It is a very nice, quiet and safe area that is both convenient to downtown and heading east to the Gatlinburg - Pigeon Forge area. It is located 1.2 miles off I-40 (4 minutes from exit 390). It is perfect for a one-night stay when passing through Knoxville, a weekend exploring downtown and football, or longer vacations exploring the Smoky Mountains. There are 3 bedrooms, all with queen sized mattresses and one central bath. The kitchen is fully equipped for homemade meals and there is a propane grill on the patio. All towels, linens and basic toiletries are provided. This is a very pet friendly neighborhood, and the house is located on a tree lined boulevard in which to walk your pet. The backyard is fully fenced, but the lighting is very limited on the far back side. . The house has a semi-open floor plan and is full of light. There is a 50\` smart TV. Complimentary Wi-fi allows you to access Netflix, Hulu, YouTube, etc. plus local channels. A washer and dryer are located in the basement garage with inside access directly off the kitchen. Note: the front door access is up a flight of stairs from the driveway. The driveway is about 45 feet long and can easily hold two (maybe three small) vehicles. There is room for parking on the street, but do NOT park in the boulevard median - the city may tow your vehicle. Guests will be able to access the house with limited interaction with the host. We will provide a code to a keypad lock on the day of your stay. You may check in anytime after 4PM. If bringing animals to property, we ask that they stay off all furniture including, but not limited to, beds and couches. If we find excessive pet hair on these items, we may charge an additional cleaning fee. We ask that you clean-up after your pet - for your convenience poop-bags are located on the back patio and at the main entrance. If check-in/check-out times are violated without communication with host, we will automatically charge a $25 fee. If the house smells like smoke or marijuana or we find any evidence of smoking in the house (ashes, cigarettes, etc.), we will charge you an automatic $250 fee and leave you a negative review. Quiet Hours Quiet hours are between 10pm - 8am EVERYDAY. If there are noise complaints or any violation of this rule, it may result in cancellation of booking and removal from property without refund and a penalty of $200 for the violation. STRICT NO-PARTY POLICY No parties or events/gatherings. If there is a party of any kind the police will be called and everyone will be removed from the property no refunds. No Unauthorized Guests are allowed at the unit, $100 fine per guest if discovered. No Smoking Smoking is prohibited without exception on this property. If any signs of smoking are found in the house, a fine of $100 will be imposed, no exceptions. Pets Pets ARE allowed depending on size or if they are service animals, max of 2 pets. We have pet fee. If you are bringing a pet(s), please let us know beforehand, otherwise there will be a fine of $100/pet if discovered, no exceptions. The property was neat and clean, though a bit musty (the hazard of a house built into the side of a hill!). The hosts had adequate air filters and it was obvious they put work into fixing up the house. Very spacious stay for a family of four, and two of the beds had THE most comfortable mattresses! Very close to the Knoxville Zoo, in a delightful neighborhood. Would definitely repeat our stay! ##### Cassady D. This house was perfect in every way for my two adult children and their others. Jeff is one of the best hosts we have had with multiplel VRBO stays in our past. He checked in on our needs and responded quickly to any questions plus gave us tips on where to dine and visit. Ran air purifiers continually. Each time re-entering the house it was starkly obvious. All of our clothing will need to be laundered when we return home, including outerwear because of the odor. No doubt the furniture in the home is embedded with spores. We can still smell the odor now, traveling in our car. I honestly would not bring my family, especially 6 y.o. granddaughter, into this environment - I'm sure you would feel the same about your children and adult health as well. We would NOT rent this property again and are of the opinion there is need for serious remediation of moisture for general ambiance and health concerns. Apparently there are no CDC guidelines nor TN authority to inspect rental properties for mold issues. Tried to share this with "owner" prior to posting for some sort of response. The "Team" failed to provide any concerned response. There were other cleanliness issues submitted to owner (kitchen) but the unhealthy odor overshadowed the entire stay. Skeptical of the 2 positive reviews on Vrbo. Mildew smell mentioned in numerous Air B&B reviews (which I unfortunately did not check) so not something new. We have stayed in numerous Vrbo and Air B&B properties in various locations and this was far and away worst. So disappointing for this great location and property description.
