Our home is decorated to provide our guests with unparalleled privacy and comfort during their stay. A fully loaded kitchen is ready for the entire family or guests. It is equipped with amenities, such as spices, oils, toaster, blender, baking dishes, pots and pans that make cooking a breeze. The kitchen has a drip coffee maker and a tea kettle with all the ingredients you need to make the perfect morning cup of coffee or tea. With all of these features, you can be sure that your kitchen is ready to tackle any cooking challenge. The adjoining dining area features a new dining room set with padded chairs, seats up to 4 guests. There is additional seating at the kitchen bar. The 3 bedrooms are spacious and tastefully decorated with modern decor. Each bedroom has plenty of room to relax and unwind. The master bedroom has a queen bed, en suite bath and a Roku smart tv. The additional bedrooms have a queen bed in 1 and twin trundle in the other. Each room has a Roku smart tv to stream your favorite shows. We are very proud of our home and want to ensure all of our guests have a 5-star stay. To that end, we have a few guidelines for guests: QUIET HOURS Out of respect to our neighbors, quiet hours are between 10 PM - 7 AM. \* No amplified music after 8 pm allowed. We want you to enjoy our home, your visit, socializing, and use of our amenities. We are certain you would agree that loud, disruptive, or destructive behavior is not acceptable. Violators will be asked to vacate the premises immediately. GUEST INFORMATION \*Must be 25+ years old to book \*No third party bookings allowed. Guest must be staying at the property. \* No extra guests other than those listed on the reservation. POOL AND SPA A pool and spa waiver is required to be signed by all guests upon arrival. No exceptions. \*THE POOL HAS BUILT-IN STEPS AND IS NOT DEEP OR SAFE FOR DIVING \*Pool cleaner comes 1x a week (Friday) through the side gate to clean the pool, which takes a few minutes and they will not interrupt your stay. \*No glass or food in or around the pool. If the pool needs to be drained as a result of this violation it will be at the expense of the guest. \*Do not touch the propane tank or pool/spa equipment. HEATING POOL AND SPA \*Heating the pool and built in hot tub will require advance payment and is separate from your booking. \*You will be responsible for paying for the propane usage to heat the pool or hot tub. The pool & spa is the only thing on propane at this property. \*Provide advance notice for the pool to be heated prior to arrival, it can take up to 12-14 hours to heat the pool to 85 degrees. Spa heats in an hour so advanced notice is not needed. \*Please note: Pool and Spa cannot be heated at the same time. It is all on one system and switches modes for heating. \*\* \*The cost of heating the pool to 85 degrees cannot be estimated since many factors are involved, such as outdoor temperature, length of time pool is heated, and pool temperature, etc. Best ESTIMATE is $195/day. Hot tub heating only - $50 for 8 hours. Please note: Spa cannot stay on all night since it is run off propane so please advise host of schedule. We try to keep the tanks full but on occasion they could run low. If you run out of propane please refill and send your host the receipt and we will get you reimbursed. House was in great newer condition and was spotless. The driveway is very steep so keep that in mind if your towing a boat or jet skis. I left my jet ski parked in the street without any issue. Using the garge parking and having the automatic door opener was also a huge plus. The small 3 hole putting course was a nice touch we enjoyed our first night. During the booking process, I had questions about the location and other topics. The host replied in a timely matter. The communication was helpful and always punctual. When we arrived, the house was picture-perfect. Everything was in place and complete. The spotlessness stood out. Everything appears to be brand new. The detailed welcome notes and instructions were very helpful and simple, making getting comfortable a breeze. Once settled in, the comfort level was amazing. The kitchen is fully supplied with everything you will need. The laundry area is up to date with the latest appliances. Not to mention, the view from the backyard. You can see the beauty of Havasu in a glance. Be sure to take a peek during sunset time and during the night. Certainly, we will be back to stay again. ##### Kenneth W.
