The lounge exudes warmth with its feature electric wood burner, modern furnishings, and a Smart TV for cosy evenings. The adjacent dining area, comfortably accommodating up to four guests, creates a perfect setting for shared meals and memorable conversations. Ascend a single step to discover the charming shaker-style kitchen, adorned with slate shelving, curved walls, and contemporary amenities to make meal preparation a pleasure. A small utility room houses a washing machine, iron, and ironing board for your convenience.  
  
The first floor unveils a modern shower room complete with a corner shower cubicle, indulgent rainfall shower head, vanity unit, sink and a toilet. The master bedroom boasts a vaulted ceiling, dual aspect windows offering views of both the Forest of Bowland and the secluded garden, and tasteful furnishings, including a dressing table with a mirror and wardrobe. Ascending another flight of stairs, you’ll find a charming mezzanine area with a single bed with trundle bed, a Velux window that invites natural light, and ample storage space. Pet lovers rejoice, as Balderstones Barn warmly welcomes your furry companions to join in the holiday fun.  
  
Outside, the southwest-facing enclosed walled garden beckons with its patio area and lush lawn, where you can savour al fresco moments while gazing upon the enchanting vistas of the Forest of Bowland. This is your sanctuary in the heart of nature, where every moment promises relaxation, adventure, and cherished memories.  
  
Located just 1 mile from Clapham, Newby Cotes is a charming village with a rich history as a Kendal-to-Skipton thoroughfare. The Old Sawmill Café, housed in a former sawmill, offers a unique historical setting. Nearby, the Ingleborough Estate Nature Trail leads to the renowned Ingleborough Cave. Cyclists frequent the Croft Café, and local shops showcase crafts and knitting. The trail also unveils Trow Gill, Gaping Gill, limestone pavements, and Ingleborough’s summit. Ingleton Waterfall trail at Ingleton is also within driving distance and Kirkby Lonsdale, a quirky market town, is just over the Cumbria border. Balderstones Barn offers easy access to Ingleborough and a cycle storage area. Beach 21½ miles. Pub and restaurant 1½ miles.
