Foodies, shopaholics, and revelers will love being steps away from Collins Avenue, the city's epicenter for dining, shopping . After a day on the beach, rest, and recharge in our home with fully equipped kitchenettes, comfy bedding and Wi-Fi. Sunny Isles STR02223 This modern apartment is located on the 10th floor in the Ocean Reserve building with an astonishing pool and intercostal view. It has everything you need for your stay! Spacious, comfortable, nice and it’s just across from the beach (3-5 min walk) The 1005 sq ft unit consists of 1 bedroom + 1,5 bathrooms + living room + kitchen and a balcony with panoramic intercostal view. Comfortable and spacious walk-in closets. Free Wireless internet. Equipped with everything you need for your stay: linens, towels, beach chairs, an umbrella, and beach towels are provided as well. Fully stocked kitchen with appliances (toaster, kettle, fridge with freezer, coffee machine, oven, dishwasher and microwave). Dishes, utensils, and cookware are complete for 4 people. Just bring your suitcases! The condo is perfect for up to 4 adults. Bedroom: \* 2 Queen size beds in the Bedroom, \* 55” SmartTV in the Bedroom \* 1 sofa bed in the Living room \* Dining table with 4 chairs \* 65” SmartTV in the Living room \* Internet Wireless \* Cable TV \* Towels and linens \* Full kitchen with stainless steel appliances ( microwave, oven, fridge, toaster and utensils) \* Intercoastal view from Balcony \* Beach Chairs, towels and an umbrella are provided as well. Sunny Isles Beach approved vacation rental license number (STR-02223) Extra Fees not included in the price of the stay (Subject to change) 1\. Parking fee if you have a car: $15/day + $100 refundable deposit for the parking clicker (parking fee is charged separately at your arrival) 2\. All guests should pay a U$52 registration fee per reservation (subject to change) upon check-in at the Front desk of the building for using building's amenities. 1\. Check-In The check-in time for the rental unit shall strictly commence after 3:00 PM, and the check-out time shall be at or before 10:00 AM. The Host shall not be able to accommodate any early check-in or late check-out requests. 2\. Maximum Occupancy The maximum occupancy of the rental unit is strictly limited to four (4) adults. The Host shall not permit any unregistered guests to stay overnight, and any additional guests will be promptly removed from the premises. 3\. Subletting the Rental Property Subletting the rental property is strictly prohibited under any circumstances. 4\. Responsibility The occupants must comply with all resort rules and guidelines for the pool, gym, and beach areas. The occupant agrees to indemnify the Host for any damages or losses to the rental unit or its contents during their stay. The rental unit's condition shall be assessed both at check-in and check-out, and occupants must keep noise levels reasonable out of respect for other residents. 5\. Swimming Pools The swimming pools shall be accessible from sunrise to sunset, and all children must be supervised by an adult at all times. 6\. Smoking or Vaping Smoking or vaping is strictly prohibited inside the rental unit, halls, or common areas of the building. Occupants who smoke shall dispose of cigarette butts responsibly using the proper receptacles. 7\. Pets Pets are not permitted inside the rental unit or on the resort property at any time. 8\. Garbage Garbage chutes are available in each laundry room on every floor. The occupants shall not leave open trash bags in the unit or hallways, and must regularly dispose of trash bags by depositing them in the chute. 9\. Laundry Card A magnetic laundry card shall be available for purchase at the guest office, and it can be recharged using the automatic dispenser located next to the security desk on the 1st floor. 10\. Air Conditioning To prevent air conditioning system breakdowns, guests must keep sliding doors and windows closed when using the A/C system. The A/C must remain on during the hot and humid months from May to September. Any damage caused to the air conditioning system due to the guest's failure to comply with this rule will be the responsibility of the guest, who must pay for all necessary repairs. 11\. Wi-Fi Free Wi-Fi shall be available in the rental unit, throughout the resort, and in the lobby of each building. Access to the internet room shall require prior approval from the front desk or security service. 12\. Security Guests shall ensure all doors are properly closed when entering or leaving the resort or common areas. The main entrance of each building shall be locked at all times and requires an active magnetic key fob or ID to unlock. 13\. Events and Gatherings Noise complaints, parties, or gatherings of any kind are strictly prohibited at any time. Quiet hours are strictly enforced from 10 PM to 7 AM. 14\. No Open Flames Open flames, including candles, sparklers, incense, cigarettes, and cigars, are strictly prohibited inside the rental unit and common areas. 15\. Illegal Activity or Substances The possession or use of illegal substances is strictly prohibited on the rental property, and any violation shall result in eviction and potential legal action. 16\. Moving Furniture Furniture shall not be rearranged in the rental unit. Guests shall be charged a $50 fee if the furniture is not placed back in its original location upon check-out. 17\. Cancellation Policy The rental unit follows Airbnb's "STRICT" cancellation policy, and the Host strongly recommends that guests purchase travel insurance to protect against trip cancellations.
