The teenagers loved the bikes and the golf cart was absolutely necessary.The distance to the beach was not as expected- impossible to walk and our group was large so to take the chairs and umbrellas called for a lot of planning. We had plenty of space for meals, seating, lounging and swimming! Our kids loved that the bunkbeds were very sturdy and not wobbly like in other rentals we've experienced. The kitchen hsd everything we needed for meals and the second fridge and wet bar area was clutch!! Management was great, very attentive and allowed us to check in a couple hours early, which was very helpful and appreciated! Positives: King beds in every room except bunk room, bathroom in every room, half bath located great for pool use, golf cart was great, large tvs, A/C works great, 2 refrigerators. Negatives: No beach access, hot tub overflows into pool and heated the pool (not ideal for hot days) kitchen isn’t stocked well with things you’ll need (big bowls, wine opener, etc) all the mattresses are VERY FIRM) there seems to be a neighborhood watch or something that is very particular and will drive by or even come to your door to tell you what they don’t like, WiFi was weak for as many people as the house accommodates. Overall, it’s good. Not great! We’ve been coming to Destin and renting homes for 20+ years, won’t rent this home again. Nice accommodations, well equipped to cook, pool and hot tub was great. Complaint -this house is in the back of the Frangista neighborhood, and you do not get access to the private beach. You have to go down to the public beach access which is very crowded and busy. Also, if you stay at this property the owner comes by constantly and if you have one too many cars at the unit, he notifies Security to come by and they leave a ticket. On Wednesday, I got a text from the property manager saying "There is 1 car parked on the street and a Ford 150 that is sticking out of the driveway onto the street. The owner drove by and would like those cars removed." This started the very first day while we were unloading and occurred every day. We had 20 people, 5 cars parked in the driveway. This means no one else can come to the unit in their car and park while visiting. This house has nothing but woods on one side and the sidewalk ends. One car that parked by the woods from a visitor, was ticketed and asked to leave. It did not block access, did not block traffic because it's a cul-de-sac, and other than their "rules" would not affect anything. Basically, you pay over $1K/night to get micro-managed constantly about the neighborhood "rules" by the property owner. I will not return to this unit in the future. I will give kudos to Hector and William at Frangista Beach Properties for their communication and help in the booking process and during out stay. ##### Greg R.
