Very spacious for 6 people. loved the large kitchen for meal prep, pool and spa, walkable beach access, with fresh clean bathrooms/outdoor showers, enjoyed golf cart rental through space coast for quick trips to Publix. Will definitely return for annual family vacation.

Roomy, we could all be together in same area, but at night, we all had our privacy. Shared laughs and fun stories with adult granddaughters and their spouses. Good food prepared in spacious kitchen and all could eat together in dining room. Great week.

great location, steps from private beach and the bay too. Nice neighborhood, very clean and quiet. The home was amazing, clean, comfortable and had anything we needed. Pool is great. The managing group attended to our request politely and in a very timely manner.

Nearly Private Beach access across the road was great. Back yard pool with jacuzzi was cleaned after a few weeks of trouble with the water pump. Quiet neighborhood with mainly vrbo properties. Convenient location. Modern Kitchen was beautiful, but had sparse supplies. The trash can needed cleaning and had ants. Beds very comfortable. And good beach and swimming stuff provided in garage.

We had the best time in your property!! Thank you for your hospitality!! We are celebrating anniversaries. Ours 30 yrs and the other 2 couples 36 yrs. You guys made it very special. Taylor sent communication with evrything we needed for our stay to run smoothly. The whole property was very clean. The pool was excellent. The beds super comfy. Nice appliances. Everyone said they slept so well. We highly recommend this property. The only thing that didnt cooperate was the weather. We will definitely be back.

#### New House in a Great location

The house was spacious and clean Located a short walk from the beach with all the amenities to enjoy a beachside vacation. We did have an issue with the water pressure in two of the bathrooms, one of which was unusable, the management company try helping us out but unfortunately the problem wasn’t fixed, we were told that it apparently was an existing HOA issue with the house water pressure, so my wife and I had to use the pool bath shower instead of the master bath Also, the fridge was not working properly so management company provided us a temporary fridge that was left in the garage. Overall it was a great vacation but I can’t give them a better rating with the issues that we had with the house.

#### Huge house short walk to quiet beach

The house was pretty much as advertised. Walk in to a sitting area and huge dining room with a large kitchen and plenty of counter space. Patio area in back was ok. The furniture cushions should probably be replaced. Pool was nice and there’s a full bathroom off patio so you can shower before entering pool and the house. Upstairs is very spacious with a foosball table in the loft and each bedroom having its own bath. The shower in master had low water pressure but nothing we couldn’t deal with. Bed in master was comfortable enough. My son said his room (2 twin beds off of loft) wasn’t as comfy. They are selling house so probably not adding stuff but we had to buy a cutting board (left it there so hopefully next guest has it), the blender is on its last leg, cushions were bad in back yard, but these are minor things yet good to know about. The previous guest messed up the grill and they brought us a new one on Monday. I am writing a review mainly to praise the property manager Taylor. Nearly instant response to all emails and questions (within normal hours). Freezer wasn’t working and she had a new freezer/fridge delivered temporarily, then the freezer was fixed next day. I already mentioned the grill. I feel as though the service provided relieved the anxiety of “oh no, did we book the wrong place” to “Taylor took care of it, so I can enjoy the beach now” - so thank you again Taylor!

#### Great family home in prime location

We really enjoyed our stay at this spacious home. Each bedroom has a designated bathroom which worked great for us with three teenage children. Beds were comfortable and there was plenty of space for everyone. Home is a few steps from private beach access and the gated complex and beach seemed safe enough to allow our young teens to wander on their own without any worries. We were notified on our check in day that the pool/spa heater was not working and although they tried, the management was not able to have it repaired during our stay which left us with a pretty chilly pool and spa for the week. They did offer us a small discount on our stay and a future rental to compensate for the inconvenience. A few notes for future renters, if you park in the garage, be sure to check to make sure the door makes it all the way up before backing out. On several occasions, the door stopped half way up (door opener seems under powered for that size door) and had to be closed and re-opened to make it all the way to the top. Also, if you leave the laundry door open while using the downstairs bathroom, the handle on the laundry door prevents the bathroom door from opening and you can get trapped inside the bathroom. This happened several times before we figured it out. Lift up on the handle in the bathroom instead of pushing down and you can escape the trap. Overall, the home was spotless, roomy and comfortable for a large family. Sunrise on the beach was spectacular.

#### Great stay with a few quirks

What we liked: Brand new, modern, beautifully decorated home Comfortable beds Each bedroom has a private bathroom There's a pack & play, high chair & umbrella stroller There are 4 beach chairs & beach umbrella. A short walk to the beach. HBC stretches from the beach on one side to the river on the other side. Quiet neighborhood. We had the community pool to ourselves most of the time. Taylor was very responsive when refrigerator blew a fuse; maintenance was there within a couple of hours There is a charcoal grill. What could be better: The touchless kitchen faucet is temperamental; sometimes it worked, sometimes it didn’t. Didn't work at all by the end of our stay. The home has very low water pressure; several faucets/showers had weak water flow. Dishwasher doesn't clean dishes - probably due to low water pressure - prepare to wash dishes by hand. We bought paper plates. Spare supplies in the kitchen. No grilling tools. No bathtub to bathe children. The private pool is not heated. The resort pool is not heated. Could use more beach chairs and another umbrella or portable shade. No wagon to transport chairs & umbrella to beach. Some wall outlets do not work. Owner is selling house and tried to schedule showings during our stay. Pool cleaners came at 11:00 Wednesday and we were told not to go in pool for an hour after cleaning (prime pool time). House could use a deep cleaning; lots of junk under bed/couches from previous tenants. Ant hills in driveway and by pool.

#### Fabulous Family Fun in Florida Sun!

We had a great family vacay in this newly built, spacious, stylish house! We were completely satisfied to swim in the pool, hot tub and ocean, just a few blocks away! We HIGHLY recommend this house for summer fun!!

#### Very nice property

We loved the house. Super spacious. Water pressure was bad but that was really our only complaint. Very clean! Not many things in the kitchen to use so bring what you need. Other than that, if we were in the area again, we would def stay here!
