Firepit exclusive to this cabin. Centrally located to SW Missouri and NW Arkansas attractions. Perfect retreat for romantic getaway, scenic motorcycle ride or creating cherished family memories. Our House Manual includes suggested Day Trips, along with local recommendations throughout SW MO & NW AR. With so many places to explore in this world, stay in a central location to make the most of the adventure! WHAT THE HOUSE HAS TO OFFER: \*You do enter this house from the deck, 6 steps up to deck. \*2 bedrooms 1 BR on main floor. Beautiful reclaimed barnwood accent wall, with dimmable moon light on wall. 2nd bedroom. Climb the spiral staircase to loft area with 2 XL twin beds. \*Modern bathroom on main floor. Includes BLUETOOTH speaker in exhaust fan. 2 people can utilize the bathroom. There is a barn door between the vanity and the shower/stool area. (Hollywood design) Hair dryer, shampoo, conditioner, bath soap, towels provided. \*Large firepit area, exclusive to this cabin. \*I do not advertise lakeview, but you do get a slight seasonal glimpse of it between the trees. \*WIFI & ROKU TV \*Community boat ramp. No loading dock. \*We do keep the kitchen stocked with the basics for cooking. Salt, pepper, oil, pans, utensils. PARKING: Plenty of FREE parking at this property. PARKING IN THIS COMMUNITY IS PRECIOUS AND LIMITED. There is a drive, east of the house, by the power pole. Or, if the ground is not saturated, you can park on the grass. Most boats can park parallel to the road, or Baxter Marina has rental slips. It is about 5 minutes away. You can see our detached garage in some of the pictures. Please do not park in front of the garage. We may need in there. With so many wonderous places in this world, you may never have time to return to this area (or you may decide to return every year)--so we try to help you make the most of your time in this area, by creating our "Day Trip" suggestions. These suggestions include recommendations on dining, entertainment and sites for specific areas. This manual is located at the house. Stay in a central "base camp" that allows you to take day trips (or even multi-day trips) to each of these destinations. We may be asked who is in the house. \*\*All guests must be 23+ with the exception minors with guardians. \*\*Do not burn candles in the house. \*\*No eating in any bedrooms. \*\*No sitting or leaning on any railings! \*\*Observe voluntary quiet hours on 9:00 pm - 8:00 am. (This does not mean you can't be enjoying great outdoor evenings, just respect the neighbors who may be trying to sleep.) \*\*Please do not attempt to walk on the Boat Docks at the community shoreline. All Boat Docks are private property. \*\*Community sewer system. Please do not flush anything, but toilet paper. \*\*No smoking, or vaping, in the house. (If you smoke outside, please discard the buds appropriately.) \*\*Service animals are, of course, welcome. But, please remember, service animals must be with the guest, and within the guests control, AT ALL TIMES. Absolutely not required, but it would be helpful, for cleaning purposes, if you notified us of a support animal on the premises. This may also avoid any misunderstandings. \*\*This property has one or more EXTERIOR cameras, that record and transmit video images and audio. I consider this a safe community, but this does also add to your security. Guest will be asked to leave immediately if the security camera is tampered with. No refund will be given. \*\*No guns allowed on property. \*\*Cleaning is scheduled promptly at checkout. We love this community and really appreciate our great neighbors. So, we do not allow parties in our short-term rentals. But, we do own 2 other homes in this community and we do allow family reunions, or similar events. If you have any questions, feel free to inquire. We realize that your family may include your pet(s). They are always welcome in our little A-frame. Please include your pet during booking and the additional fee will be applied. The community does request all outside pets be on a leash, but some of the full time residence do not adhere to this request. The local welcome dog, an older yellow lab, Murphy, may visit you, He is very smart. If you don't want him around, just let him know. It is very important to me that this is a great fit for our guests. Host was very communitive, gave us all the info the second we booked the listing, polite, formal, amazing host! The A Fram house was cute and very roomy despite the shape! Ceiling fan in main bedroom was slightly short for me (6') but thats my issue not the house floors were maybe a bit creaky/not installed as sturdy as they could be, but not bad or to where it felt like you were gonna fall through, not even close! Bluetooth fan in the bathroon was an awrsome touch! Plenty of pots and pans, i prefer a plastic or wood cutting board, not a stone tablet, but worked perfect, just dulls the knife quickly, but she did include a knife sharpener! Only thing i would say to add? Soap for the dishes, instead of having to reuse yhe handsoap, but seriously Everything else was perfect!
