You must allow PMI Austin Metro to resolve any issues before reporting to your online travel agency. This includes but is not limited to, cleaning, pests, wi-fi, electricity, lighting, landscaping, pool, hot tub, etc. \- If you attempt to cancel due to a cleaning issue we have the right to rectify the situation within 24 hours. \- You must report any issues within 24 hours of entry. If any issue is mentioned in your review without notifying us we'll seek to remove the review and you'll be fined $300 for reputational damages. \- If you do not report that you broke any of our property you will be fined for the repair or repurchase of the item plus $250. \- Any authorized employee of PMI Austin Metro has the right to enter the premises as long as they have given you reasonable notice, regardless of whether you have confirmed receipt of notice to enter the premises. The reasonable notice consists of a message sent via Airbnb to notify you they will be entering the premises, with an approximate time frame, and knocking on the door/ ringing the doorbell upon arrival at the property. \- If you leave an item at our property, we'll assess a minimum of $25 to coordinate meeting you at the property or mailing it to you. There was plenty of space for everyone. We saw Longhorns too! The highlight of the property was the backyard. The pool, and fireput areas were great. We found a couple of issues, but maintenance came out right away. I will say bunks are short so better for a child or short adult. It usually takes a while to get everything together to check out. Apr 14, 2025 Liked: Check-in, communication, location #### Beautiful Property / House Needs Some Love Pros: the property itself is breathtakingly beautiful and the perfect spring weather made it glorious! The swimming pool was perfect as were the covered porches for lounging. The kitchen is huge and great for gathering while cooking and there is a lot of common area space.Cons: the house itself is clearly not kept. There are cracks in the ceilings and walls which let in German cockroaches (hundreds were on the outside kitchen door at night), scorpions (one crawled across my foot in my bedroom!), carpenter bees that have nested right outside a bedroom and wasps. We are all Texas women, so we can handle it, but it wasn't luxurious to have the outdoor critters inside with us. The furniture has experienced A LOT of wear and tear. There are technically only 3 private bedrooms. The bunkroom in the pictures is actually a breakfast room with no door and a pass-through that opens into the kitchen. I guess this is par for the course for rentals these days. The hosts would have been better served to turn the office and/or billiards rooms into more private, cozy spaces. I am still unsure how this property can host 20 comfortably to sleep. The kitchen was not well-stocked with spices, we had to leave to go get salt and many of the spice containers were empty, so we had unexpected errands to run. The dishwasher is quite dangerous, tips over when you open it. Overall, despite the obvious adjustments needed, we had a great time, and the property has so much untapped potential! ##### Ashlyn B. Jul 6, 2024 Liked: Check-in, location, listing accuracy Disliked: Communication #### We won't be back I held my wedding at this property. The a/c in the master bedroom was broken when we arrived. Because the room was 80 degrees for the majority of the stay, it made it impossible to use as intended. Some of my bridal party refused to even get ready in there, which means I did not get ready with my only sister. I did notify the property and they sent someone to install 2 window units, however they kept tripping the breaker and shutting off. When they did work, they did not cool the room and had an awful odor. There were also a lot of wasps nests throughout the property. We had to send someone to Walmart to buy wasp spray and take care of the wasps ourselves so the area was usable. Also the internet was extremely unstable. We had to use a hot spot off of a guest's phone just to enjoy music. Other notable mentions: outlets not working, broken sink handles, garbage in the front porch flower pots, lawn being unmowed and difficult to use for a wedding, etc. I asked for a 50% refund due to the fact that my wedding was ruined by these issues, but I was blamed for not doing enough to resolve the issues with them and offered a 25% refund. I reluctantly agreed because I'm ready to put this behind me. And now that i have received the refund, its not even the full 25%. I am incredibly disappointed with our stay and the response from the property owner. Needless to say, we wont be back. ##### Kirstie C.
