Recently updated, this charming and stylish cottage is a perfect getaway- for families, couples and friends!   Enter the beautifully updated cottage by a charming rocking chair front porch.  Parking is just in front for 2 cars.

- Living Space-

The living area is open plan with living, dining and kitchen areas opening to a wall of windows-  enjoy the mountain and wooded views.   A cozy stacked stone wood burning fireplace, comfortable seating and TV are perfect for game night or gathering.   The outdoor deck has gorgeous mountain views, dining table, relaxation chairs and large gas grill.  The beautiful screened porch with a breakfast table and hammock chair is an inviting spot to read a book or for a meal.  Downstairs a second large screen porch has a quiet space for relaxation, outdoors checkers board and ping pong table.

-Kitchen & Dining-

This beautiful and newly renovated open-plan cottage boasts a well-appointed kitchen- just the spot for preparing a meal, cup of coffee, or a snack. The kitchen area has Keurig and drip coffee makers & an electric kettle.  The kitchen is open to the living space- allowing chefs to be part of the fun and enjoy views of nature, while creating a delicious meal.  The dining area seats 6-7, with additional seating for 2 at the kitchen bar.

-Beds & Bathrooms-

The primary suite is located upstairs and is an inviting retreat, offering tree top views, space, privacy, charm and an attached bathroom (and even views of Lake Sconti and the Clubhouse from that closet).(king). The beautiful lower level bedrooms (2nd: queen and 3rd: queen and twin) share a full jack and jill bath which lies between.  The Cottage is close to the amenities, with views of nature, in the sought after neighborhood of Laurel Ridge.

THE AREA:
Big Canoe is an 8,000-acre wildlife gated community in the hardwood forest of the Blue Ridge Mountains just north of Atlanta, offering over twenty-four miles of maintained hiking trails and plenty of wildlife including deer, black bears, and turkey. With seven mountains and five lakes, the community has a beautiful backdrop for its three championship golf courses, fourteen tennis courts, three swimming pools (one Big indoor), swimming lake (with beach, paddle boats, canoes, & paddle boards), stunning mountain lake (with marina, fishing & rental pontoon boats) and first class wellness center and basketball court. As a renter, you have access to all of the Big Canoe amenities paid directly for each amenity. I'm sorry, but we do not offer any passes with the rental. We are more than happy to offer our recommendations about the local area and answer any questions you have about the home or the community. You can reach us through your booking conversation thread, or you can speak to our 24/7 Guest Experience Department.  Dollar General with Food and several restaurants are directly across from the North Gate.  The Lowes grocery store, which is packed with wonderful food items, is just 5 minutes from the Main Gate.

OCCUPANCY:
This unit allows 7 overnight guests. Feel free to have guests over, however, in compliance with the city regulations, there cannot be more than 7 people overnight in the unit at any given time. Over occupancy may result in eviction.

RESORT-LIKE AMENITIES:
We have 3 golf courses, 5 lakes, hiking trails, a wellness center, yoga, indoor & outdoor pools, sauna, saline whirlpool, tennis, pickleball courts, bocce courts, Jeep Trail, beach, water slide. The Fitness Center with an indoor heated pool, Chapel, and Swim Club with an outdoor pool, beach, swimming lake, and water slide are next to this neighborhood.

PARKING:
Two vehicles can park on the driveway directly in front. Additional parking at end of street in community overflow lot.

COFFEEMAKERS:
Keurig and drip coffeemakers (drip coffee maker has a reusable cone shaped metal filter).

FIREPLACE:
Is wood burning (not gas), guests are welcome to bring firelog or firewood.

**CLEANING PROTOCOLS**    A housekeeping fee will be included on all reservations. This fee will vary in price based on the size of the property. The house is professionally cleaned prior to your arrival. Please inspect it at check in and call housekeeping at in the event something is unsatisfactory. As we will send housekeeping back to the property to re-clean the reported areas, no refunds will be given for housekeeping issues. There is no fee within the first 24 hours to return and address the issue.  All cleaning is done by professionals who use advanced cleaning practices and disinfectants.  We maintain excellent cleaning standards and pay above the living wage standards; 100% of your cleaning fee is paid to the cleaners (i.e. no profit to us) and we insist on a professional level of cleaning between guests, with photos of each room to ensure clean is up to highest standards. We fight fabricated claims for discounts with our extensive documentation on the house and post names to web for the protection of other hosts. :-)  This beautiful home is not pet friendly.  :-)

GATHERINGS:
We know you are coming to Big Canoe to have a good time, but out of respect to the other tenants and neighbors, this property has a strict No Party policy.

QUIET HOURS:
Quiet hours are from 10pm to 8am. Guests are responsible for the conduct of all persons in their unit.

SMOKING:
Smoking of any kind is not allowed in the unit. There will be a minimum $250 penalty fee if it is determined that there was smoking in your Cottage during your reservation period.

MINIMUM AGE:
Guests named on the reservation must be 25 years or older. By booking a reservation, you represent and warrant that you are 25 or older. The name on the reservation must be present at check-in and throughout the duration of the stay.

CHECK-IN / CHECK-OUT:
Check-in time is at or after 4pm and check-out time is prior to or at 10am. Early check-ins and late checkouts are based on availability and can be requested one day before. Additional fees may apply.

CANCELLATIONS:
Cancellation charges are as follows: rental payments are fully refundable until 14 days prior to the reservation arrival date (less credit card fees).  If 8-13 days prior to the reservation, 1/2 the total rent and tax can be refunded.  Less than 7 days: cleaning and pet fees can be refunded.  We will do our best to work with each guest.  We have many repeat guests so we try to take care of each and every one.
