No Exceptions.\* Welcome to Sand Dollar Beach Cottage, a stunning 4-bedroom, 3.5-bathroom coastal retreat in the highly desired Frangista Beach community, offering deeded beach access less than half a mile away. The charming cobblestone driveway, beautiful landscaping, and welcoming front porch give this home great curb appeal. Just off the kitchen is an open dining area with a built-in buffet and plenty of space to host family gatherings. The living area is bright with ample natural light and provides direct access to a fantastic screened-in back porch, perfect for outdoor dining and lounging while watching your favorite TV shows and sports games. The spacious king-master bedroom is ideally located on the first floor, featuring an en suite bathroom with a double vanity, Quartz countertop, a beautiful walk-in tile shower, and a walk-in closet with built-ins. The laundry room and a convenient half bath are also on the first floor. Upstairs, a spacious bonus area serves as a great entertainment space but offers flexibility for other uses. The Villas of Frangista is a quiet, gated community with cobblestone streets, a community pool, and some small ponds for the kids to fish in. Located in the heart of Miramar Beach, this community is just minutes from the sugar white sands, close to favorite local restaurants, and nearby some of the best shopping in the area. This lovely neighborhood is practically next door to the Seascape Golf Resort, which offers tee times to members of the public and has superior tennis facilities. Wander down the beach to the Whale's Tail or Surf Hut for a bite, take a dip in the lovely community pool, or catch some rays on the sugar-white beaches. You're able to park up to three or four vehicles at the property (size dependent). NO PARKING IN THE GARAGE! To maintain a beautiful neighborhood for all to enjoy, the HOA requires the following from all residents and renters: NO RVs, buses, trailers, jet skis, boats, motorcycles, scooters, all-terrain vehicles, or go-carts are permitted in this subdivision. Parking is permitted for passenger vehicles only, in the driveway. No parking allowed on the grass or yard. or in the garage. Parking on the street is not allowed whatsoever in this neighborhood, regardless of the time of day. No overflow parking is available in this neighborhood. For the younger guests, a nautically/pirate-themed outdoor playground features a 1,750 square foot soft play area with various creatures from the sea, slides, and a treasure chest! Destin Commons also has a mini train for the kids. Destin Commons features over 75 shops and restaurants, including Godiva Chocolates, AMC Movie Theaters, and Bass Pro Shop. If you are near Miramar Beach, the snorkelers in your group will love the new artificial reef called Dolphin Reef, deployed in 2017\. Located just 685 feet straight out from the Miramar Regional Public Beach Access (by Pompano Joe's), it is becoming a haven for sea life. Each of the 4 snorkeling reefs comprises 40 acres of permitted sea bottom. The Dolphin Reef is at a depth of 12-20 feet. We strongly recommend that snorkelers use a kayak, paddleboard, or other flotation device when visiting the snorkel reefs. Sea conditions can and do change quickly and often.
