Property Summary  
Villa Ani is a beautiful, cosy single-family holiday rental located in Šišan, Croatia. It offers a private property spanning 1'000 m2, complete with a lawn, an angular swimming pool (8 x 4 m, 32 m2, depth 140 cm, seasonal availability: 01.May. - 01.Oct.) featuring an internal staircase and salt-electrolysis pool-cleaning system. The property also includes a WC in the pool area, an outdoor shower, a hot tub, a terrace (20 m2), garden furniture, and a barbecue. Inside the house, you'll find internet access, air conditioning, and a washing machine. Parking is available on the premises for up to 3 cars.  
  
Outdoors  
The property boasts a spacious outdoor area with a lawn and a stunning angular swimming pool, measuring 8 x 4 m, with a depth of 140 cm. The pool is available seasonally from May 1st to October 1st and features an internal staircase and a salt-electrolysis pool-cleaning system. Additionally, there is a WC in the pool area, an outdoor shower, and a hot tub for your relaxation. You can enjoy the sun on the terrace (20 m2) equipped with garden furniture, or fire up the barbecue for an alfresco dining experience.

The property is conveniently located 300 m from the centre of Šišan, 2.3 km from the centre of Ližnjan, 7 km from the centre of Pula, and just 3 km from the sea and beach. Nearby amenities include a shop within 300 m, a supermarket 4 km away, and a restaurant and café just 300 m from the property. Please note that the owner does not accept any groups, and there is an airfield located 10 km from the property.  
  
Distances and Attractions  
Within close proximity, you'll find a pebble beach and a shingle beach, both located 3 km away. For water sports enthusiasts, there is a marina, surf school, and sailing school located 4 km from the property. Tennis courts are available 2 km away, and a children's playground is situated 800 m from the holiday rental. Other attractions in the area include the centre of Pula, which is 7 km away.

Unit Layout  
You will find a cozy and beautifully furnished 3-room house with a living area of 90 square meters. The living/dining room features a sofa bed (150 cm, length 200 cm) and a satellite TV, with an exit leading to the terrace and swimming pool. One bedroom is equipped with a double bed (180 cm, length 200 cm), a shower/WC, and a satellite TV. The second bedroom has two beds (90 cm, length 200 cm), a shower/WC, and a satellite TV.  
  
Amenities Included  
The open kitchen is well-appointed with an oven, dishwasher, 4 induction hot plates, toaster, kettle, microwave, freezer, and an electric coffee machine. There is an exit from the kitchen leading to the terrace and swimming pool. Other amenities include a shower/WC, forced-air heating, terrace furniture, a barbecue, and 4 deck chairs with a view of the swimming pool. Additional facilities provided are a washing machine, iron, children's high chair, baby cot, hair dryer, and free WiFi internet access.  
  
Other Information  
This is a non-smoking vacation house, offering comfortable and cozy furnishings for your relaxing getaway. The house can accommodate a maximum capacity of 6 guests, with 2 bedrooms and 3 bathrooms. Pets are allowed, and amenities such as air conditioning, a Jacuzzi bathtub, and satellite TV are available for your convenience.
