Bluewater Realty Miami welcomes you to The Grand, located in Downtown Miami on Biscayne Bay. Our 2 bedroom Cloud Nine! is the ultimate retreat, equipped with everything you could need. Enjoy water Biscayne Bay and ocean views that will leave you in awe. With South Miami Beach 3 miles away you can indulge in the sun of Miami Beach while still feeling the energy of downtown Miami.

Please Note: Lobby Renovations in Progress
The building lobby is currently undergoing renovations. While the work is ongoing, full access to the building remains available—though navigation may be slightly confusing at times. All businesses in the lobby are open as usual.
To assist you, clear signage will be posted to help guide you in and out with ease. Rest assured, no noise from the renovations can be heard from inside the condos, and your stay will not be interrupted in any way.

Pool Access: Our building's pool will be closed for repairs from July 21st through early September.
During this time, we’re happy to offer complimentary access to the Marriott pool, conveniently located right next door. Guests can easily access it through our retail lobby.
We apologize for any inconvenience and are glad to provide this alternative so you can still enjoy some time by the pool!

Located on the 35th floor and facing East, Cloud Nine! is a 2 bedroom, 2 full bathroom retreat that offers Biscayne Bay direct water views from its private balcony. With over 1300 sq. feet of living space, it’s the perfect getaway. Cloud Nine! accommodates a maximum of 4 adults + children (15 years of age or younger).

Step into completely renovated Cloud Nine! and experience the sensation of pure awe. As you enter, you'll be greeted by a modern open-concept kitchen that is fully equipped to meet your culinary desires. Cooking during your vacation becomes a breeze with a Publix grocery store located 1/2 block away. For your convenience, a washer/dryer is tucked away in a private laundry room off the kitchen, ensuring that returning home with dirty laundry is simply not an option.

The island in the kitchen seamlessly merges with the dining area, creating a fluid space that invites you to relish your culinary creations. Here, you'll discover the ideal spot to share your adventures over a meal. The oversized dining table accommodates seating for 4 and is illuminated by a cloud-inspired lighting fixture, creating an ambiance that fosters unforgettable conversations.

Stepping into the living room is like entering a realm of glamour and artistry. The velvet sofa and carefully curated artworks envelop you in an atmosphere reminiscent of an art gallery. Your visual journey is enhanced by the 65" Roku streaming TV.

The furnished balcony serves as a gateway to panoramic marvels, offering access from the living room and bedrooms.

Cloud Nine! doesn't disappoint in the realm of spaciousness, especially when it comes to the master bedroom which encompasses the entire length of the condo. The king bed, positioned to embrace the views, might entice you to linger a bit longer in its comfort. A 55" Roku tv stands ready for your entertainment. Step out onto your balcony where lounge chairs await, offering the opportunity to bask in Miami's warm sun and ambiance. A walk-in closet provides ample space to stow away your trove of treasures. A private office complete with a desk is a convenient bonus, allowing you to tend to any work matters that might arise. Indulgence awaits you in the master bathroom, where a stand-alone bathtub invites you to unwind and the walk-in shower offers a rejuvenating experience.

While it may not hold the title of master bedroom, the 2nd bedroom boasts its own impressive features. Offering the same water views as the master, this room grants access to the balcony and a king-sized bed. Your entertainment needs are met with a 55" Roku streaming TV.

Just across the hall from the 2nd bedroom, you'll find the 2nd full bathroom featuring a walk-in shower.

CANCELLATION POLICY:

- Cancellations made 14 days or more prior to the check-in date will receive a 50% refund of what has been paid thus far.

- Cancellations made within 14 days of the check-in date will result in a loss of the full booking amount.

- Refunds, if applicable, will be processed within 2 business days after the cancellation date or approval. Please note that processing times may vary depending on your payment method and financial institution.
- In the event of unforeseen circumstances beyond your control, such as State of Emergency orders for Florida (Miami-Dade county). Bluewater Realty Miami LLC will gladly offer the option to change the dates of your reservation. You must notify us as soon as possible so we can assist in change of dates. No refunds will be given.

- In the event of flight cancellation there will be no refunds given.

Date Change Policy:

- If you wish to change your reservation dates, you may be allowed to do so, subject to availability and approval by Bluewater Realty Miami LLC.
- Date changes requested within 14 days of the original check-in date may incur additional fees of new dates pricing.

- No refund will be issued if the new dates are not adhered to.

- Bluewater Realty Miami LLC can only accommodate one change of dates.

Travel Insurance:
- We strongly recommend that all guests purchase comprehensive travel insurance to protect against unforeseen events, cancellations, and emergencies.
- Bluewater Realty Miami LLC is not liable for any losses, damages, or expenses resulting from your failure to obtain travel  insurance. Bluewater Realty Miami LLC cannot be asked to intervene or act as insurance providers.

BUILDING RULES:
- Visitors are not allowed up to the condos for any length of stay. Only the registered guests staying will have access up to the condo. (Building rule we can not amend) 
- THE MAX OCCUPANCY FOR THIS PROPERTY IS:  4 ADULTS + 2 children (15 years of age or younger)
-  If you arrive with more adults, it simply is not a building rule we, or the front desk, can amend. (City of Miami sets occupancy) 
- Monthly bookings (28+ nights) are allowed visitors only.
- Any type of altercation with building security or staff will result in immediate eviction from mgmt. If this occurs, there will be no refund of any kind. The reason is, The Grand residential tower is occupied not only by guests such as yourselves, but mainly residents who reside here and want a peaceful environment.
- We know you value your belongings, so don't leave them behind! We are not liable for any personal belongings left inside the property after check out. We are happy to mail back any belongings found (at your expense).
- No third party bookings unless agreed to by Bluewater Realty Miami LLC. Just let us know prior to booking if you're booking on behalf of others.
- There is no smoking of any kind permitted in our property. Smoking is only permitted if it's legal! and on the balcony with all doors tightly closed. Smoking detected within condo will result in loss of damage deposit. 
- Bluewater Realty Miami LLC will not be held liable for any building amenities being closed during your stay. This is totally out of our control, we will not give refunds for this situation, should it arise during your stay.
- Absolutely no pets are permitted. We are unable to amend this rule. We absolutely love animals! However, we must follow the building rules on nightly/monthly rentals.
- Must be 21+ to book with us and check in. 
- All guests will receive a hand-scan at check in for access around building. (Through security front desk, access to elevators, in from pool, and in/out of gym). This hand scan will be deleted from system at 11am on check out day.

- At check-in, you must present the credit card used during checkout, and it must match the name on the booking. Additionally, upon arrival, you will be asked to sign a form acknowledging your agreement to these charges and confirming that you will not dispute them after your stay. No exceptions will be made to this requirement.
- Bluewater Realty Miami LLC is not liable for any damages, losses, or injuries incurred during your stay at a property. Guests are responsible for any damages caused to the property during their stay. There will be a hold placed the day of arrival on your payment method for $250.00 that will automatically be released  48 hours  after check out if no damages or loss are found. 
- By making a reservation, you agree to the booking terms, including payment processing and cancellation policies, as specified for each property.

AFTER BOOKING: (nightly rentals)
-Please attach a photo of a driver's license or passport for each adult, including yours for building registration. This is mandatory for us to register everyone properly and please don't cross anything off on ID or you'll need to resend.

VALET FEES:
Valet is the only available option. 
You have two choices:
(Unlimited in/out privileges)
-Pay in advance daily valet for $42 PRIOR to your arrival day.
-Pay the building directly with a daily valet fee of $48.

- Each adult will receive via Docusign the building addendum and background check form to fill out which will require a social security number for US citizens.
