This stunning 1 bedroom, 2-bathroom condo boasts 950 square feet of pure luxury and breathtaking views. With its prime location on the 31st penthouse floor, this corner unit offers a sense of privacy and exclusivity. Step out onto your own private balcony and experience the beauty and excitement of Las Vegas. From the Lazy River Pool to Top Golf, the full airport and surrounding mountain views, and even the sunrise, you'll have a front row seat to all the action. To the right, you can admire the majestic MGM Grand and to the left you can catch the view of Formula 1... Inside the condo, you'll find upgraded furnishings and new carpet, giving you the ultimate comfort during your stay. Whether you're looking for a relaxing getaway or an adventure-filled vacation, this condo has it all. ✴THE SPACE✴ A 1-bedroom penthouse suite with a separate living room and bedroom along with a phenomenal view. It has a full kitchen, full guest bath, and full master bath. Do not be misled by others listing studios as a 1 bedroom, this is an ACTUAL 1-bedroom suite that is much more spacious than the studios offered at Signature Suites. Also, because it is a corner unit the balcony is not right next to other balconies, giving you more privacy. There are NO RESORT FEES, and you have FREE VALET PARKING. ✴THE BEDROOM✴ has a king size bed, HDTV (uses Signature's standard cable), and full bath with dual vanities, and hot tub/jacuzzi. ✴THE LIVING AREA ✴ has an upgraded 55-inch TV. Use YouTubeTV for 100+ channels, including all movie channels, and NFL Sunday ticket. We have added YouTube TV so you can record and watch your favorite shows at any time. You can also pause and rewind any live show. There is also a pull-out queen sofa bed with a memory foam mattress in the living area as well as a full bathroom (including a shower). ✴THE KITCHEN ✴ includes a Sub-zero refrigerator/ice maker, oven, microwave, electric stove top, dishwasher, blender, toaster oven, Pur water filter inside fridge (no need to buy water bottles but please wash before use) and a Keurig K-cup coffee machine. There is also an electric kettle for your use. ✴OTHER ROOM PERKS✴ small stereo (with CD player, Bluetooth connection, and radio), LED floor lamp (with 5 different colors including white), backgammon, chess and checkers game set, Tic-Tac-Toe game, Jenga. Our unit is located in Tower 1 , closest to the MGM pools/lazy river, The District, and MGM Grand Casino with easy access using an automated moving walkway. There is also shuttle access to and from MGM Grand self-parking to Signature Towers. This is our personal condo, so the pictures are accurate and of the actual unit. Please treat our place as you would your own. Our unit is always clean upon your arrival and sanitized as recommended by the Southern Nevada Health District. We work with a reputable and licensed housekeeping company that we know will provide great cleaning services with benefits such as: \*\*direct contact with housekeeping (through me.) \*\*providing pots, pans, dishware, etc… which will be ready and washed in the condo as soon as you arrive. \*\*Provide quality amenities. \*\*We will supply all the necessities needed during your stay... Dishes, utensils, pots/pans, bar amenities, linens, towels, toiletries, toilet paper, paper towels, dishwasher pods and coffee/coffee supplies. Guests can no longer request toiletries, towels, and linens from the Signature hotel. Not to worry, we have taken that into consideration and will provide enough bath towels, hand towels, and washcloths for your stay. We only ask for you to hang and reuse them. If your stay is longer than 5 days, we are happy to provide new ones, just please let me know. We will provide toiletries, coffee (k cups with condiments), dishwash soap, paper towels. Extra bedding will be in the closet as well for the sofa bed. Things to note: \-NO RESORT FEES. \-I apologize, but I cannot always accommodate early check-ins or late check-outs. You can leave your luggage if needed at the bell desk before or after your stay (no extra charge.) \-There are 2 beds, with a second bed being a queen pull-out sofa. Extra blankets and pillows will be available in the closet. The Signature is a secure and gated Luxury Resort that is smoke and gambling free. Free valet is offered with your stay. If valet is full or you decide to park at MGM Grand self-parking, there is a free shuttle service going back and forth to Signature Towers and ask the front desk to validate your self-parking ticket. There are multiple pools and gyms. The Signature offers laundry facilities for guests staying more than 7 days (please contact me if interested). Pool access (MGM Grand and Signature) is included with complimentary towels. You'll also have access to the various spa packages at the MGM Grand. The resort front desk will handle the check-in and check-out process. Any extra amenities needed (towels, sheets, etc.) let me know. As for any unforeseen issues during your stay please don't hesitate to contact me as I will try my best to assist you. The Signature at MGM Grand is conveniently located near the strip with tons of restaurant options. It is also walking distance to one of the top entertainment venues in Las Vegas, Top Golf. Attached to the MGM hotel, The Signature at MGM Grand has access to the strip (through the MGM Grand casino) as well as the Las Vegas Monorail (located in The District) Travel time from MGM Grand Station (monorail) to: • SLS Las Vegas Station – 12.8 minutes • Westgate Station – 11.3 minutes • Las Vegas Convention Center Station – 9.12 minutes • Harrah’s/The LINQ Station – 4.95 minutes • Flamingo/Caesars Palace Station – 3.7 minutes • Bally’s & Paris Las Vegas Station – 2.06 minutes There is also a designated Uber/Lyft section that you can have valet direct you to. PLEASE NOTE: MAKE SURE TO ALWAYS SUPERVISE YOUR CHILDREN AS THERE ARE KNIVES IN THE KITCHEN WITHIN REACH. THERE IS AN ELECTRIC STOVE THAT REMAINS HOT EVEN AFTER BEING TURNED OFF, MAKE SURE TO NEVER TOUCH THE STOVE. We had everything we needed for a comfortable 4 night stay. It was easy to head over to the MGM for things, but we enjoyed the quieter tower experience. We have stayed at the Signature in the past thru the hotel and VRBO this suite has been the finest we have stayed in. Her personal touches in decor and attention to detail throughout the suite shows just how much she cares, tower 1 31st floor with the best views of airport runways and the Top Golf facility are stunning we enjoyed our stay and will make this our go to suite from now on you won’t be disappointed ##### Keith S.
