### East Town 1BR Apartment MF5

The space comfortably sleeps two with a queen bed and has flexible seating areas so you can work or relax at your convenience. The living room loveseat is relatively small (while lying down, most people would have legs hanging off the end) so we've excluded it as a sleeping area. You are welcome to add a 3rd guest, however please keep this info in mind.  
  
Amenities:  
\- Smart TV with Airplay, self check-in, high-speed Wifi, laptop-friendly workspace, in-unit laundry, iron, and coffee maker  
  
Location:  
\- All within two blocks: Third Ward neighborhood, Riverside Theater, Milwaukee Public Market, the Riverwalk, Anodyne Coffee, and countless restaurants and bars  
  
Parking:  
\- Reserved parking is not included in this listing  
\- Metered street parking is often available throughout the neighborhood and 2-hour time limits apply from 8am-6pm Mon-Fri and 8am-6pm Saturday.  
\- Overnight street parking is prohibited from December 1st to March 1st  
\- Loading zones are often available directly outside the building  
\- For reserved parking, we recommend the SpotHero app as a convenient solution. The 500 N Broadway Lot is one of the nearby options located on the adjacent block from the building which is at Broadway & Michigan  
  
Other things to note:  
\- Only one set of keys will be provided. It's extremely important to handle them carefully as the apartment door locks automatically, copies are very difficult to obtain, and lockout fees of $180 will be passed on if incurred  
\- The bedroom has roller shades, however guests can expect some morning light to filter through the windows. For most people this won't be a problem but light sleepers may want to bring an eye mask  
\- This apartment is in a building where weddings are occasionally held, on various Friday or Saturday nights during the summer, and music can be heard from the DJ's music. This ends at 12am sharp and should not be very loud inside the apartment itself  
  
Early check-in:  
\- We can accommodate a 1pm early check-in for a $20 fee  
\- Repeat guests enjoy free early check-in  
\- All requests are subject to availability  
  
Requirements:  
\- Complete ID verification and pay $200 refundable security deposit  
  
Non-refundable fees:  
\- All refunds are net of 4% processing fees. Rather than charging upfront service fees, we charge a 4% processing fee for any refunds we issue in order to cover costs we incur as a small business  
1\. Ages 21+ to book.  
2\. Authorized guests only, and no booking on behalf of others.  
3\. No parties, gatherings, or commercial uses.  
4\. No smoking of any kind anywhere on the premises including outdoor spaces ($150 fine will be assessed and additional fees for remediation may apply).  
5\. Quiet time after 10pm.  
6\. Guests must cover the cost to replace unreturned access devices such as keys, key cards, fobs, or parking passes.  
7\. Rental agreement required for all stays of 28+ days, all direct bookings, and otherwise at our sole discretion.  
8\. Guests take full responsibility for loss, injury, or damages that occur on the premises and its facilities.  
9\. Lockouts will result in a $180 fee per occurrence.  
\*Booking a reservation constitutes an agreement to comply with the House Rules. Guests who violate these rules are liable for any associated damages, fees, or expenses and may be removed from the property without refund.
