This spot is perfect for your Melbourne adventure. It’s just a short walk to yummy food, fun places, and easy transport. This cozy place sleeps up to 4 people, making it great for families or couples. You’ll have a kitchen to cook in, split system AC, free WiFi, and smart TV for movie nights. Plus, a free bottle of wine will be waiting for you to enjoy. Relax and have a stress-free stay! Picture yourself staying in this cozy apartment on the 4th floor, right in the heart of Docklands. Big windows in the living room let in lots of sunlight and give you a lovely view over the rooftops. It’s a quiet and comfy spot for your trip. This apartment is great for families, friends, or couples. There are two bedrooms, each with a comfy queen bed, and one bathroom with a nice shower. The living room has a Smart TV for watching your favorite shows and free WiFi so you can stay connected. The kitchen has everything you need, like pots, pans, and a microwave, so you can cook meals just like at home. There’s also a washer, dryer, and laundry tub, which are handy for longer stays. We’ve added some little extras to make your stay even better. You’ll find tea, coffee, salt, pepper, and even foil to use during your visit. THINGS TO NOTE: ACCESS: You have full access to the property. we are just a phone call or message away during your stay. No PARKING: While there is no onsite parking available, public transport is conveniently close by. Spencer St Station and various tram lines are within walking distance. Additionally, 24/7 paid parking is available just a few metres from the property for those who prefer to drive. INCLUSIVE: As hosts, we welcome all visitors. To respect the peace of the community - we kindly request no loud music or loud parties. Noise curfew 10pm EARLY CHECK-IN REQUESTS: May be possible however we do recommend you to plan around a 3pm check-in. When your place is ready, we will let you know. If you require earlier access, consider booking the night before if available. If a guest is checking out on the day of your arrival, housekeeping needs time to prepare everything and we thank you in advance for your patience and understanding. LATE CHECK-OUT REQUESTS: May be possible depending on bookings and housekeeping schedules. Please reach out the day before check out to see if this is possible. STARTER SUPPLIES: We provide you with complimentary essential starter supplies for your stay. This includes shampoo, conditioner, body wash, toilet paper, and a few other items for your comfort. This is not intended to last for the duration of your booking but to avoid having to immediately head to the supermarket on arrival. LINEN: We supply hotel quality linen and bath towels for your stay. LONG STAYS: All stays 14-28 nights must have a mid-stay cleaning service at an additional cost. This allows for our team to periodically clean, maintain, and inspect the property. This is non-negotiable. CHECK OUT We don\`t want you to do a long list of chores before you check out. We just kindly ask that you put back furniture the way you found it (only if somethings been moved), stack the dishwasher and put the rubbish out. Our cleaners will do the rest. AGE REQUIREMENT: We do request that adult guests are over the age of 25 years of age. 18-24 years are welcome if staying with other adults over 25 years of age. Children are welcome. MANAGEMENT FEE - this is our damage waiver to cover any accidental damages so you don\`t have to worry - see house rules for the details. PETS: No pets allowed on the property. NO NOISE AFTER - 10pm and refrain from causing disturbances to the neighbours to avoid having them complain to local authorities. NO PARTIES - Strictly no parties allowed. Infringement on this rule may result in eviction without refund. Any additional time for the housekeepers to attend or inspect the property outside of their usual cleaning will result in additional administrative fees. PHOTO ID - We will ask for photo ID and a selfie of the person making the booking, primarily to confirm they are over 25 years of age and match the details of the person making the booking. For 3rd party bookings we will need the photo ID of the primary guest staying at the property. DAMAGE WAIVER - (management fee). As part of your stay, a non-refundable damage waiver fee is included to cover accidental damage that may occur during your visit. This waiver protects you from being charged for minor, accidental incidents such as broken glassware, spills, or small damages to furniture, up to a coverage limit of $500\. Please note, this waiver does not cover intentional damage, negligence, pet damage, or loss of personal items. If an accident happens during your stay, please let us know as soon as possible so we can quickly plan for any necessary repairs or replacements to ensure the property is ready for the next guest. Rest easy - reporting accidental damage won’t affect your stay, thanks to our damage waiver coverage. By booking with us, you agree to the terms of this damage waiver. REFUNDABLE SECURITY DEPOSIT - A refundable security deposit may be taken as an authorisation hold 2 days prior to check out and released no more than 7 days later. Some or all of the security deposit may be captured if there has been negligent behaviour or intentional damage to the property. EMERGENCY CALL OUT COSTS - If the Fire and/or Emergency Services are called out due to a guest fault (including for false fire alarm call outs) the fee will be passed on to the guest to pay. NO PETS - No pets allowed on the property. Additional charges may apply to those who ignore this rule. LOST KEYS OR LOCKED OUT - In the event that keys are lost/ damaged/ locked inside the property any time during your stay or check-out, we may need to call a locksmith and additional expenses will be charged to your account. CHECK OUT TIME IS 10am unless otherwise agreed. If the cleaner is not able to clean on time, a delayed entry fee may apply. If you require late check-out, please contact the host 72 hours before check-out and we’ll do our best to accommodate your request. LEFT BEHIND ITEMS - If you leave any items behind by accident, we are happy to post them back to you. However, we will need to compensate our housekeepers or managers for the postage fee and their time. TOILETRIES - We provide toiletries to get you started. Charges may apply for additional cleaning and deodorisation of the property. INTERNET - Please don’t disconnect the internet. PORTA COT - Where a porta cot is provided, this is used at the guests own risk.
