on a beanbag chair. With that being said I would definitely return and recommend the unit if the mattress and sofa get replaced, because everything else was great! ##### David G. The only single issue we had was Ants. But they were so easy to communicate with and unfortunately ants aren’t something you can take care of overnight. I don’t think the “problem” is the unit itself, the pool was full of them as well. I think the entire place needs treated but not something that seems easy to do. They did come and treat that exact same day and it helped get them somewhat under control. Also something to take note of that I wasn’t aware of, laundry is available, however it’s about 5 a load. This was our third visit but will most likely be our last just due to the size. Great beach access, close to the only coffee shop on the strip, short walk to restaurants, and easy access to an onsite grill for an afternoon BBQ. Beach access is right across the street.
