Main Description  
The Cottage at Woodlands is a stylish, modern self-catering escape set in the stunning West Lyn Valley. Surrounded by breathtaking woodland views, the peaceful sounds of birdsong, and the soothing rush of the river, it’s a haven of tranquillity. With a private, unoverlooked sunny terrace, it’s the perfect place to unwind and soak in the beauty of Exmoor. Private free parking. Hi speed WiFi.  
Lynton is a picturesque 12 minute off road walk from The Cottage.

Ground floor sofa bed suitable for child or an adult  
Fully fitted kitchen – modern appliances for a comfortable stay  
Log-burning stove – perfect for cosy evenings  
Large contemporary bathroom: Walk-in shower, Large bath, Twin wash basins

Direct access to scenic walking trails – including the Lynway and Two Moors Way

Indoor Description  
The kitchen is well equipped with an electric oven, hob and fridge. Other kitchen items include a microwave, toaster, kettle, cafetiere, Nespresso and a variety of cookware, kitchen utensils, cutlery, crockery and glasses.  
  
The living room has a smart TV and wifi is available throughout the property. An iron and ironing board are provided for your convenience and some board games for your entertainment.  
  
Electricity and heating costs are included in the price of your accommodation.  
  
Bed linen, duvets, and towels are provided for your convenience. Please bring your own beach towels if you wish to take towels with you on day trips.  
  
Non- perishable items like a salt, pepper, cooking oil, and a few herbs or spices are available.  
Milk is provided on arrival.  
  
There is a hairdryer in the bedroom and some books for a rainy day.  
  
Outdoor Description  
Guests have exclusive use of their own terrace with patio furniture and umbrella. Please note it is a steep walk up the driveway and a steep set of steps to get to the property. The terrace has no gate so children will need to be supervised. The patio area is a quiet secluded sun trap complete with HOT TUB.  
  
The Cottage is just a ten-minute walk to Lynton, where you’ll find a selection of fantastic pubs, restaurants, and cafés.  
  
Access some of Exmoor’s most scenic walking trails with the Lynway, part of the Two Moors Way on the doorstep and close by the South West Coast Path, Tarka Trail, Coleridge Way, and Two Moors Way. Hidden rugged coves are nearby, while the famous surfing beaches of Woolacombe, Croyde, and Saunton are just a 40-minute drive. The area is also well-known for wild swimming in its pristine rivers.  
  
Parking  
Parking is provided in a private car park on the opposite side of the road to the property. There is a steep 30 metre walkway leading to The Cottage from the car park.

Restricted mobility  
This property has a very steep driveway and steps leading up to the property and therefore is unsuitable for people with restricted mobility or wheelchair users.  
  
Exit in case of emergency  
Exit for this property is through the front patio doors which is the only entrance.  
  
Christmas / New Year  
The Cottage is available for rental over the Christmas and New period.  
In the event gusts would like Christmas decorations displayed, the owners will be pleased to arrange this in a subtle fashion, upon request.  
  
The region  
The Cottage at Woodlands is perfectly situated to explore the stunning landscapes of Exmoor National Park and the breathtaking North Devon coastline. A ten-minute stroll along the scenic Lynway footpath, part of the Two Moors Way, takes you to Lynton, where you’ll find a charming selection of pubs, restaurants, and cafés. Just below, Lynmouth offers picturesque harbour views and access to some of the area's most famous attractions.  
  
One of the highlights of the region is the Lynton and Lynmouth Cliff Railway, a historic water-powered funicular that has been carrying visitors between the two villages since 1890. Offering incredible coastal views, this unique railway is a must-visit, providing a delightful way to experience the steep cliffs and stunning seascapes.  
  
For those who love the outdoors, the region offers unrivalled walking opportunities. Step outside your front door and access a network of scenic trails, including the South West Coast Path, Tarka Trail, Coleridge Way, and Two Moors Way.
