### Family-Friendly Gîte with Game Room, Garden, and Nearby Activities in Juvigné

La Brunaie is an ideal cottage for spending time with family! Between the games room with billiards, ping-pong, and foosball, the climbing frame, bicycles, and children's games, not to mention the covered area for pétanque, there's no time to be bored.  
The cottage offers a large 40m² living room with a fully equipped kitchen, a large dining table, and a lounge area. The entire living room opens onto the terrace and the entire garden. There are four bedrooms, one on the ground floor, a bathroom with a shower (ground floor) and a bathroom (first floor), and two separate toilets. Beds are made upon arrival.  
Shops and services, a market, and restaurants are located in Bourgneuf-la-Forêt, 4km away. Other shops and a beautiful swimming pool are located in Ernée. Train station is located in Vitré. For your leisure time, Vitré (20km), Fougères and its castle (20km), and the Haute Vilaines leisure center (cycling, kayaking, swimming, etc.) are 13km away.  
Hiking and fitness trails are available in Juvigné, 7km away.  
Fishing is possible in a private pond 800m away (carp and trout in particular). Please notify the owners.  
Nearby, there is a farm with cows and several producers, including an ice cream parlor!  
  
Business stay: 4 people maximum - €70 cleaning option required (one cleaning per stay of 1 to 14 nights).  
  
Weekend stay: from Friday 4pm to Sunday 4pm (or Saturday to Monday).  
Stays of 3 nights or more: arrival 4pm, departure 10am. Your cottage - Ground floor: entrance - living room with equipped kitchen area (oven, induction hob, dishwasher, microwave, kettle, coffee maker, Senseo single-serve coffee maker, food processor, blender, whisk, refrigerator, and freezer compartment), dining room, and lounge with TV - Bedroom (1) with 1 queen-size bed - 1 bathroom with shower, heated towel rail - separate toilet - laundry room with washing machine and dryer.  
On the first floor: landing with space for an office and lounge area with TV and sofa bed - Bedroom (2) with 1 single bed (90x190cm) and closet - Bedroom (3) with 1 double bed (140x190cm) - Bedroom (4) with 2 single beds (90x200cm) and large closet - 1 bathroom and two sinks.  
Terrace with garden furniture, deckchairs, and a built-in charcoal barbecue. Awning.  
Heating by heat pump. 2 TVs - Wi-Fi  
Baby equipment: crib - bathtub - booster seat - changing mat.  
Sheltered parking for 2 vehicles, campervan and overground parking available.  
Large garden and courtyard area with a sheltered area ideal for playing pétanque, a children's climbing frame, an area in the barn with table football, billiards, and ping-pong table, and another barn area with children's games and bicycles, möllky, and pallets.  
Included: beds made - linens  
Optional: cleaning €70/stay from 1 to 14 nights - towels €4/person - electricity above 8kWh/day to be paid to the owners at the end of the stay - 1 additional person (8th) or 2 children max €20/night/person.  
Pets not allowed - Fields with cows nearby. 1 bedroom on the ground floor - the ground floor bathroom has a shower with a small step - narrow toilet.
